Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,674 service calls we have performed 27,629 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/11/25: The hose connected to the chlorinator on the pool pump equipment is leaking while the pool pump is running. The lawn has some browning in the front & backyard. The backflow preventer on the left side of the house is dripping water. The irrigation system is in the auto position. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Water softener salt container is 1/4 full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.6/11/25: The lawn was being mowed when I arrived. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Water softener salt container is full. Irrigation system is in the auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Straps & ropes were tight. Watered all the plants on the lanai.
6/11/25: All ceiling fans are off. There is a hairline crack starting in the stucco underneath the mid guest bedroom window. Green slip in mailbox. All storm shutters are open.
6/11/25: Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 82 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Lanai screen door is unlocked. All storm shutter panels are on. Green slip in mailbox.
6/11/25: The floor was dry surrounding the ac air handler. Ac system uv light was blue. One of the master bathroom faucet handles is loose or broken. Client advised all faucet hardware will be replaced when they return. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Monitoring the old water stain around the master bathroom shower light closely.
6/11/25: Irrigation system light was solid blue. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green slip in mailbox.
6/11/25: Front load washing machine lid is open to prevent odors. Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. Garage side entry door handle only is unlocked. All storm shutter panels are on. Green slip in mailbox.
6/11/25: All ceiling fans are off. Watered the plants on the front porch per the instructions provided. Photo of the plants below. Mesh storm shutters on lanai are closed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance if applicable. Left the water main on for the pool water auto filler when leaving.

6/11/25: Made sure the water heater, range & ice maker were off. All ceiling fans are off. Washing machine door is cracked open to prevent odors from building up. All storm shutter panels are on. Green slip in mailbox.
6/10/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
6/10/25: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filters as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
6/10/25: All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
6/10/25: Mini fridge in kitchen is off. Storm shutter on lanai is closed.
6/10/25: Ran the storm shutters up & down for preventative maintenance. Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed. Left everything show ready when leaving.
6/10/25: Ran both storm shutters up & down for preventative maintenance. Checked all damp rid buckets. Wine chiller in the den read 57. Storm shutters are closed. Water heater is over 10yrs old. Front load washing machine door is open to prevent odors.
6/10/25: The plantation shutter is waiting to be reattached to the inside of the new master bedroom lanai door. It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items in the kitchen. All ceiling fans are off. Mesh storm shutter on lanai is closed.
6/10/25: The pool pump impeller housing is leaking from a crack while the pool pump is running. Client will address when they return. The GFI outlet in the boat garage was tripped when I arrived & i reset it. The right side overhead door has a small section of weather stripping missing that is allowing light to shine through. The fill valve in the half bathroom toilet by the pool has quit working correctly & would not quit trying to fill the tank. I shut the water supply valve to the toilet off for now & tagged the toilet as such. Client can address when they return. Made sure none of the toilets were running before leaving. All ceiling fans throughout the residence are on. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 70.7% & 86.1. All accordion storm shutters are closed & all storm panels on. Made sure to leave the water main on for the pool auto filler when leaving.
6/10/25: Client advised the perishable food items inside the refrigerator belong to the neighbor who is temporarily using the residence. There are some bird droppings on the lanai. There are a couple sections of soffits pushed up along the back of the house. The pool is missing a couple tiles on the waterline. Client is addressing. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the truck in the driveway. 6/10/25: Removed a truly Nolan pest sign dated 6/6 from the front yard. The pipe connected to the bottom of the pool heater is leaking slowly while the pool pump is running. An irrigation sprinkler head appears to be broken & causing a washout on the left side of the house in front of the pool cage. The lawn has some brown spots throughout the entire yard. Brought in several pieces of important mail with some magazines & sales flyers. I put the envelope in the mailbox to be forwarded.
6/10/25: The white Toyota Camry is still parked in the driveway. There has been some activity inside the residence since the last service call. There is some browning throughout the entire lawn. Checked all damp rid buckets. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Green slip in mailbox.
6/10/25: Made sure the water heater, range & ice maker were off. Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The water heater is 10yrs of age & may need to be replaced soon. Checked all light timers. All ceiling fans are off. Garage side entry door handle unlocked for access.
6/10/25: The lawn has some brown spots in the front & right side of the house. Made sure the refrigerator was in vacation mode. All ceiling fans are off. Mini fridge on lanai is off & door open. Pool water spiqot fill valve was on. All accordion storm shutters are closed & panels on. Turned off the water main to the house only when leaving.
