Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,675 service calls we have performed 27,629 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/10/25: The lawn has some brown spots in the front & right side of the house. Made sure the refrigerator was in vacation mode. All ceiling fans are off. Mini fridge on lanai is off & door open. Pool water spiqot fill valve was on. All accordion storm shutters are closed & panels on. Turned off the water main to the house only when leaving.
6/10/25: Weeds are starting to build up in the pool pavers & landscape beds. New blinds are waiting to be installed over all the windows & sliding glass doors. All ceiling fans are off. Water softener salt container is full. Visual check of the boat photo below. All storm shutters are closed.
6/10/25: Brought in two pieces of mail with some sales flyers see photo below. Ran the hose in the pool during the service call to help keep the water level up. The lawn still has some browning in the front & backyard. The master bathroom tub appears to have a clogged or slow drain. I have tagged it as such. All ceiling fans are on. Visual check of the boat. Light was solid white. Both mini refrigerators on the lanai are off & doors propped open. Mesh storm shutters on lanai are closed. Storm shutter over front door will be closed if a hurricane is imminent.
6/10/25: The pool pump filter canister was still leaking from a crack while the pool pump is running when I arrived. Client advised the pool company is addressing the situation. The lawn has some browning in the front yard & left side of the house. Wine cooler was on & cold. All ceiling fans are off. Front load washing machine door is open to prevent odors. Watered the three plants in the master bedroom. Mini fridge door on lanai is locked. Both lanai screen doors are unlocked. The irrigation system is in the auto position. Green slip in mailbox. Left the water main on when leaving for the pool water auto filler.
6/9/25: Contractor access + additional storm preparation. Met with truly Nolan pest control technician Lanny & let him into the residence for pest control treatment. Lanny treated the attic & exterior of the house as well. I stayed with Lanny until he was finished & made sure everything was locked up when leaving. I also put all the lanai furniture inside the shed for storm preparation & the cushions inside the residence photo below. 8:30am-10:00am.
6/7/25: Storm preparation. Put all the clear storm shutter panels on & closed all the accordion shutters etc photos below. The key lock on the new storm shutter on the back left corner of the house has been replaced with a latch style lock like the rest of the shutters photo below.
6/7/25: Storm preparation. Closed all storm shutters & locked them. Removed the curtains from the lanai, put the leather couch inside & put all the patio furniture on the lanai photos below.
6/6/25: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
6/6/25: There are some perishable items inside the refrigerator. Watered the plants on the front porch & lanai. All ceiling fans are off. Checked damp rid bag in lanai storage closet. Clear panels on lanai are closed. Put the key back inside the lockbox when leaving.
6/6/25: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
6/6/25: Watered the plants by the front door. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.
6/6/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered plant in the kitchen. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
6/6/25: All ceiling fans are off. Lanai screen door is locked.
6/6/25: All ceiling fans are off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
6/6/25: Made sure the water heater & range were off. The kitchen sink faucet leaks from underneath when water is running through it see photo below. I have tagged the sink as such. All ceiling fans are off.
6/6/25: Made sure the water heater, range & ice maker were off. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/6/25: All ceiling fans are off. Watered the plants on the table & rotated 1/4.
6/6/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
6/6/25: Made sure the water heater & range were off. Poured several ounces of vinegar down both ac condensate drain lines for preventative maintenance. Wine cooler in kitchen is off.
6/6/25: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 15. Front load washing machine lid is open to prevent odors.
6/6/25: Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
6/6/25: Made sure the water heater, oven & ice maker were off. Wine cooler & both mini fridge’s were all on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
6/6/25: Photos of the recently repainted exterior of the house below. Made sure the water heater, oven & ice maker were off. Monitoring the sections of new sod in the front yard. Ceiling fan on lanai is on. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are open & panels off. Put the key back in the lockbox when leaving.
6/6/25: The ac system was still off & the thermostat was blank when I arrived. I was unable to get the ac system to turn on & I did not find any breakers. The ac system will need to be repaired at this time. One of the pipes connected to the bottom of the pool pump filter canister is slowly leaking while the pool pump is running. All ceiling fans are off. All storm shutters are open. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
