Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,037 service calls we have performed 6,050 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/9/22: Poured vinegar down the HVAC condensate line chased by water. I found a snake hanging out by the front door I sent him on his way.
9/9/22: Filled the master bathroom bathtub up with water & tried to turn on the jets but they would not turn on. I found the gfi outlet over the workbench in the garage tripped again & it would not reset. I also found breaker #24 & #22 that’s labeled Whirlpool tripped & it will also not reset. These appear to possibly be the reason the jets in the tub will not turn on. The garage rear entry door is rusting excessively along the bottom see photos below. The gutters to the left of the front door have weeds growing in them & may need to be cleaned out soon see photos below. Raised the ac thermostat & humidistat back up to the original settings of 75 & 55%. Left everything on & put the key back in the lockbox when leaving.
9/9/22: Couldn’t run water through exterior fridge door it just wouldn’t come out as reported previously. Did not run water through garbage disposal but did run the disposal for 2 seconds.
9/8/22: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.

9/8/22: All storm shutters are closed & partially cracked for ventilation. Plants on the lanai appear to be healthy.
9/8/22: Checked all damp rids.
9/8/22: Raised all the storm shutters & put all the cushions on the patio furniture to provide pictures for the client. Large sconce on wall measurements are 60”L x 32”W. The upstairs bathroom sink is tagged for a leaking trap. Closed the storm shutter over the front door when leaving.
9/8/22: Contractor access. Met with John from Chapman & associates & let him into the residence. I stayed with John until he was finished & made sure everything was locked up. 9:30am-10:30am.
9/8/22: There was a Kirkus aire service slip dated 9/1 on the kitchen counter see photo below. Kitchen remodel progress photos below. Refrigerator & freezer in the dining room area were both on & cold. Portable dehumidifier in master shower read 40. Storm shutters are open. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/8/22: The half bathroom toilet is tagged for leaking between the tank & bowl when being flushed. Valve is off. I pour water into using a bucket to keep the trap from drying out.
9/8/22: Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
9/8/22: Water was on at 2004.
9/8/22: Checked the water pan in the ac return vent.
9/8/22: The garbage disposal is seized and I’m unable to free it. I have tagged it as such.
9/8/22: Storm shutters on lanai are closed. The left side of the front door storm shutter is sticking when going down. Put the storm shutter over the front door back down when leaving.
9/8/22: All ceiling fans are on. Checked all damp rid buckets.
9/8/22: Brought in two pieces of mail with some sales flyers see photo below. Joseph with Good news pest control arrived to treat the unit while I was inside the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are on.
9/8/22: One of the front porch lights was on when I arrived. I turned it off before leaving. There appears to be a roof shingle lifting on the front of the house over the garage. Brought in one piece of mail with some sales flyers see photo below. The guest bathroom bathtub is tagged for a clogged drain. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are locked.
9/8/22: Replaced the dead batteries in the front door keypad with four new AA batteries provided in the cabinet next to the dishwasher restoring power to the keypad. While I was looking fir the batteries I found a trail of small ants going in & out of the pet food container & bags in the cabinet. I shook the ants out on the breezeway & put all the pet food containers & bags inside garbage bags for now. I put the lock key back inside the garage before leaving. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
9/8/22: Was unable to start the car during today’s service call due to the battery in the key fob going dead. Will contact the client & advise them of the situation. The tires on the car appeared to be getting a little low. I inflated them all to 32psi using my cordless inflator photo below. Checked the light timer in the living room. Checked all damp rid buckets throughout the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the car & put the keys back in their place. Turned off both water main handles when leaving.
9/8/22: All of the weeds growing in the landscape beds appear to have been sprayed recently. Made sure the water heater, range & ice maker were off. There were several perishable food items inside the refrigerator that were starting to rot & had to be removed see photos below. Picked up several dead cockroaches throughout the residence. The roof soffits on the back porch & the back right corner appear to have water damage. Will monitor the spot on living room ceiling closely. Visual check of the rv. Did not lock the deadbolt on the front door when leaving per the client.
9/8/22: Ran the rinse cycle on the dishwasher & cracked opened the door when the cycle was finished. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The ac system was on & appeared to be working correctly. Both pool cage screen doors are locked. All storm shutters are closed.
9/8/22: The lawn was being mowed & the weeds were being sprayed when I arrived. The back guest bathroom toilet is tagged for a broken handle.
9/7/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
