Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,424 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/12/23: New roof construction has not changed in appearance. There was a worker inside the residence when I arrived. The upstairs ac system appears to be struggling to keep set temperature. Unable to run water in the upstairs sink or flush the toilet as they both have been temporarily disconnected for renovation.10/12/23: Photos below of the new ac system installed. The ac system was on & appeared to be working correctly. New roof construction has not changed in appearance since the last service call. Checked new damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
10/12/23: All large damp rid buckets throughout the residence are full. Watered the plant on the lanai using the teapot. All storm shutters are closed.
10/12/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge was on & cold. All storm shutters are closed.
10/12/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Damaged window screens have not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Large damp rid buckets are full & will need to be replaced. Water was off in #603.
10/12/23: The garbage disposal switch is tagged for being broken. Large sections of drywall removed from water damaged dining & living room ceilings temporarily covered with plastic waiting to be repaired. Will continue to monitor closely. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely. Storm shutters on lanai are closed.
10/12/23: Mini fridge in kitchen is off & door open.
10/12/23: There was a service slip from Fire & ice heating & air dated 10/11 on kitchen counter when I arrived see photo below. The humidity level was slightly over the acceptable level of 60% inside the residence again when I arrived most likely due to lower outside temperatures causing the ac to not turn on enough throughout the day & the humidistat has been raised since the last service call. I lowered the humidistat back down to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Upstairs bedroom is currently under renovation. Was unable to run water in the upstairs bathroom as it is packed full with furniture. Storm shutters on lanai are closed. One of the storm shutters is broken & partially open.
10/12/23: A section of screen on the front porch is starting to detach from the top. A section of the front porch tile floor is damaged. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance. Storm shutters are partially open for ventilation.
10/11/23: The weeds are starting to take over in the landscaping, reported previously. The neighbors are having a new fence installed.
10/11/23: I poured 4oz of ounces of vinegar down the HVAC condensate tube and chased with water.
10/11/23: I turned the water heater on at the switch next tot he water main. I left the water main on as well. Both at the request of the homeowner.
10/11/23: I poured vinegar down the HVAC condensate tube and then chased with water.
10/11/23: The car’s battery maintainer reads 100. Car cover was on correctly.
10/11/23: When I first got here, the AC would not run and the temperature was 89° inside. Thinking it may be a plugged AC drain line. I vacuumed it out. Below is a photo of what came out. After the vacuuming of the drain line the AC began to run and cool. This should eliminate the need for an AC company to come by anytime before you come down or longer. Because it takes extra time and tools to provide this service I charge an additional $20 however I believe it probably saved you $100-$150 for a HVAC tech service call and drain cleaning.
10/11/23: Photo below of some bug activity, more than likely ants, behind the top colored recliner in the den. Something is beeping about every 60 seconds from the top shelf of the closet next to the thermostat. It sounded it first much like the beeping from a smoke detector but it’s not that. I cannot determine exactly what it is, but I think it’s the Xfinity box. In any event, I do not think it is of great concern as far as the home is concerned. There are no tripped breakers.
10/11/23: The master bathroom toilet continues to run. The fill tub gasket is not seating so the tank will not fill. The tank is off at the valve. The tank is tagged with this information.
10/11/23: The right side kitchen sink is leaking at the bottom nut, reported previously. Sink is tagged with yellow note about this leak. Your bed frame is coming apart, reported previously. The master bathroom shower head is becoming corroded and will need some cleaning, photo below.
10/11/23: Master bathroom sink leaks at the bottom of the ball where the threads meet from the P-trap. I have tagged both the faucet and underneath where the leak is coming from. I found multi colored brown granules just inside the front door to the right across from the closet that is next to the thermostat. I could see no ant activity, or bug activity of all lonely, kind, but there was a lot across from that closet and some along the wall where the closets at. There is a little bubbling on the wall next to that closet on the paint photo below it’s worth taking a look at maybe buy pest control. Photos of all below. I can tell you that this wasn’t there two weeks ago because it actually made you lose footing a bit when you walk through it. The water main valve was on upon arrival, as well the deadbolt was not locked on the door. I turned the water heater on at the circuit breaker as requested.
10/11/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
10/11/23: Pool house temperature is 78.9 and humidity is 50.9%. I found several dead bugs on the floor and 3 live black ants which I killed. The sand bags at the door are shredded, just the sand remains, reported previously. Water heater is an on demand unit. The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged. The thermostat was set to 78 not 77, but based on the humidity level today I kept it at 78. It appears the pool pump was changed out, photos below. I found a drowned baby bunny in the pool. It appears some weeds in the back have been sprayed and are dead/dying. Photos of some of the weeds that are growing in the yard.
10/11/23: Drive by. Brought the important mail document to the post office for forwarding. Photo of the receipt with tracking number below.
10/11/23: Drive by & storm prep reversal. Checked the new water heater recently installed & opened the storm shutter on the lanai see photos below. Removed the lockbox from the front door when leaving.
10/11/23: Drive by. Picked up the vehicle & brought it to Toyota per Hugh’s request for repairs. 6:30am-10:00am.
10/10/23: The vinegar provided for the ac condensate drain line is starting to get low. A new condensate drain line cleaner product called Nuline is recommended. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
