Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 30,612 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/6/24: Photo of the drive which has quite a few weeds, thought maybe the lawn crew has been neglecting it?9/6/24: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
9/6/24: Mini fridge in kitchen was on & cold. Ceiling fan in living room is on. Hardware for garage door opener appears to be loose & pulling away from wall. Client will address when they return.
9/6/24: Both dehumidifiers did not have water in the lines. Kitchen read 53 and bathroom 51. I ran the RO until the stream nearly stopped. There is one spot on the ceiling in the guest bedroom, reported previously has not gotten worse.
9/6/24: Large damp rid buckets are recommended vs bags as damp rid bags are prone to leaking & can cause irreversible damage. All ceiling fans are off.
9/6/24: The dehumidifier read 57%. I rebooted the camera on the lanai.
9/6/24: All ceiling fans are off. Lanai screen door is locked.
9/6/24: All ceiling fans are off. The old water stain on the master bathroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely.

9/6/24: I poured 4oz of vinegar down the HVAC condensate tube then chased it with 20oz of water when the tube overflowed. I determined the tube was becoming plugged so I vacuumed the AC drain. Below is a photo of what came out.
9/6/24: The tires on the car were starting to get a little low. I inflated them all to 32psi using my cordless inflator. All ceiling fans are off.
9/6/24: The tag on the mini van appears to expire soon photo below. The guest bathroom toilet is tagged for leaking between the tank & bowl when being flushed. Clients can address when they return. All ceiling fans are off. The water heater is almost 20yrs old & may need to be replaced soon.
9/6/24: I poured vinegar down the HVAC condensate tube and then chased with water. There are a few dead ants in each track of the sliders, reported previously. I did not find any live ants.
9/6/24: I poured vinegar down the HVAC air handler condensate tube. I started the car, I moved it a foot and it idled during the service call. Photo of the AC filter below, looks very good to me for having been changed in April. There were 3 tripped circuit breakers, photos below.
9/6/24: All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off in unit #201.

9/6/24: I poured an ounce or two of bleach in each toilet. Met Tri-County AC. Photo of the spot in the MB , below. Looks the same to me and the photo I took initially but better to put more eyes on it.
9/6/24: All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
9/6/24: Portable dehumidifier in kitchen read 46. Checked light timer in living room. Lanai screen door is locked.
9/6/24: All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
9/6/24: I poured an ounce of bleach in each toilet. I poured vinegar down the HVAC condensate tube and chased by water. The ceiling spots report last service call appear to be the same.
9/6/24: All ceiling fans are off. Lanai screen door is unlocked. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving. Green slip in mailbox.
9/6/24: I poured a few ounces of bleach in each toilet. None of the ceiling spots have gotten worse. Issues with the lawn out back appears it may be wild boars digging, photo below. I vacuumed the AC drain.
9/6/24: All of the weeds have been removed from all the landscape beds since the last service call photos below. Watered the new triple Pygmy date palm by the back door with numerous gallons of water. The new palm tree is alive & appears to be healthy. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Bahama shutters are open.
9/6/24: I poured vinegar down the HVAC condensate tube then chased it with water. You are out of vinegar. While chasing the vinegar with about 10oz of water I noticed the tube backing up which indicates a partial block. A partial block will almost certainly lead to a full on blockage. I called the HO and they agreed, so I vacuumed the AC drain, photo of what came out is below. Once vacuumed I poured nearly a gallon of water through the pipe without issue.
