Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,169 service calls we have performed 6,050 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/15/22: The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
9/15/22: Did not run any water per the client.
9/15/22: Went back and locked the front door using a key from the office.
9/15/22: Checked the water pan in the ac return vent.
9/15/22: Drained water from system after water was turned off.
9/15/22: The tires on the car were starting to get a little low. I inflated them all to 32psi using my cordless inflator. Ran the storm shutters up & down 1/4. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold. Storm shutters on lanai are closed.
9/15/22: The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
9/15/22: There was a Fire & ice heating & air service slip dated 9/12 on the kitchen counter when I arrived see photo below. Checked damp rid bucket in master bedroom closet. Currently 75% full.
9/15/22: Client advised they will handle the extension cord situation & the corroded water heater pipe when they return. Checked all damp rid buckets. Watered the plant on the lanai using the teapot.
9/15/22: Mini fridge was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All the back storm shutters are closed.
9/15/22: Pool has debris on the bottom. The HVAC condensate line is beginning to plug up. I see water in the pipe and beginning to gather in the over flow tray, see photos.
9/15/22: Brought in a one gallon container of distilled water for the golf cart batteries & two packages of toilet bowl cleaner for the bathrooms see photos below. The upstairs custom size washable ac air filters need to be washed or replaced. Watered the orchid on the front porch. All storm shutters are closed. Closed the storm shutter over the front door when leaving.
9/15/22: The left sink in the master bathroom has both valves off. I turned the cold water on long enough to fill the trap but then I shut it off. Mini-split reading EC, I don’t think it is working based on the hygrometer readings. Trap still on the right side of the home is behind the bushes.
9/15/22: Poured vinegar down the HVAC condensate tube. Weeds growing on the lanai.
9/15/22: Both damp rid buckets in the vehicles are full. The extension cord going to the Saab has been disconnected by the fire marshal. New fire codes regarding the extension codes have been implemented. The storm shutter over the dining room windows will not close all the way & is staying partially cracked open. Wine cooler in guest bedroom closet read 59/46. All storm shutters are closed. Closed the storm shutter on the lanai when leaving.
9/15/22: There appears to have been activity inside the residence since the last service call & the dishwasher was running when I arrived. The portable dehumidifier in the garage storage room was off & the bucket was full of water when I arrived. I discovered that the dehumidifier was not draining through the drain hose due to not enough pitch on the drain hose because the new dehumidifier is shorter than the old dehumidifier. I had to cut several inches off the drain hose & raise the dehumidifier off the ground using some old floor tiles in the storage room to get enough pitch on the drain hose to start draining. Will continue to monitor closely. Checked the damp rid bag in the master bedroom closet. Checked the old water stain by the upstairs window. It is currently dry to the touch & has not changed in appearance. Monitoring all previous water stains on the ceilings closely.
9/15/22: Bug situation appears to be over. I did not see any leak whatsoever around the guest toilet. Weeds growing on the lanai, photo below.
9/15/22: Poured vinegar down the HVAC condensation evac tube then chased with 8oz of water. Poured an ounce of bleach in each toilet.
9/15/22: Weeds growing in the cracks of the pavers on the lanai, reported previously, current photos below.
9/15/22: Checked plumbing inside residence before turning the water main on. Kitchen remediation photos below. Breaker panel is too difficult to figure out which breaker is for the water heater. Breaker panel needs to be relabeled.
9/15/22: The deadbolt on the front door would not release the key in the locked position when I was trying to leave. I was almost unable to remove the key in the unlocked position after trying for several minutes. The front door is currently in the unlocked position. The deadbolt will either need to be repaired or replaced by a locksmith. Will contact the client & advise them of the situation. There were no vehicles or watercraft in the parking space. Checked all damp rid buckets. Storm shutters on lanai are closed.
9/15/22: The left sink in the master bathroom has half the water pressure the right has. Your water has a sulfuric smell to it which usually indicates that the anode bar within the water heater needs to be replaced. A temporary solution could also be to have someone flush your water tank or run your hot water side valves for an hour or two prior to your arrival in Florida.
9/15/22: The storm shutters on the lanai are closed.
9/15/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/15/22: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to stay on. The bush/tree out front is leaning even more, as reported previously. The water has a sulfuric smell to it indicating the anode bar in the water heater may need replaced. The other temporary solution would be to flush the tank or run the hot side water only for an hour to an hour and a half to flush the tank prior to anyone coming down to occupy the home.
