Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/7/24: New roof construction has not changed in appearance since the last service call. The humidity level was under 60% inside the residence again. I raised the thermostat to 70 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
3/6/24: The car maintainer light had power.
3/6/24: There was a notice on your front door, photo below.
3/6/24: I started the car and let it idle during the service call. Guest bathtub drain covered with cellophane. The toilets have cellophane covering the bowls. The tire indicator light for low tire(s) is lit on the dash.
3/6/24: Home under renovation from flood damage. Photo of work completed below. Pool guy was here cleaning the pool today. No work being done today, home locked and vacant.
3/6/24: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks a bit when turning on or off the water.
3/6/24: I put the two garbage containers in the garage. Pool has debris on the bottom, photo below. Photo below of outside electrical panel. I checked each plant on the lanai with my moisture meter because we had a thunderstorm roll through last night. They’re only three plants that needed to be watered. The others were pegging out my moisture meter. Watering them which just overwater them. The humidity is a few percentage points higher than I like to see it however, the outside temperature is not as warm as the thermostat setting so your AC has not ran for at least today yet once it does, the humidity will be removed I’m sure. 3/6/24: There was a low battery alert on the ac thermostat display when I arrived. I replaced the batteries with two new AA batteries provided from a drawer in the foyer removing the low battery warning. Iron out tablets are needed for the tanks of both toilets as iron is starting to build up in them from the city water. Client will address. The water heater has reached 10yrs of age & may need to be replaced soon. Client will address. Storm damaged garage overhead door is waiting to be replaced.
3/6/24: Reminder that the hurricane damaged roof shingles on the back of the house have not been replaced yet photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There is a hairline crack starting in the stucco underneath the mid guest bedroom window. All ceiling fans are off.
3/6/24: The boat cover had some large pockets of rain water in it when I arrived see photos below. Hairline cracks several feet long have started in the stucco underneath the master bathroom & back guest bathroom windows. Some of the pre-existing hairline cracks around the outside of the residence that were previously filled are starting to show & may need to be filled again as well. A few plants in the front landscape bed on the left side of the driveway appear to be dying. Plants on lanai are currently wet from rain. Mesh storm shutters are closed. Irrigation system is on. Visual check of the boat photo below. Straps were tight.
3/5/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.

3/5/24: All six of the large damp rid buckets throughout the residence appear to be full & are heavy see photos below. They may need to be replaced soon. The water heater has reached 10yrs of age & may need to be replaced soon. The humidity level was back under 60% inside the residence when I arrived after making the last adjustments. I raised the thermostat to 73 for now to save energy. Will continue to monitor closely & adjust accordingly. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed. Sections of the building facade are still waiting to be repaired.
3/5/24: There are some perishable items inside the refrigerator. The humidity level was under 60% inside the residence again when I arrived. I raised the thermostat to 69 for now to save energy. Will continue to monitor closely & adjust accordingly. Did not see any water underneath any of the windows. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired. Facade of building is still being worked on.
3/5/24: Some of the trees on the right side of the house appear to be dead see photos below. Brought in another large stack of important mail & sales flyers. Will be bringing all important mail collected to the post office for forwarding to the new address given. The humidity level was well under 60% inside the residence when I arrived. I raised the thermostat to 70 for now to save energy. Will continue to monitor closely & adjust accordingly. There is a large brown spot in the lawn on the back right side of the house. Activated the alarm system when leaving.
3/5/24: Location marks have been placed in the front yard for utilities. Brought in four pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash can. The humidity level was below 60% inside the residence again when I arrived. I raised the ac thermostat to 73 for now to save energy. Will continue to monitor closely & adjust accordingly. Section of ceiling in garage fallen. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
3/1/24: New appliances have been installed since the last service call & the smoke detector in the living room was no longer chirping. Made sure the ice maker in the new refrigerator was off & it appeared to be working correctly. All ceiling fans are off.
3/1/24: Was able to enter the residence today using a new key provided by the front office. New roof construction has not changed in appearance since the last service call. The humidity level has been under 60% inside the residence. I raised the thermostat to 69 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
3/1/24: There was a Fire & ice heating & air service slip dated 2/23 on the kitchen counter when I arrived photo below. The inside of the residence appears to have been cleaned since the last service call & all of the furniture has been placed back out on the lanai. Turned everything back on & disconnected everything from the car for clients return. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day after being raised. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. A chunk of concrete has been removed from one of the pillars on the lanai by an engineer. New roof construction has not changed in appearance since the last service call.
3/1/24: There has been some activity inside the residence since the last service call. There was some realtor information on the kitchen counter when I arrived see photos below. There are some perishable items inside the refrigerator. Watered the potted plants on the lanai & in the living room. The pool water level was extremely low. I ran the hose in it during the service call & set the timer for 120mins to bring the water level back up. Hairline step cracks in the stucco on the left & right sides of the house. The pipe connection on top of the pool pump still appears to be slowly leaking while the pool pump is running. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are open.
2/29/24: The inside of the residence appears to have been cleaned since the last service call. The humidity level was over the acceptable level of 60% inside the residence again when I arrived. I found the ac thermostat has been raised to 73 & the humidistat raised to 55% since the last service call. I lowered the thermostat back down to 71 & the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Was unable to access the garage storage room as it appears the locks have been rekeyed recently. Water stains underneath dining room windows & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Chunk of concrete missing from bottom of pillar on lanai. All storm shutters on lanai are closed.
2/29/24: Made sure the water heater, range & ice maker were off. New roof construction has not changed in appearance since the last service call. Ac thermostat is set to auto & the cool setting is currently on. Storm shutters on lanai are closed.
2/29/24: New roof construction progress photo below. Tag on vehicle appears to be expired. The humidity level was below 60% inside the residence again when I arrived. I raised the thermostat to 71 for now to save energy. Will continue to monitor closely & adjust accordingly. One of the refrigerator door seals is torn & tagged as such. Large tear in one of the front porch screens. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
2/29/24: Drive by. Went to the residence to perform an inspection but was unable to enter the residence when I arrived as it appears all of the locks have been rekeyed since the last service call.
