Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!

3/14/24: There was some work being performed on the exterior of the building when I arrived see photo below. Brought in a package that was laying by the front door when I arrived see photo below. Ac thermostat is set to auto/ auto which is causing a high humidity level inside the residence. The cool setting is recommended to accurately maintain temperatures. Storm shutters on lanai are closed.
3/14/24: The humidity is a bit high but still acceptable.
3/14/24: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive again. The front armadillo hole behind the front window appears active or dug try to make a den, photo below. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, reported previously. Now there appears to be a water spot on the ceiling in the living room, previously reported. The weeds are started to cover the pool equipment, reported previously. Soffit starting to come out at the gable peak in the back, reported previously. Met inspector at noon for insurance.
3/14/24: The humidity level was below 60% inside the residence again when I arrived. I raised the thermostat to 72 for now to save energy. Will continue to monitor closely & adjust accordingly. One of the refrigerator door seals is torn & tagged as such. Several tears in some of the front porch screens. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed. Tag on vehicle appears expired.
3/14/24: The exterior of the building appears to have been pressure washed since the last service call. New key provided by the office does not open the garage door. Garage door is temporarily unlocked for access. Checked the water pan in the ac return vent.
3/14/24: The building has been prepped for painting since the last service call & there was painting work being performed on the building when i arrived see photos below. The front door was open & there were painters inside the residence when i arrived see photos below. The lanai will need to be cleaned after the painting is completed. Both the garage & front doors were open when i arrived but i was still able to test the new keys which worked on the door locks. The workers adjusted the ac thermostat & lowered it a degree. The new kitchen sink faucet has extremely low water pressure. All of the supply valves underneath the sink appear to be open. I have tagged it as such. Section of ceiling removed from lanai waiting to be repaired. New roof construction has not changed in appearance since the last service call. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Exterior of car is dirty & will need to be washed when client returns.
3/14/24: The water main valve was on upon arrival. I turned it off upon departure. The one palm tree on the side of the house appears to be dying, photo below.
3/14/24: The exterior of the building appears to have been pressure washed recently. The humidity level was below 60% inside the residence again when i arrived. I raised the thermostat to 72 for now to save energy. Will continue to monitor closely & adjust accordingly. The dining room & living room windows both have a thick white haze on them. Torn window screen has not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Water was on in #603.
3/13/24: The humidity is a bit high, but that’s to be expected with outside temperatures barely reaching the settings of the thermostat inside. The AC isn’t running, I was suspect, because it’s not getting hot enough inside yet.
3/13/24: Electrical panel has a note not to touch any breakers without first consulting the client. I inspected but did not touch the moisture deflector for the coils on the HVAC air handler. The humidity is a bit high, but that’s to be expected with outside temperatures barely reaching the settings of the thermostat inside. The AC isn’t running, I was suspect, because it’s not getting hot enough inside yet.
3/12/24: Picked up the check from the dining room table. Made sure the water heater, range & ice maker were off. Watered the orchid on the kitchen counter using the instructions provided by the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in the first week of July. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
3/12/24: Some underground utility work has been conducted in the front yard since the last service call see photos below. Put all sales flyers in the trash can. The humidity level was below 60% inside the residence again when I arrived. I raised the ac thermostat to 74 for now to save energy. Will continue to monitor closely & adjust accordingly. Section of ceiling in garage fallen. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
3/12/24: Put both empty garbage cans back inside the garage. There were several heavy duty ratchet straps laying on steps of the dock when i arrived see photo below. Client advised to put them inside the garage for now. The pool surface was slightly green when i arrived see photos below. Made sure the water heater & oven were off. Did not see any ants in the master bathroom. Mini fridge on lanai was on & cold. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Visual check of the boat photo below. Straps on front & back were tight.
3/12/24: Made sure the water heater & ice maker were off. Mini split ac thermostat is set to 78. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using some of the water jugs provided. Put the keys back in the lockbox when leaving.
3/12/24: The old plastic water main handle is slowly weeping water. Hot tub is plugged in. Both storage shed doors are locked. All storm shutter panels are off. Wood fence in backyard is waiting to be repaired. Roll of wire is still behind shed.
3/12/24: Brought in one piece of mail see photo below. The humidity level was well below 60% inside the residence when i arrived. I raised the thermostat to 74 for now to save energy. Will continue to monitor closely & adjust accordingly. One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. Monitoring the old water stains above the garage overhead door closely.
3/12/24: No charge drive by. Removed all the garbage bags from the garbage can in the garage before it started producing foul odors. Made sure the garage side entry door was locked when leaving.
3/11/24: Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon see photos below. One of the lanai screens has a large tear in it. The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes.
3/11/24: Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Poured the last remaining bottle of Nuline down the ac condensate drain line for preventative maintenance. Storm damaged wood privacy fence on back porch is waiting to be repaired.
3/11/24: Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
3/11/24: There were two small empty propane camping tanks on the front right side of the house when i arrived see photo below. I put them inside the garage for now. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence from the ac system sitting idle. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. An electrical conduit connection on the right side of the house behind the pool pump equipment appears to have disconnected. All storm shutters are closed. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning.
3/11/24: The heat setting on the ac thermostat is currently on. Monitoring the new sections of sod in the backyard closely. The tile grout is starting to crack in some of the corners of all the bathroom shower walls. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Lanai screen door is locked. Almost all storm shutters are currently off.
3/7/24: The wall in the master bathroom has been repaired since the last service call & the plumbing access panel in the master bedroom closet is still off see photo below. Will not run any water inside the residence until the plumbing is completely repaired. Sections of painting & breezeway ceiling repair on building still waiting to be finished. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. Monitoring all previous water stains on the ceilings closely. Panels on lanai are closed. Lanai ceiling still waiting to be repaired.
3/7/24: Brought in three pieces of mail see photo below. There are some perishable items inside the refrigerator. Irrigation breaker in panel turned off & irrigation timer in run position. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Ruts in backyard from dump truck. Gutter downspout damaged on front left corner of house. Left the water main on when leaving for the pool water auto filler.
3/7/24: The old dryer vent that was laying on the floor has been removed since the last service call. Computer upstairs is on & running loudly. Client advised to turn it off. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered both humidistats to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The water heater is over 8yrs old & may need to be replaced soon. The downstairs washable ac air filter is extremely dirty & needs to be washed or replaced. All storm shutters are fully closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
