Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,174 service calls we have performed 6,050 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/2/24: New roof construction progress photos below. There was work being performed on the roof of the building when i arrived. The ac vent register cover in the living room has been reconnected to the ceiling since the last service call see photo below. One of the fire sprinklers in the upstairs tv room ceiling appears to have been knocked loose from new roof construction vibrations since the last service call see photos below. The upstairs ac thermostat had a low battery warning on the display when I arrived photo below. I replaced the batteries with two new AA batteries provided from the kitchen removing the low battery warning. All storm shutters on the lanai are closed.
5/2/24: Brought in a cast net in bucket that was laying by the front door when i arrived see photo below. Made sure the water heater, oven & ice maker were off. Was unable to open the water heater room door with the old keys provided as the lock appears to have been rekeyed since the last service call. I was able to unlock the door with a key provided by Donna Schauer for now. The screen covering the air vents on the storage room back wall is torn allowing mud dauber wasps to enter the storage room see photos below. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais. All storm shutters are closed.
5/2/24: Brought in a package that was by the front door when I arrived see photo below. Put the bench from the front porch inside the foyer & removed the wreath from the door for storm preparation. Made sure the range & ice maker were off. Was unable to inspect the water heater as the lock to the water heater room appears to have been rekeyed since the last service call. The once per year ac air filter was expired & needed to be replaced. I replaced it with a new filter provided in the hallway & wrote the date of installation on it. The humidity level was over the acceptable level of 60% inside the residence on both floors. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The living room ceiling fan light was on. I turned it off before leaving. Wine cooler in dining room read 54/46. Mini fridge in dining room was on & cold. Storm shutters on the lanai are open.
5/2/24: Picked up the check from the office/den. Made sure the water heater, range & ice maker were off. The ac thermostat was already set to 78 when i arrived but the humidity level was over the acceptable level of 60%. I had to lower the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off except for the fan in the dining room. Closed storm shutter over front door when leaving. All storm shutters are closed.
5/2/24: Drive by. Was unable to enter the residence when i arrived as the building was completely sealed up with plastic & was being painted see photos below.
5/2/24: Painting of the exterior of the building is still waiting to be completed. The humidity level has been consistently below 60% inside the residence. I raised the ac thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. Half of the storm shutters on the lanai are still temporarily open for the painting of the exterior of the building. New key provided by the office does not open the garage door. Garage door is temporarily unlocked for access. Checked the water pan in the ac return vent.
5/2/24: Made sure the water heater, range & ice maker were off. A new water heater has been installed inside the residence since the last service call. Upstairs computer is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
5/2/24: The new casing & trim around the front door is waiting to be painted. The four fire sprinklers in the kitchen, dining room & living room ceilings all appear to be missing escutcheon plates. All ceiling fans are off. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. Put the mailbox key back on the kitchen counter.
5/2/24: There was an excessive amount of air coming out of the jets in the pool & the pool pump was cavitating when I arrived. I found the lid on the pool pump leaking & had zero pressure. I immediately turned the pool pump breakers off in the exterior sub panel for now see photos below. It appears the lid is either loose or broken. Will contact the client & advise them of the situation. Brought in two pieces of mail with some sales flyers see photo below. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. Client will address. SE screen door is locked. Left the water main on when leaving for the pool water auto filler.
5/2/24: Drive by. Went to the residence to perform an inspection but was unable to enter the community as a new call box has been installed at the front entrance & the previous code provided no longer works. Will contact the client & advise them of the situation.
5/2/24: The inside of the residence has not changed in appearance since the last service call. Sections of painting & breezeway ceiling repair on building still waiting to be finished. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. All ceiling fans are off. Monitoring all previous water stains on the ceilings closely. Panels on lanai are closed. Lanai ceiling still waiting to be repaired.
5/1/24: The pool pump is set to pull water from the bottom center drain. I opened the garage door during the service call to air it out as we had discussed previously, the thought was to do that periodically. Some browning in the back yard, photo below. Leaves are collecting again where the pool cage meets the hose, photo below. The cage should power washed, example photo below.
5/1/24: The car battery maintainer light was green. The alarm pad next to the garage door beeps lightly every minute or so. It took 4 flushes to get clear water in the guest bathroom.
5/1/24: Water to remain on for plant irrigation on the lanai. I walked the house one last time to ensure all water faucets, shower heads and toilets were not running. Browning in the yard documented with photos below. Photo of plants on the lanai. I turned the water heater and range circuit breaker.
5/1/24: New auto fill for pool. Pool needs algae scrubbed photos below. I have a pool company referral from a customer in SN on Copperleaf. Bella Pools 941-237 -0776
5/1/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
5/1/24: I watered all plants on the outer pool deck, I also watered the three tall plants just inside the hurricane screen. All other plants showed the had sufficient moisture. The plants out front had sufficient moisture too. I have noted the Nu-Line date for July as well as the filter.
5/1/24: All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
5/1/24: Ladder in the MB, reported previously. Poured 4oz of vinegar down the HVAC condensate tube, then chased with 8 oz of water.
5/1/24: Thermostat was set to 68 I moved it back to 78 now the thermostat wants to keep trying to connect to the WiFi. The air handler fan is running continuously and should be. The humidity is higher than I like it to be. Water main was on upon arrival off upon departure. The water heater circuit breaker was off.
5/1/24: Made sure the water heater, range & ice maker were off. All ceiling fans are off. Will connect the battery charger to the kayak battery in June. Will drive the mini van once per month.
5/1/24: All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
5/1/24: The lawn had a large brown spot in the backyard when I arrived see photo below. Possibly from the pool overflowing since the last service call. The exterior of the house may need to be pressure washed soon & hairline step cracks are starting to appear in the stucco see photos below. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced soon. Monitoring all old water stains on ceilings closely. Irrigation timer is set to the run position. Water softener salt container is half full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
5/1/24: The humidity level has been consistently below 60% inside the residence. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Watered the plants on the lanai. Mesh storm shutters are open. Irrigation system is on. Visual check of the boat photo below. Straps were tight.
5/1/24: I started the car and let it idle during the service call. Guest bathtub drain and toilet bowls are covered with cellophane.
