Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,078 service calls we have performed 6,634 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/11/24: Drive by. Put both empty garbage cans back inside the garage. Made sure the garage overhead door was closed & the lock on the front door engaged when leaving.4/11/24: None of the old keys would work on any doors when I arrived. I entered the residence using the key from the lockbox on the front door when i arrived & put the key back in the lockbox when leaving. The new keys provided on the kitchen counter open the water heater room & garage exterior doors only. The key in the lockbox opens the front door & the garage storage room doors only. Client advised to make a copy of the key in the lockbox that opens the front door & garage storage room for now. Do not paint lanai signs on the front porch & sliding glass doors. Brought in one piece of mail with some sales flyers see photo below. Made sure the water heater, range & ice maker were off. Portable dehumidifier in kitchen read 50. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. The storm shutters on the front, dining room & living room windows are currently open. Storm shutters on lanai are cracked open for ventilation.
4/11/24: The door handle on the front door was unlocked & the alarm system was disarmed when i arrived. Client advised to activate the alarm system & lock the door handle when leaving. Made sure the water heater, range & ice maker were off. Opened up the cameras in the living room & master bedroom per the client. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac system sitting idle for too long. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed.
4/11/24: There was some caulking work being performed on the front porch & all of the storm shutters were open throughout the residence for painting of the building when I arrived see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. One of the refrigerator door seals is torn & tagged as such. Several tears in some of the front porch screens. The wine cooler in the dining room was on & reading 41/50. Tag on vehicle appears expired.
4/11/24: Was able to enter the residence today as all the plastic has been removed from the front of the building since the last service call. Half of the storm shutters on the lanai were open & the screens covered with plastic for the painters see photos below. New key provided by the office does not open the garage door. Garage door is temporarily unlocked for access. Checked the water pan in the ac return vent.
4/11/24: The paint has been removed from the front porch screen & the damaged closer on the screen door has been replaced since the last service call but the screen door still appears to have been bent & is still sticking out a little when closed see photos below. The lanai still needs to be cleaned & the few spots of paint cleaned off the tile by the sliding glass doors. Client advised these will all be addressed during the next walkthrough. The humidity level is consistently over the acceptable level of 60% inside the residence. Client advised a dehumidifier will be installed soon. The new kitchen sink faucet has extremely low water pressure. All of the supply valves underneath the sink appear to be open. I have tagged it as such. New roof construction has not changed in appearance since the last service call. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Exterior of car is dirty & will need to be washed when client returns.
4/11/24: No charge drive by to do a temperature and humidity check in order to get you back into your regular service call rotation. Ac thermostat read 76/76. Temperature & humidity read 76.3 & 67.6%. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. A detailer is recommended to clean at this time. Information has been provided to the client via email. Your next scheduled service call is on 4/25/24.
4/11/24: No charge drive by to do a temperature and humidity check in order to get you back into your regular service call rotation. Ac thermostat set to 73 & read 73. Temperature & humidity were 73.3 & 59.7%. Garage parking space was empty. Your next scheduled service call is on 4/25/24.
4/11/24: Made sure the range & ice maker were off. Was unable to inspect the water heater as the new key provided does not open the water heater room downstairs. Client advised water heater is off & will provide key for room. Poured one bottle of Nuline down the ac condensate drain line for preventative maintenance. The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. A section of screen on the front porch is starting to detach from the top. Client will address. A section of the front porch tile floor is damaged. Client will address. Storm shutters are partially open for ventilation.
4/11/24: Drive by. Turned the water main inside the garage back off after running the water timer for 120mins & made sure everything was locked up when leaving.
4/11/24: The humidity level was still slightly over the acceptable level of 60% inside the residence at 77 when i arrived. The thermostat needs to be temporarily lowered to 76 or below for now to circulate air & mitigate the high humidity levels. Client will adjust thermostat. Checked light timer in living room. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat photo below. Straps were tight. Watered the plants during the entire service call & set the water timer for 120mins. Will return later today to turn the water main inside the garage back off.
4/10/24: The pool pump is set to pull water from the bottom center drain. The pool is very cloudy, photo below. Client told me the pool company was just here before I arrived. They must have treated it. There is a dry spot in the yard just to the right of the drive, photo below.
4/10/24: Home under renovation from flood damage. Painter working inside on door jambs. The pool pump has only one timer nubs. Debris on the bottom and top of the pool. The weeds growing on the lanai have been sprayed and are dead. Vinyl flooring has been installed in all rooms. The pool has debris at the bottom and the edges and corners need scrubbing, photos below.
4/10/24: One palm tree on the side of the house appears to be dying, reported previously.
4/10/24: Several of the rooms with exterior walls that have windows have the window area sectioned off and dehumidifiers running, baseline photos below. Carpet is off the steps to the upstairs. The upstairs bedroom and TV room were closed off completely no real access to them. There was a tripped circuit breaker for the kitchen GFI island, photo below. The water main valve to the home was on upon arrival, I turned it off upon departure. I took photos of the back landscaped area. The garage lights were on upon arrival, I shut them off.
4/10/24: The humidity is acceptable so I moved the thermostat to 78. The humidistat is still set at 55 would be better. There is fascia that needs nailed back up in the pool area, photo below. There is some screen spline that has come loose or needs reply, photo below. The front entry door drags a bit at the bottom when you open it.
4/10/24: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive again. The front armadillo hole behind the front window appears active or dug try to make a den, photo below. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, reported previously. Now there appears to be a water spot on the ceiling in the living room, previously reported. The weeds are started to cover the pool equipment, reported previously. Soffit is starting to come out at the gable peak in the back, reported previously. There is a tree branch hanging over the shed that could damage the roof in high winds or a hurry, photo below. I ran water in the pool during the service call.
4/10/24: I watered all the plants surrounding the pool inside and out. There were two pieces of mail I brought inside, they were sales flyers. The hydraulic closer for the pool screen door is broken, reported previously. I ran water in the pool while I was here.
4/10/24: Stopped to change the batteries in the thermostat.
4/10/24: I left the key in a lockbox on the front door as requested. I moved the thermostat to 78 from the 75, which is where it is generally at this time of year.
4/10/24: I poured 4oz of vinegar down the HVAC condensate tube and then chased with an entire cup of water. I left the key in the lockbox on the front door for the plumber.
4/10/24: Poured 2oz of bleach in each toilet.
4/10/24: Almost every circuit breaker is off with the exception of the AC system. The air filter for the air handler should be replaced, reported previously. I could not find any so if you’d like I could pick one up. Both toilets are leaking at the gasket between the tank and the stool. This is not a immediate issue as they only leak when flushed and the water main is off.
4/10/24: The dehumidifier in the kitchen read 52 and had some condensation in the evac tube. The dehumidifier in the bathroom read 51 and did not have condensation in the evac tube.
4/10/24: The dehumidifier read 45%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. The deadbolt lock on the door to the garage was not locked upon arrival but locked upon departure. Front door has a lockbox on it.
