Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,436 service calls we have performed 6,050 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/14/24: Something going on with the phone lines? Photo below. TV in the living room was on I turned it off.
5/14/24: Brought in two packages of toilet bowl cleaner for the bathrooms see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
5/14/24: I poured vinegar down the HVAC air handler condensate tube. The thermostat was set to cool and at 78. The humidity is very low so I moved the thermostat back one degree to 79 as that was the setting back in October.
5/14/24: Both guest bedroom windows are still waiting for new screens. Facade of building is still waiting to be finished. Storm shutters are open. Left everything show ready when leaving.
5/14/24: Made sure the water heater & range were off. Made sure the washing machine door was open for ventilation. The humidity level was below 60% inside the residence again. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Will be removing the blinds from the windows for new window installation when notified. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Checked all damp rid buckets. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed. Water heater has reached 10yrs of age. Sections of the building facade are still waiting to be repaired.
5/14/24: The house appears to be back in order, see photos. One slider was completely closed but not locked, photo of it below with the door open a bit. It was NOT open just wanted to show you it was not locked. Photos of home actually looks staged to sell. There was a bunch of furniture played out in the lanai area. The storm shutter was up and remains up.
5/14/24: All ceiling fans are off. Did not see any water underneath any of the windows. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired. All torn window screens are still waiting to be replaced. Mesh storm shutter on lanai is closed. Damaged facade of building is still waiting to be finished.
5/14/24: I went straight to the pool to see the water level as we had issues last call. The pool level was just under a 1/3 the skimmer port so I ran water during the service call when I wasn’t watering plants. I watered all the plants around and in the pool cage. The pool slip I found on the lanai was dated 4/10/24, could it be they meant 5/10/24?
5/14/24: The lawn has excessive browning throughout the entire yard. Will contact the client & advise of the situation. Irrigation system is in the run position. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. The humidity level was still over the acceptable level of 60% inside the garage. I lowered the ac to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge on lanai is off & door open. Ran water in lanai sink.
5/14/24: AC not working, waiting for a compressor unit. Dehumidifier was not running, bucket was full. Hose is a bit kinked at the threaded area of the dehumidifier. I readjusted and made sure unit hose sloped properly. It ran the entire time I was there. I set it to manual to pull to 50% humidity.
5/14/24: The pool water level was extremely low & the pool pump was starting to cavitate when i arrived. I found the water spigot for the pool auto filler turned off & the pool pump appears to be leaking heavily see photos below. I temporarily turned the pool pump off during the service call to let the auto filler raise the water level back up to an optimal level. The lawn had excessive browning throughout the yard photos below. Made sure the water heater, range & ice maker were off. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 72.4% & 86.7. All accordion storm shutters are closed & all storm panels on. Made sure to leave the water main on for the pool auto filler when leaving.
5/14/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves. There is browning of the yard, reported previously.
5/14/24: The lawn had some browning in the front & back yard when I arrived see photos below. There appears to be a broken irrigation sprinkler head or pipe in the landscape bed behind the pool see photos below. Brought in a package that was by the front door see photo below. Excessive bird droppings on lanai floor. Fpl location mark placed in front yard on right side of driveway. Rusted metal banding on the front left corner of the house. There appears to be another hole forming underneath the sod along the seawall. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the boat photo below. Boat has power. Left the water main on when leaving.
5/14/24: The lawn has excessive browning on the right side of the house. Brought in another large stack of important mail & sales flyers. Will be taking all important mail to the post office for forwarding. The humidity level was well under 60% inside the residence again. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. Some of the trees on the right side of the house appear to be dead. Activated the alarm system when leaving.
5/14/24: Slight browning in the yard, photos below.
5/14/24: The lawn had excessive browning throughout the yard when I arrived see photos below. The lights on the front porch were on. I turned them off before leaving. There is a small section of soffits pushed up on the back of the house over the master bedroom window photo below. Made sure the water heater, oven & ice maker were off. Covering the drains is not necessary as running water every two weeks fills all the traps preventing sewer gases & pest from entering the residence as well as pushing everything back. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/14/24: Photos of back landscape below. Storm smart workers are here working out back, see photos. There were 3 pieces of mail I thought may be of interest to you, photos below. None of the exposed walls inside have signs of moisture, however it hasn’t rained here either..
5/14/24: I watered the 5 plants in the pool/lanai area as instructed. I brought in a pool company slip from the lanai area dated 5/8/24. The pool was at about 1/3 the skimmer port so I ran water in it during the service call.
5/14/24: The lawn has excessive browning throughout the yard see photos below. Removed an undated truly nolen pest sign from the front yard. There is a stack of plywood, cardboard etc leaning up against the house by the garage rear entry door photo below. The wood frame work for the garage door openers appears to be pulling away from the wall above both garage overhead doors see photos below. Picked up the check from the kitchen counter. Brought in one piece of mail with a stack of sales flyers see photo below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the dehumidifier to 45% & the ac thermostat to 75 for now to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen read 50. Monitoring the old water stain on the kitchen ceiling closely. Lamp in living room was on. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. Left the water main on for the pool water auto filler when leaving.
5/14/24: The lawn had excessive browning throughout the yard when I arrived see photos below. Removed a Truly Nolan pest sign dated 5/10 from the front yard. There were several new grey roof tiles laying against the front of the house when I arrived photos below. Client advised a new roof will be installed soon. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Ran the hose in the pool during the service call to help keep the water level up. Water softener salt container is 3/4 full. Visual check of the boat photo below. All storm shutters are closed.
5/14/24: The lawn had excessive browning throughout the yard when I arrived see photos below. The irrigation system is in the run position. The ac system was off & the humidity level was excessively high inside the residence when I arrived. I found the breaker turned off in the breaker panel & turned it back on restoring power to the ac system see photos below. I lowered the thermostat to 81 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Picked up the check from the kitchen counter. Made sure the water heater, range & ice maker were off. Made sure the refrigerator was in vacation mode. All ceiling fans are off. Mini fridge on lanai is off & door open. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels on. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
5/13/24: Drive by. Brought the package requested to the post office for forwarding to the Vermont address. Photo of the receipt with tracking number below.
5/13/24: Drive by. The main garbage can was empty when I arrived. I put it in the garage. Made the water heater, range & ice maker were off. Water main was off when I arrived. Ac thermostat read 80/80. Checked all damp rids. Pool water level was around the middle of the top skimmer port. All doors & windows are locked & all storm shutter panels are on. The lawn was recently mowed & any weeds growing in the landscape beds appear to have been sprayed recently. Visual check of the boat & dock.
5/10/24: Drive by. Found the security system left sliding glass door sensor laying on the floor next to the door when i arrived see photos below. The door was closed & locked. The two sided tape on the back of the sensor appears to have worn out & lost its effectiveness causing the sensor to fall off the wall. The solder on the metal tab that holds the battery in place appears to have broken off when the sensor fell on the floor not allowing the battery to be reinstalled & the sensor to work again. It appears to need repair or a replacement sensor at this time. Will contact the client & advise them if the situation. Turned the irrigation timer back on & set it to the correct time & date. Made sure everything was locked up when leaving. Client will activate & deactivate the alarm system remotely.
5/10/24: Drive by. Went back to the residence to inspect the new storm shutter on the back left corner of the house. The new shutter has been installed but does not appear to be fastened to the wall all the way as it is not sitting flush in the center & appears to need more fasteners see photos below. There is a lot of play in the center of the track along the wall. There are still old screw heads & old screw holes that did not get filled in the concrete wall behind the track for the new shutter. Will send a video of the shutter to client via text.
