Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/20/23: The water heater is a on-demand. There are several ceiling areas that are being worked on in one bedroom that is torn down to the studs, reported previously. The garbage disposal switch is taped in one position so I did not test it. The humidistat is taped to the ON position. The refrigerator doors are open and the unit is off.9/20/23: New roof construction has not changed in appearance since the last service call. Roof appears to be waiting for new tiles. Brought in eight pieces of mail & two packages see photos below. Pool Bathroom renovation progress photo below. All the gutter downspout’s will need to be reattached after roof construction is completed. Wine chiller in kitchen area read 55. Portable dehumidifier in laundry room read 50. Mini fridge & keg cooler on lanai were both on & cold. Monitoring all previous water stains on the ceilings closely. Visual check of the boat photo below. All storm shutters are closed.
9/20/23: I poured vinegar down the HVAC condensation evac tube and then chased it with water. I poured a few ounces of bleach in each toilet. I vacuumed the AC drain line.
9/20/23: Brought in two packages that were laying by the front door when i arrived & reconnected the battery charger to the kayak battery photo below. Monitoring all ceilings closely.
9/20/23: Removed an undated truly nolen sign from the front yard. The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived again. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
9/20/23: Turned the dock sub panel breaker back on per the client. Pool pavers may need to be pressure washed soon see photo below. Plants on lanai were wet from rain. Mesh storm shutters are closed. Irrigation system is on.
9/20/23: There were two packages letters that came in. I thought you might be interested in photo below. The AC system for the master bedroom tray is filled with water and its condensating around it as well photos below. This will need to be cleaned professionally and drained. The master bathroom tub is draining slowly, and I’ve tagged it as such.
9/20/23: Both dehumidifiers ran while I was here. Kitchen read 39 and bathroom 34.
9/20/23: I did not see any geckos today but there were gecko droppings on the wood floors in several locations. Checked all wood floors thoroughly. There appears to be several sections of wood flooring separated near the laundry room entrance & in the kitchen. Checked damp rid bucket in master bathroom shower. Faint water stain around light in shower has not changed in appearance.
9/20/23: The lawn is starting to look greener throughout. Irrigation system light was blue. Storm shutter panels are on over the front door.
9/20/23: The dehumidifier was running and read 33. There is a stain on the living room ceiling that looks like an old bleed through stain and not a fresh new one, photo below.
9/20/23: Weeds are starting to grow in the pool pavers again see photo below. Current photo of the palm tree by the driveway. The pool pump filter canister lid was not leaking during today’s service call. There are several brown spots in the lawn. Vacant lot is being maintained. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Watered the two orchids by the front windows. Garage side entry door handle only is unlocked. All storm shutters are on.
9/20/23: Photos of the new screens on the pool cage below. The last of the vinegar has been used for the ac condensate drain line. A new ac condensate drain line cleaner product called Nuline is recommended. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
9/20/23: Checked all damp rid bags. Wine cooler in dining room read 46. Deep freezer in front room closet was on & cold. Monitoring all previous water stains on the ceilings closely. Watered all plants on the lanai. Both lanai screen doors are locked. Left the door handle unlocked when leaving.
9/20/23: The kitchen sink has been repaired since the last service call & is no longer leaking when water is running see photos below. Mini fridge in living room is off & door propped open. Mesh storm shutter on lanai is down. Put the key back in the lockbox when leaving for Anthony with A++ proformance plumbing to replace the water heater.
9/20/23: The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The last of the vinegar has been used for the ac condensate drain line & there is no more provided. Another ac condensate drain line cleaner product called Nuline is recommended. Checked all damp rid buckets.

9/20/23: Removed a problem solved pest sign dated 9/19 from the front yard. Brought in two pool service slips dated 9/12 & 9/19. Right side pool cage door is locked. All storm shutters are on. Locked the door handle only when leaving.
9/19/23: Pool draws from the center bottom drain per client.
9/19/23: I watered 3 total plants within the hurricane shutter, 7 out on the pool deck and 2 out front. I poured vinegar down the HVAC condensate tube chased by water. The weeds growing in the cracks of the lanai have been pulled and cleaned up. Garbage disposal is frozen.
9/19/23: The last of the vinegar provided for the ac condensate drain line has been used & more bottles of toilet bowl cleaner are needed throughout the residence. A new ac condensate drain line cleaner product called Nuline is recommended.
9/19/23: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Browning in the yard is about the same, reported previously. Dead plant in back yard, reported previously.
9/19/23: The browning in your yard persists, reported previously.
9/19/23: I poured vinegar down the HVAC condensate tube then chased with water. I did not find any ants in the master bedroom on the window sill.
9/19/23: Browning in the yard persists, photos below. The alarm was deactivated upon entry, I activated it upon departure. Armadillo hole in back corner of home looks like it may be now inactive. I watered the plant in the kitchen. I vacuumed the AC drain line, photo of what came out below. Weeds growing on the lanai.
