Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,678 service calls we have performed 27,629 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/6/25: Photos of the recently repainted exterior of the house below. Made sure the water heater, oven & ice maker were off. Monitoring the sections of new sod in the front yard. Ceiling fan on lanai is on. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are open & panels off. Put the key back in the lockbox when leaving.
6/6/25: The ac system was still off & the thermostat was blank when I arrived. I was unable to get the ac system to turn on & I did not find any breakers. The ac system will need to be repaired at this time. One of the pipes connected to the bottom of the pool pump filter canister is slowly leaking while the pool pump is running. All ceiling fans are off. All storm shutters are open. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
6/6/25: Brought in three pieces of mail with some sales flyers see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Irrigation system is in the run position. Photo of the pool below. Green slip in mailbox. All accordion storm shutters are open. Mesh storm shutters on lanai are closed.
6/6/25: Portable dehumidifier in kitchen read 52. Watered the plant on the kitchen counter. All the new landscaping was alive & appeared to be healthy. Green slip in mailbox. Mesh storm shutter on Lanai is closed. All other storm shutters are currently off.
6/5/25: Portable dehumidifier in kitchen read 40. All ceiling fans are on. Checked all damp rids. Wine cooler is off. All storm shutters are closed.
6/5/25: The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lock is broken on the living room right side sliding glass door. All ceiling fans are on. All storm shutters are closed.
6/5/25: New parking garage storage room door keys do not unlock the door. One of the sun screens on the lanai is damaged. Client will address.
6/5/25: The plastic was dry & I did not see any evidence of water underneath the white covering on the master bedroom ceiling. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered both humidistats to 50% for now to circulate air & mitigate the high humidity levels. Will continue to monitor closely & adjust accordingly. Master bedroom ceiling has not been repaired yet. Will monitor closely. Portable dehumidifier upstairs read 60. Mini fridge in dining room is off. Watered the plant by the front door per the instructions given & made sure it was dry before watering it. All storm shutters are closed. All storm shutter switches are in the neutral position.
6/5/25: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The automatic ac condensate drain line cleaner is full. Will replace the refill bottles as needed & take a photo of the QR code for the client. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was on in #2004.

6/5/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
6/5/25: All plantation shutters are closed. All ceiling fans are off. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
6/5/25: Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off.
6/5/25: The water heater was manufactured on 10/09/2020. The right rear tire on the car appears to have a slow leak as it is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on lanai floor. Exterior of car is dirty & will need to be washed when client returns.
6/5/25: New louvers are waiting to be installed on the front of the building. Alarm system is deactivated. All ceiling fans are off. Will replace the battery in the ring doorbell camera once per month. All storm shutters are closed except the shutter over the front door.
6/5/25: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered both thermostats to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Wine cooler is off & door open. All storm shutters are closed. Front of building is waiting on a section of louvers to be replaced. Turned the water on & off using the water main inside the residence.
6/5/25: The tag on the vehicle expires soon. All ceiling fans are off. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed. New louvers are waiting to be installed on the front of the building.
6/5/25: Mini fridge was on & cold. All ceiling fans are off. Storm shutters on lanai & back windows are closed.
6/5/25: Watered the three orchids on the kitchen counter. Mini fridge was on & cold. All ceiling fans are off. Furniture is on front porch. Storm shutters on lanai are closed. All other storm shutters are currently open.
6/5/25: All of the plantation shutters & valances have been removed from all of the windows & temporary blinds have been installed. Will be bringing new ac air filters on next service call size 20x23x1 which may be a special order. Wine chiller in master bedroom closet was on & cold. All ceiling fans are on. Checked all damp rid buckets. Storm shutters on lanai are closed.
6/5/25: Portable dehumidifier in kitchen read 51. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. Both washer & dryer doors are open to prevent odors. Both attic spaces were dry. Monitoring all old water stains on the ceilings closely. All storm shutters are closed except for the shutter over the front door.
6/5/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I had to lower the thermostat to 75 for now to circulate air & mitigate the high humidity level. The ac system turned on & cold air started blowing out of the vents. Will continue to monitor closely & adjust accordingly. There is paint peeling on the ceiling next to the master bathroom shower which appears to be caused by moisture coming from the shower when being used. Painters will be needed to repair the ceiling. Client will address. The metal parking garage storage room door is excessively rusted & may need to be painted or replaced soon. All ceiling fans are off. Checked attic space upstairs. Section of storm damaged lanai floor is taped off & waiting to be repaired.
6/5/25: My keys provided will no longer work in the deadbolt on the front door. Checked all damp rid buckets. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen is waiting to be replaced. Client is addressing. Water was off in #603.
6/5/25: The ac system appeared to be working correctly again since the last service call. All ceiling fans are off. Storm shutters on lanai are cracked open for ventilation. Parking garage storage room door is locked.
6/5/25: Drive by. Met the McCleery’s & let them into the garage for storm shutter panel installation around the entire residence. The McCleery’s stated they would exit & lock the garage side entry door when finished.
