Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,342 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/31/24: The lanai has some pieces of old screen laying around but all the screens have been repaired, reported previously. The large hurricane screen out back is up. It looks better but still bent from what I can see, reported previously. There is a rain diverter at the front door that needs repaired, reports previously. The humidity inside is a bit high, but that’s been pretty much every home today because the humidity is so high still outside. The temperature outside also isn’t even above what the temperature is set to inside on the thermostat so the system has not ran. As long as it stays in the lower 60s it should be OK.
12/31/24: There appears to be a rectangular shaped depression forming in the front yard on the left side of the house directly in front of the sewer clean out pipe see photos below. Client will address when they return. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. Brought in to four pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be taking all important mail to the post office for forwarding. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
12/31/24: I watered 4 plants outside (0 inside) the hurricane screen out back and the 3 plants out front.
12/31/24: The pool pump filter canister is now leaking when the pool pump is running see photo below. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The plates on both vehicles appear to expire soon. Large propane tank on left side of house only has 25lbs of propane. Did not see any ants in the master bathroom. Mini fridge on lanai was locked. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Client will address. Visual check of the dock. Green slip in mailbox.
12/31/24: I poured 4oz of water down the AC drain chased by 12oz of hot water.
12/31/24: Some of the cracks around the edge of the pool appear to be getting bigger see photos below. Ran water throughout the residence during the entire service call & did not smell any odors in the water. The pool cage & lanai may need to be pressure washed soon. Shed door is locked.
12/31/24: Raised and lowered the hurricane shutter out back. Pool cage is down, reported previously. The pool is clearing up but has a great deal of debris on the bottom, reported previously. The humidity is a bit high however it is a very humid day and the thermostat setting is above the outside temperature so the system is running infrequently. I set the thermostat to 76 to help mitigate the humidity.
12/31/24: Weeds beginning to really take over, photo below.
12/31/24: I placed the mail in the blue recycling bin in the garage as requested. The smoke detector in the front guest bedroom is beeping which indicates it has a low battery. I left the keys to the home on the kitchen counter and locked the front door using the electronic keypad.
12/31/24: A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Was unable to water the plants as there are no more water jugs provided. Put the keys back in the lockbox when leaving.
12/31/24: I brought in a pool slip from the lanai dated 12/27. The old softener equipment is gone. The mirror light in the newly remodeled bathroom was on upon arrival, I turned it off. There were several small fly like pest dead in each sink, brought to that area by the light no doubt, I washed them down the sink. The humidity is a bit high today but it is a very humid day with low temps outside so the AC system is not and probably will not run much under these conditions.
12/31/24: All the tires on the vehicle were starting to get low. I inflated them all to 35 psi for now using my cordless inflator. The inside of the residence has not changed in appearance since the last service call. The ac system is still off. Client is aware & addressing the situation. I was unable to run water throughout the residence as all of the plumbing fixtures have been removed during remediation. The large pile of remediation debris is still in the front yard waiting to be collected. The floorboards of the vehicle are still slightly damp & there is a slight musty smell but there does not appear to be any mold. Client is addressing. Hot tub is currently pushed up against the air conditioner. Client is addressing. The ac air filter will need to be washed or replaced after remediation & construction is completed. Excessive weeds are building up in the landscape beds & all pavers. All ceiling fans are on. Mini split ac is off.
12/31/24: The humidity inside is very high. I moved the thermostat to 72 and the humidistat to 55. Once the system began to run I made sure it was cooling. There is a large ant hill in the landscaping out front, photo below.
12/31/24: Brought in one piece of mail with a stack of sales flyers see photo below. Will be bringing the Medicaid mail document collected on the last service call to the post office for forwarding per the client. The humidity level was over the acceptable level of 60% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The block privacy wall on the front left corner of the house is storm damaged. Client will address. A piling from someone else’s dock appears to have floated onto the dock during hurricane storm surge water & has gotten stuck on top of the dock. Client will address. Several pool cage screens have small tears & holes in them. Client will address. The lattice around the pool pump is damaged. Client will address. I did not see any alligators down by the dock today. All ceiling fans are off. Galvanized storm shutter panels are on across the lanai, right side garage window & half the front door. Visual check of the dock. Put the key back in the lockbox when leaving.
12/31/24: All gopher tortoise dens appear dormant. The soffit damage from the storms remains in need of repair, previously reported. There remains some damage needing repaired to the pool cage. The pool level is below the skimmer port, pump is off and spa is empty, reported previously.
12/31/24: Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Both lanai screen doors are locked. Storm shutters along the front of the house are open. Shed appears ok & door is locked.
12/31/24: Some weeds have been killed others not and still need attention. Browning of the yard persists.
12/31/24: The repaired section of facia on the left side of the house appears to still be waiting on a new piece of metal flashing at this time. No water stains on the master bedroom ceiling. The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane Ian.
12/31/24: Some of the front yard is displaying signs of poor irrigation, reported previously. One of the front palm trees has died, photo below. There is no display on the thermostat. I checked the condensate tube float valve and found it full of water. This indicates you have a plugged line.
12/31/24: The new vanity has been installed in the master bathroom since the last service call & appeared to be working correctly see photos below. The humidity level was still slightly over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Monitoring the old water stains above the garage overhead door closely. Green slip in mailbox.
12/30/24: The entry door going out to the lanai has been getting increasingly more difficult to open & close the past couple service calls. There appears to be some type of pest eating holes in the door jam along the top of the door causing debris to build up on top of the door photos below. Will contact the client and advise them of the situation. The ac system has had maintenance performed, the entire inside of the residence has been thoroughly cleaned & a new door closer has been installed on the pool cage west screen door since the last service call. There were currently no dead bugs on any of the floors throughout the residence. I turned off all the lamps that were connected to light timers for now to try and prevent more bugs from being attracted to the light and entering the residence. The pool pump is still not working. Client is addressing. The humidity level was over the acceptable level of 60% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
12/30/24: The pool water level was extremely low when I arrived. I ran the hose in it & set the timer for 120 minutes when leaving to bring the water level back up. Turned everything back on to get the house ready to be occupied. The humidity level was over the acceptable level of 60% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Master bedroom owners closet is locked. All ceiling fans are off. Pool pump is scheduled to run between 9am-5:30pm. Visual check of the dock & irrigation float in canal. All storm shutters are open.
12/30/24: The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate heat the high humidity level. Will continue to monitor closely & adjust accordingly. Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house. I put the key back in the lock box when leaving.
12/30/24: The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are on.
12/30/24: The humidity level was slightly over the acceptable level of 60% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One of the facia boards on the front of the house on the left side of the front door appears to be rotting on the end. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is unlocked.
