Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,377 service calls we have performed 6,634 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/30/24: Brought in four new large damp rid buckets & placed one of them in each vehicle for now see photo below. Lawn conditions have returned to normal. The pool water level was all the way to the top of the pool pavers so I did not run the hose in the pool at this time. Did not see any ants in the master bathroom. Mini fridge on lanai was locked. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Visual check of the dock. Green slip in mailbox.7/30/24: The browning in the yard is no longer improving in my opinion.
7/30/24: All of the weeds have been removed from the landscape beds and deco drain on the lanai since the last service call. Put both garbage cans down by the street for collection. Made sure the water heater, range & ice maker were off. Gutters are waiting to be installed on the front and sides of the house. The driveway is sunken & cracked all along the left side possibly from heavy machinery. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
7/30/24: Location flags are in the front yard for utilities work. The pool pump filter canister is still leaking while the pool pump is running. Monitoring the new sod along the seawall closley. The breaker to the microwave is off & the door temporarily open to prevent odors from building up. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
7/30/24: Water is to remain off. Plants are doing well.
7/30/24: All of the weeds that were growing in the landscape beds have been sprayed/removed recently. Shed door is locked.
7/30/24: Both master bathroom sinks are tagged for leaking underneath when water is running. I poured a couple cups of water down each sink for now to keep the traps from drying out. Client will address when they return. All ceiling fans are off. Visual check of the boat & trailer. Lanai screen door is unlocked. Mailbox lid is taped closed.
7/30/24: All of the weeds have been sprayed recently & the lawn has been mowed. Internet modem was on. There were some powerlines laying on the ground in between the house on the right side when I arrived see photos below. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. All ceiling fans are off. Faint water stain on garage ceiling by light fixture has not changed in appearance. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
7/30/24: The alarm system appears to be working correctly again. The alarm system was armed when I arrived & I was able to arm it when leaving. Stains on driveway pavers. Hairline cracks are starting to develop in the stucco underneath all the window sills on the left & right sides of the house. The lawn has some large brown spots throughout the entire yard. Location marks for Charlotte county utilities have been placed in the front yard. One of the travertine tiles by the pool appears to be sinking. All ceiling fans are on. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Left the water main on for the pool water auto filler when leaving.
7/30/24: The browning in the front yard does not appear to have improved.
7/30/24: Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Old water damage on garage ceiling. Did not run any water inside the residence per the client. All the plants were wet from rain. Put the keys back in the lockbox when leaving.
7/30/24: The pool auto fill has been put back on and is working. Some weeds beginning to grow again on the lanai, reported previously.
7/30/24: Removed the expired containers of yogurt, creamer & milk from the refrigerator see photo below. Weeds and grass are starting to grow in the landscape beds & driveway pavers. All ceiling fans are off. Mini split ac is on.
7/30/24: The pool pump is set to pull water from the bottom center drain.
7/30/24: The pool water level was low and there was some plant debris on the bottom when I arrived. I ran the hose in the pool during the entire service call & set the water timer for two hours to bring the water level back up. Brought in one piece of mail see photo below. All ceiling fans are off. Galvanized storm shutter panels are on across the lanai & right side garage window. Storm shutter panels will be installed over the front door if major storm is imminent. Visual check of the dock. Put the key back in the lockbox when leaving.

7/30/24: I watered the plant by the door in the dining area. I poured vinegar down the HVAC condensate tube and chased with water. I poured a few ounces of bleach in each toilet. Downspout crushed by mowers, reported previously. Weeds browning in the cracks on the lanai, too many to pull, they should be sprayed, photo below. The filter for the HVAC system should be changed, photo below. I would change it but could not find a new one in the house. Let me know if you would like me to get one to be able to replace.
7/30/24: The residence has not changed in appearance since the last service call. All ceiling fans are off. Both lanai screen doors are locked. All storm shutters are closed. Shed door is locked.
7/30/24: The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane.
7/30/24: All ceiling fans are on. Both storage shed doors are locked. All gates are closed. All storm shutter panels are on.
7/30/24: Brought in one piece of mail with some sales flyers see photo below. Weeds and grass are growing in the landscape beds & pavers by the front entrance. Portable dehumidifier in master bedroom read 42. All ceiling fans are off. Washing machine door is cracked open to prevent odors from building up. Large damp rid buckets or an air dryer are recommended for the vehicle for mold prevention. All lanai screen doors are unlocked. Water softener salt container is half full. Left the water main on for the pool auto filler & closed the garage overhead door when leaving.
7/30/24: Photos below of the underground utilities work being conducted in the front yard. One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. Monitoring the old water stains above the garage overhead door closely. The alarm system is temporarily deactivated.
7/30/24: The AC thermostat was off and the AC system was not working when I arrived. I did not find any trip breakers or GFI outlets and I was unable to get the thermostat to turn on. The AC system will need to be repaired at this time. Will contact the client & advise them of the situation. The lawn has a few small brown spots in various locations that appear to be getting smaller. All ceiling fans are off. Manabloc water system has some corrosion on some of the pipe connections. Salt container for water softener is 3/4 full. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
7/29/24: All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Living room sliding glass doors are sandbagged for storm protection. Monitoring the old water stain on the master bathroom ceiling closely.
7/29/24: The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Mini fridge in kitchen is off & door open. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed.
