Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,342 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/9/25: A section of concrete sidewalk is being replaced on the front of the building photo below. The humidity level was back under the acceptable level of 60% inside the residence on both floors after making the last adjustments. Will continue to monitor closely & adjust accordingly. Faint water stains on dining room & living room ceilings have not changed in appearance since the last service call. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.1/9/25: Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked the light timer in the living room. All ceiling fans are off. All the clear panels on the lanai are off. Breezeway ceilings are still waiting to be painted. Left everything show ready & turned off all water main handles when leaving.
1/7/25: The alarm was not armed upon entry nor was the water main turned off. I’m sure we discussed it, but I don’t have a note about whether you wanted both of these items off. Please let me know. I will leave them in the condition I found them this time but if you let me know before the next service call next week, I’ll make sure I do it as you expect it to be. On my walk around the house I found a wood saw in the landscaping next to the door that’s locked on the lanai, photo below. I brought it inside the garage.
1/7/25: I poured 1/4 cup of vinegar down the AC drain as requested.
1/7/25: I checked the golf course side windows for damage, there was none. The 2 packages were delivered to your condo but were for the neighbors so I placed them in front of their door.
1/7/25: Some plants remain bent over a bit, they will require re-staking. I found about 2 dozen small dead ants in the guest bathroom, photo below. I did not see any live ants. I cleaned these up so I will know if more return next service call.
1/7/25: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
1/7/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
1/7/25: Raised and lowered the hurricane shutter out back. Pool cage is down, reported previously. The pool is clearing up but has debris on the bottom, reported previously.
1/7/25: There appears to be a rectangular shaped depression forming in the front yard on the left side of the house directly in front of the sewer clean out pipe. Client will address when they return. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. Brought in two pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be taking all important mail to the post office for forwarding. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
1/7/25: Weeds beginning to really take over, reported previously.
1/7/25: I poured a few ounces of bleach in each toilet. The valve inside the garage will not turn to completely off, reported previously. This valve is also leaking a bit when open and probably should be replaced. This means there would still be water pressure on the lines so I turned it off as well outside. The refrigerator is not cooling or freezing so I’ve turned off the circuit breaker.
1/7/25: Ran the storm shutter up & down for preventative maintenance. The garage appears to have had water go several feet into the garage during the hurricane but is currently dry. The walls on the front of the garage are drywall & may need to be remediated. The main drain pipe underneath the kitchen is tagged for leaking when water is running through it. Client will address when they return. The master bathroom right side sink is tagged for leaking from the drain stop connection on the trap when water is running through it. Client will address. Monitoring the old water stain repair on the guest bathroom ceiling. Mini fridge in kitchen is off & doors open. Storm shutter on lanai is closed.
1/7/25: The garage has been sanitized since the last service call. I returned the car & bikes back to the garage & reconnected the battery maintainer. Ran the storm shutters up & down for preventative maintenance. Both guest bedroom windows are still waiting for new screens. Facade of building & some damaged soffits are still waiting to be repaired. Client advised that the soffits & building facade will be repaired soon. Storm shutters on lanai are closed. Left everything show ready when leaving.
1/7/25: I brought in a pool slip from the lanai dated 1/2.
1/7/25: I kept the thermostat and the humidistat the same as set last week. I will keep an eye on it. There is a very large ant hill in the front front corner landscaping, reported previously.
1/7/25: The toilet in the bath with the shower runs continuously when the water main is on. Neither of these are an issue when the water main is off. There was a Chewey package at the front door, I brought it inside, photo below.
1/7/25: The inside of the residence has not changed in appearance since the last service call. The inside of the residence will need to be throughly cleaned when renovations are completed. The garage appears to have had several inches of water in it during the hurricane but is currently dry. The walls on the front & the back of the garage are not concrete & may need to be remediated. Client is addressing. All ceiling fans are off. Mesh storm shutter on lanai is closed.
1/7/25: The lanai may need to be pressure washed soon see photos below. The pool water level was extremely low again below the top skimmer port & the pool pump was running dry when I arrived. I turned off the pool pump, turned on the water hose & set the timer for 120 minutes to bring the water level back up. Rust stains on both the kitchen & utility sink’s accidentally caused by the client. Client advised they will address the situation when they return. There is a small section of soffits slightly damaged on the back of the house over the master bedroom window. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
1/7/25: The humidity level was back around 55% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Monitoring the guest bedroom window closely. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
1/6/25: Contractor access. Met with josh from Hughes Exterminators for a termite inspection & symbiont heating & air ac technician Brett to replace the blower in the air handler. I let them both into the residence & stayed with them until they were finished. Josh with Hughes checked the entire residence including the attic & stated that he found evidence of subterranean termites inside the residence around the lanai door. Josh stated that he is going to recommend different treatment options for the subterranean termites to the clients. The blower motor in the air handler was replaced & everything was working correctly. Brought in one piece of mail see photo below. I did not see any more ants on the windowsills or on the floors by any of the windows since turning off the lamps at night. The pool pump is still not working. 9:30am - 12:30pm.
1/3/25: I was able to access the community today. The ac system was back on & appeared to be working correctly again. The lanai may need to be pressure washed soon. There is a small section of soffits damaged on the middle of the left side & front right corner of the house. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
1/3/25: The trap on the guest bathroom sink is tagged for leaking at the drain stop connection when water is running through it. Client will address when they return. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
1/3/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All doors are locked. Watered all the potted plants. The water heater has reached 10yrs of age & may need to be replaced soon. Client will address.
