Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,424 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/10/23: The master bathroom sink is tagged for a leaking trap when water is running. Client will repair when they return. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
10/10/23: Weeds are starting to grow next to the pool see photos below. The pool company arrived to clean the pool while I was at the residence. Mini fridge in living room was on & cold. Unable to access the breaker panel as the whole home surge protector has been installed directly underneath the lid to the breaker panel preventing it from being opened. Client advised breaker panel lid has to be unscrewed to open. Dock is waiting to be repaired. All accordion storm shutters are closed. Made sure the garage overhead door was closed when leaving.
10/10/23: Rainy season has started & the palm trees are being watered by frequent rains. New palm trees appear healthy. Turned the water main off to the house only when leaving.
10/10/23: Brought in three pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
10/10/23: Removed a Problem solved pest sign dated 10/6 from the front yard. The mangroves along the dock may need to be trimmed soon see photo below. Black ant activity in master bathroom along window next to bathtub has increased. The right side handle on the master bathroom left side sink is tagged for not turning off when running the water. I had to turn the supply valve off underneath the sink for now. Garbage disposal is seized & i’m unable to free it. Soffits damaged in several locations around the house. A section of pool pavers appears to be sinking on the right side of the pool. Clear storm shutter panels are on over the dining room windows. Left the water main on when leaving.
10/10/23: Weeds & grass are building up in all the landscape beds. A long section of metal facia has fallen on the right side of the house above the ac condenser & on the back left corner of the house. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. Monitoring all previous water stains on the ceilings closely. All storm shutter panels are on. Put the key back inside the lockbox when leaving.
10/10/23: The garbage disposal was seized again when I arrived. I was able to free it using a disposal hex key. I sprayed some Wd40 on the blades to try & prevent it from seizing up again. The disposal may continue to seize as the protective coating has diminished from the blades causing them to rust. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Checked all light timers. Storm shutter on lanai is open. Both screen doors are unlocked. There are some hairline step cracks in the exterior wall by the pool pump. Holes in ground along seawall are being addressed.
10/10/23: The exterior light next to the garage side entry door appears to be broken. Shed door is unlocked. Irrigation system is off.
10/10/23: All of the weeds that were growing in the landscape beds have been weed whacked since the last service call. The humidity level was back under 60% inside the residence since having the ac system repaired. I raised the humidistat to 50% for now to save energy. Will continue to monitor closely & adjust accordingly. Faint water stain on garage ceiling by light fixture has not changed in appearance. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
10/10/23: The tires on the vehicle were starting to get low. I inflated them all to the manufacturer specifications on the drivers door using my cordless inflator see photo below. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers as they are starting to sink & paver base is starting to wash up. Visual check of the boat photo below. All straps were tight. Activated the alarm system when leaving. Left the water main on for the pool water auto filler when leaving.
10/10/23: There was a blue ford truck parked in the driveway when I arrived see photo below. Will be bringing the important mail document requested to the post office for forwarding. Weeds & vines are starting to build up in the front landscape bed & driveway pavers. Mini split ac was on.
10/10/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Both screen doors are locked. All shutters are closed.
10/10/23: Removed a truly nolen sign dated 9/13 from the front yard. The lawn company arrived to mow the lawn while I was inside the residence. The gutters around the outside of the residence will all need to be repaired or replaced. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Garage side entry door temporarily boarded up. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor.
10/10/23: The inside of the residence has not changed in appearance since the last service call. All ceiling fans are on. The back bedroom door appears to have been stuck on the door frame when closed peeling some of the paint off the door. Both storage shed doors are locked. All storm shutter panels are on.
10/10/23: Weeds & grass are starting to build up in the landscape beds. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely.
10/10/23: All of the weeds & vines throughout the property have been pulled recently see photos below. All storm shutter panels are on.
10/10/23: The gutter downspout on the front left corner of the house appears to be clogged & is backing up causing the ground to erode around it. Irrigation system is on. All storm shutter panels are on.
10/9/23: Replaced the dead batteries in the front door keypad with four new AA batteries provided in the kitchen pantry restoring power to the keypad. The tires on the vehicle were starting to get low. I inflated them all to the manufacturer specifications on the drivers door using my cordless inflator. Weeds are growing in the pool pavers. Living room sliding glass doors are sandbagged for storm protection. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring the previous water stain on the master bathroom ceiling closely.
10/9/23: The pool water level was slightly low when I arrived. I ran the hose in it during the service call to help bring the water level up. Excessive weeds & grass are growing excessively in all the rocks & pavers around the residence. Mini fridge in kitchen is off & door open. Monitoring all previous water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
10/9/23: Ran the hose in the pool during the service call to help bring the water level up. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. All storm shutter panels are up. Solar panels on roof are currently detached. Visual check of the boat photo below.
10/9/23: I watered 3 plants on the lanai as indicated I should by the soil moisture meter. Circuit breaker 34 (kitchen GFI) will not reset, so it will remain off. Several palm fronds in the yard. Brought in pool slip dated 10/4/23. Browning of the yard still has not recovered, reported previously. The plant that is atop the other in the photo below, was wilted again today (it was wilted last week too). The other two have very nice and hardy leaves while this one has not. I water it until the water runs through the bottom into the bottom plant. I cannot saturate it any more than I have.
10/9/23: The lawn has some browning in the backyard see photos below. One of the pipes connected to the pool pump equipment was leaking from the top while the pool pump was running see photo below. Will send a video of the leak via text to the client. The front door deadbolt is extremely difficult to engage from the outside. I entered & exited the residence through the garage rear entrance door for now. The section of missing soffits on the front of the house is waiting to be repaired. There is a crack in the stucco on the lanai ceiling several feet long. All thermostats were set to 80. Guest wing hallway temps were 79.5 degrees & 47.8% humidity. Master bath hall temps were 79.7 degrees & 47.9% humidity.
10/9/23: A silver SUV was in the drive with Michigan plates.
10/9/23: Photos below of the new master bathroom toilet hardware. The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. Put the keys back inside the lockbox when leaving. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
10/9/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough during the day due to lower outside temperatures. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Lanai screen door is locked.
