Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,948 service calls we have performed 6,634 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/28/23: There is a large brown spot in the lawn on the back right ride of the house. Brought in a large stack of mail & sales flyers. I put all important mail in the mailbox for forwarding when leaving. The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.11/28/23: The kayaks have been removed from the garage since the last service call. The water main has been turned back on for the pool but all the fixtures inside the residence are still temporarily turned off. New countertops have been installed in the kitchen since the last service call see photos below. The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I had to lower the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. There are brown spots in several areas throughout the lawn. Put the key back in the lockbox when leaving.
11/28/23: Removed a Truly Nolan pest sign dated 11/20 from the front yard. Brought in one piece of mail see photo below. The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Client will address broken mirror in dining room when they return. The wood doorframe is rotted on both sides along the bottom of the garage rear entry door. The alarm keypad has several alerts on the display. The master bathroom left sink is tagged for leaking from the trap when water is running through it. Client will repair when they return. Monitoring the previous water stain on the kitchen ceiling closely. Light in living room was on. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. Left the water main on for the pool water auto filler when leaving.

I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
11/27/23: Contractor access. Met with Anthony from A++ Proformance plumbing & ac technician Brett with Symbiont & let them into the residence for plumbing repairs & ac system maintenance. Both vendors were scheduled to arrive at 1:30pm but the ac technician did not arrive until 3:30pm. Photos of the repaired water supply valves to the toilets in both bathrooms below. Anthony stated that the water heater is old and recommended it should be replaced before repairing any pipes & will repair the water main pipe at that time as well. Anthony stated he will contact the client & advise them of the situation. Brett the ac technician stated that everything was ok with the ac system after completing the maintenance. I stayed with both Anthony & Brett until they were finished & made sure everything was locked up when leaving. 1pm-5pm
11/24/23: Made sure the water heater, range & ice maker were off. Made sure all interior doors were open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked. Put the key back in the lock box & put the lock back on the water main when leaving.
11/24/23: The stucco is cracking on the balcony divider upstairs see photos below. The inside of the residence has not changed in appearance since the last service call. Left the water key in the basket downstairs & put the lock back on the water main when leaving.

11/24/23: Drive by. Went to the residence to perform an inspection but was unable to enter the residence as the key wouldn’t work in the door locks when I arrived.

I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid bags. Wine cooler in dining room read 13.

I lowered the humidistat to 35% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All recently installed new windows are waiting to be finished on the inside of the residence trim, sills & window treatments. Mini fridge on lanai was on & cold. Screen door damaged on front balcony.
11/24/23: The pool water level was extremely low when I arrived. I ran the hose in the pool during the service call & set the water timer when leaving to bring the water level up. The tires on the mini van were starting to get low from cooler outside temperatures. I inflated all the tires to 32psi using my cordless inflator photo below. The pallets of roof tiles are still in the driveway. The pipe connection on top of the pool pump still appears to be slowly leaking while the pool pump is running. All ceiling fans are on. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.

Excessive weeds are growing in the pool pavers & the pool pavers may need to be pressure washed soon. Watered the plants on the kitchen counter. All storm shutter panels are on.
11/23/23: Was able to enter the residence again using a set of keys provided by the front office. Turned all ceiling fans back on per the client. Checked all damp rids. Sign taped to front window concerning painting. The previous water stain on the master bathroom ceiling above the bathtub has not changed in appearance. Will continue to monitor closely. All ceiling fans are on. Storm shutters on lanai are closed. Made sure the front door was completely closed & locked when leaving. Duct tape has been temporarily placed on the front door to prevent it from accidentally opening when nobody is present.
11/23/23: New roof progress has not changed in appearance since the last service call. Water stain on bottom corner of dining room window & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Chunk of concrete missing from bottom of pillar on lanai. All storm shutters on lanai are closed.
11/23/23: New roof construction has not changed in appearance since the last service call. One of the shutters over the dining room windows will not go down. Portable dehumidifier in kitchen read 36. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed except for one of the shutters in the dining room that will not go down.

I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Activated the alarm system using the new keypad when leaving. Storm shutters on lanai are closed.
11/23/23: Both large damp rid buckets inside the vehicle are full & need to be replaced. Work has started on the drywall underneath the dining room windows since the last service call see photos below. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. New roof construction has not changed in appearance since the last service call. The wine cooler in the dining room was on & reading 41/50. Storm shutters over dining room windows are temporarily opened.

11/23/23: There has been some activity inside the residence since the last service call. Some of the window blinds were open when I arrived. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. New roof construction has not changed in appearance since the last service call. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
11/23/23: The master bedroom ceiling has been repaired since the last service call but now there is a section of ceiling removed from the lanai ceiling see photos below. New roof construction has not changed in appearance since the last service call. The kitchen sink faucet does not work correctly. Client is aware & will address. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai.

The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets.
