Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,282 service calls we have performed 6,634 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/3/24: The lawn has a few brown spots throughout the yard. The pool water level was extremely low from evaporation again when i arrived. I ran the hose in the pool during the service call & set the water timer for 120mins when leaving to bring the water level back up to the optimal level of the middle of the top skimmer port. Will return later today to check on the pool & turn the water main back off. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.6/1/24: I started the white car and it idled during the service call. I used the pre addressed postage paid envelopes to forward the mail. Some browning in the yard, reported previously. The blue car would not start, it had no dash or interior lights however the cars parking lights were illuminated fronts and back. I connected the larger of the two battery maintainers. As I was walking the perimeter the neighbor to the left called me to the back left corner to show me the whit pipes (irrigation) had a severe leak on the supply side. I could not find a way to turn it off. I called the customer to make home aware of both issues.
5/31/24: One of the pipes connected to the pool pump equipment appears to be leaking slowly while the pool pump is running see photos below. The pool water level was low from evaporation & water leak combo. I ran the hose in the pool during the service call to help bring the water level up. A water timer is recommended for the water spigot to control the water level in the pool. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Will pour one bottle of Nuline drain cleaner down the ac condensate drain line every 90 days for preventative maintenance if applicable. Water softener salt container is half full. All storm shutter panels are off.
5/31/24: Removed a fine design pest sign dated 5/21 from the front yard. Current photos of the lawn. Excessive weeds are growing in the landscape beds. Water softener salt container is half full. Lanai screen door is unlocked. Will pour one bottle of Nuline down the hvac condensate drain line for preventative maintenance every 90 days. Will start the car every other service call.
5/31/24: All ceiling fans are off. Was still unable to unlock the deadbolt on the garage door.
5/31/24: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second.
5/31/24: A new ac air filter has been installed since the last service call. Mini fridge in kitchen was on & cold. Ceiling fan in living room is on. Hardware for garage door opener appears to be loose & pulling away from wall. Client will address.
5/31/24: All ceiling fans are off.
5/31/24: I poured an ounce of bleach in each toilet. Some browning in the yard. I poured vinegar down the HVAC condensate tube followed by water.
5/31/24: Made sure the water heater & range were off. All ceiling fans are off. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Lanai screen door is locked.
5/31/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. The previous water stain on the master bathroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely.
5/31/24: I poured a few ounces of bleach in each toilet. Some browning in the yard.

5/31/24: There is a very heavy chemical like smell in the garage, like paint thinner. I opened the overhead door to ventilate it. I poured vinegar down the HVAC condensate tube then chased it with water.
5/31/24: All ceiling fans are off. The water heater is almost 20yrs old & may need to be replaced soon.
5/31/24: All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off in unit #201.

5/31/24: Browning in the yard is about the same as before. Watered the 4 interior plants. Found a dozen dead ants in the guest bathroom with the tub, photos below.

5/31/24: Made sure the water heater, range & ice maker were off. Portable dehumidifier in kitchen read 45. Checked light timer in living room. Lanai screen door is locked.
5/31/24: The dehumidifier read 50%. I found 1/2 dozen sewer flies in the MB mainly in the shower. 3 were alive I killed them. I found 1/2 dozen sewer flies in the GB, all dead. I closed all sink drains and the overflows, tub included . I also taped over the shower drain. This is in an attempt to limit access to the hose.
5/31/24: The grass is starting to turn brown from the excessive heat & lack of rain see photos below. The crack in the stucco has been repaired since the last service call. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. Pink tags on landscape bushes & plants to keep the landscapers from trimming them. All storm shutter panels are off.
5/31/24: Brought in one piece of mail see photo below. Made sure the water heater & range were off. All ceiling fans are off. Lanai screen door is unlocked. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving.
5/31/24: Both dehumidifiers had water in the lines. Kitchen read 48 and bathroom 51. I ran the RO until the stream nearly stopped.
