Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,124 service calls we have performed 6,634 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/8/24: Photos of the plants on the lanai below. The water main livable was on upon arrival, off upon departure.5/8/24: I watered all but 3 of the plants on the outer pool deck, I also watered 5 plants just inside the hurricane screen. I watered both plants out front, the flower plant was in distress so I watered it even more. All other plants showed they had sufficient moisture. I have noted the Nu-Line date for July as well as the filter.
5/8/24: I poured a few ounces of bleach in each toilet. I turned the entry light off as requested.
5/8/24: Ladder in the MB, reported previously.
5/7/24: Drive by. Client advised that the pool water level appeared low & the auto filler valve needed to be checked. I found the water softener tank completely full, overflowing through the side & the supply valve for the pool auto filler was turned off see photos below. Face timed the client while at the residence. The pool water level was 1/4 of the top skimmer port & started filling back up when I turned the valve back on. The water level in the tank started dropping when the pool started filling & quit leaking from the side. Will send a video of the leak to client via text. Collected the mail from the mailbox & will be bringing all important mail collected during the service calls to the post office for forwarding per the client. 5:00pm-6:00pm.
5/7/24: The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in the first week of July. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
5/7/24: Brought in one piece of mail with some sales flyers see photo below. There is some browning throughout the lawn. Client is aware. The irrigation timer is currently off. The doors on storage shed on the left side of the house are unlocked. Garbage cans on right side of house are full of water. Visual check of the boat photo below. Straps were tight.
5/7/24: Home under renovation from flood damage. All sinks, showers and toilets are now under water pressure. There is a worker, Marc, putting in shelving within the MB closet today.
5/7/24: The pool water level was slightly low from evaporation when I arrived. I ran the hose in it during the service call to help bring the water level up. Mini fridge in living room was on & cold. Dock is waiting to be repaired. All accordion storm shutters are closed. Breaker panel door has been unscrewed for easier access. Made sure the garage overhead door was closed when leaving.
5/7/24: Sprayed an active hornets nest on the soffits by the front door. Made sure the water heater & range were off. Ac air filter was replaced recently. All ceiling fans are off. Swept cobwebs away from the security cameras on the lanai. Turned the water main off to the house only when leaving.
5/7/24: There is no boat in the garage but I assume you know that. I found plastic shredding next to a laundry basket in the one bedroom. When I look further, I saw shredded Bat plastic bag inside that laundry basket. I sent a video to customer, I could not find any pest droppings, so I’m not sure what this is.
5/7/24: The lawn had excessive browning throughout the yard when I arrived see photos below. The irrigation system was on & I did not find any tripped breakers. The neighbor advised he would be inspecting the sprinkler heads. The pool water level was slightly low from evaporation. I ran the hose in it during the service call to help bring the water level up. Massey arrived to service the lawn while I was at the residence. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Visual check of the dock.
5/7/24: Removed a problem solved pest sign from the front yard. The lawn has excessive browning throughout the yard see photos below. The pool pump filter canister was slowly leaking see photo below. The humidity level was well below 60% inside the residence. I raised the thermostat to 74 for now to save energy. Will continue to monitor closely & adjust accordingly. The large propane tank on the left side of the house appears to be getting low on propane. Brought in one piece of mail see photo below. Did not see any ants in the master bathroom. Mini fridge on lanai was locked. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Visual check of the dock.
5/7/24: I went straight to the pool to see the water level as we had issues last call. The pool level was just under a 1/3 the skimmer port so I ran water during the service call when I wasn’t watering plants. I watered all the plants around and in the pool cage. The last pool slip was dated 4/20/24, I feel like they have been coming but no slip since then.
5/7/24: New roof construction progress photos below. The new underlayment has been installed since the last visit. Water heater, range & ice maker have all been previously turned off. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
5/7/24: Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. Ran the hose in the pool during the service call to help keep the water level up. All ceiling fans are off. Faint water stain on garage ceiling by light fixture has not changed in appearance. Mailbox lid is taped shut. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
5/7/24: Set up dehumidifier.
5/7/24: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. The water supply to the toilet tanks are off at the valve. There is browning of the yard, photos below. I tested the zones and they all came on with plenty of pressure.
5/7/24: The lawn had excessive browning throughout the entire yard when I arrived see photos below. Location marks for Charlotte county utilities have been placed in the front yard photo below. One of the travertine tiles by the pool appears to be sinking see photo below. The water fall portion of the pool appeared to be a little low. I ran the hose in it during the service call to help bring the water level up. Made sure the water heater & oven were off. Turned off several lights that were on throughout the residence. All ceiling fans are on. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers as they are starting to sink & paver base is starting to wash up. Visual check of the boat photo below. All straps were tight. Activated the alarm system when leaving. Left the water main on for the pool water auto filler when leaving.
5/7/24: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive again. The front armadillo hole behind the front window appears active or dug try to make a den, photo below. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, reported previously. Now there appears to be a water spot on the ceiling in the living room, previously reported. Soffit is starting to come out at the gable peak in the back, reported previously. There is a tree branch hanging over the shed that could damage the roof in high winds. I began running water in the pool during the service call and I will come back in a couple hours to shut the water off. There was someone here clearing the bushes around the pool cage.
5/7/24: Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using some of the water jugs provided. Put the keys back in the lockbox when leaving.
5/7/24: Removed the piece of avocado from the refrigerator that was perishing photo below. All ceiling fans are off. Mini split ac is on.
5/7/24: I found the garbage disposal bound up, so I freed it and sprayed some WD-40 into it liberally. The guest bathroom toilet seat was down, photo below. I cleaned it up of course. This is why I suggest they be up during the summers. Debris along the one side of the house, photo below. Not sure if I should turn the water on to the MB tub, so I didn’t.
5/7/24: There was a box of tarps & misc items on the carport when i arrived photo below. I put the box in the laundry room for now. A section of the ceiling on the lanai appears to be falling down see photo below. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is unlocked. All storm shutter panels are on. Visual check of the dock & boat ramp photos below.
5/7/24: There is browning in the yard, photos below. I turned the irrigation system on and zone one had very low water pressure and the other zones as well, some heads didn’t even have enough pressure to get up fully.
