Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,968 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/28/25: All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on.
5/28/25: The citrus tree that’s covered in the backyard appears to be dying see photo below. Found the garage side entry door unlocked & locked it. Made sure the water heater, oven & ice maker were off. Unable to flush the master bathroom toilet. All ceiling fans are off. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below. Green slip in mailbox.
5/28/25: The pool water level was a little low when I arrived. I ran the hose in the pool during the service call to help bring the water level up. The hose connected to the chlorinator on the pool pump equipment is leaking while the pool pump is running. The lawn has some browning in the front & backyard. The backflow preventer on the left side of the house is dripping water. The irrigation system is in the auto position. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Water softener salt container is 1/4 full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
5/28/25: All ceiling fans are off. There is a hairline crack starting in the stucco underneath the mid guest bedroom window. Green slip in mailbox. All storm shutters are open.
5/28/25: The floor was dry surrounding the ac air handler. Ac system uv light was blue. One of the master bathroom faucet handles is loose or broken. Client advised all faucet hardware will be replaced when they return. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Monitoring the old water stain around the master bathroom shower light closely.
5/28/25: Brought in a service slip from Southwest pest management dated 5/19 see photo below. Irrigation system light was solid blue. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green slip in mailbox.
5/28/25: Front load washing machine lid is open to prevent odors. Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. Garage side entry door handle only is unlocked. All storm shutter panels are on. Green slip in mailbox.
5/28/25: All ceiling fans are off. Watered the plants on the front porch per the instructions provided. Photo of the plants below. Mesh storm shutters on lanai are closed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance if applicable. Left the water main on for the pool water auto filler when leaving.
5/28/25: The inside of the residence has been repainted recently. All ceiling fans are off. Storage room door on breezeway is locked.
5/28/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Wine cooler in kitchen is off & door propped open. Lanai screen door is locked. Green slip in mailbox.
5/28/25: All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
5/27/25: There has been some activity inside the residence since the last service call. The guest bathroom light was on & the lid to the toilet tank was off when I arrived. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
5/27/25: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filters as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
5/27/25: Made sure the water heater, range & ice maker were off. All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
5/27/25: The refrigerator has been turned on, the storm shutter & all of the window blinds have been opened since the last service call. Mini fridge in kitchen is off & doors open. Storm shutter on lanai is open.
5/27/25: Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed. Left everything show ready when leaving.
5/27/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Ran both storm shutters up & down for preventative maintenance. Checked all damp rid buckets. Wine chiller in the den read 57. Storm shutters are closed. Water heater has reached 10yrs of age. Front load washing machine door is open to prevent odors.
5/27/25: It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items in the kitchen. All ceiling fans are off. Mesh storm shutter on lanai is closed.
5/27/25: The lawn has some excessive browning starting throughout the entire yard. The humidity level was back under 60% inside the garage after making the last adjustment. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. Ran water in lanai sink. The new irrigation system appears to be on.
5/27/25: The pool pump impeller housing had a crack in it & was leaking while the pump was running when I arrived see photos below. Reset the tripped gfi outlet in the garage & made sure the garage overhead doors were closed all the way. The right side overhead door has a small section of weather stripping missing that is allowing light to shine through. The fill valve in the half bathroom toilet by the pool has quit working correctly & would not quit trying to fill the tank. I shut the water supply valve to the toilet off for now & tagged the toilet as such. Client can address when they return. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Made sure none of the toilets were running before leaving. All ceiling fans throughout the residence are on. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 72.9% & 82.7. All accordion storm shutters are closed & all storm panels on. Made sure to leave the water main on for the pool auto filler when leaving.
5/27/25: I had to remove some more of the fruit from the refrigerator as it was perishing. There are a couple sections of soffits pushed up along the back of the house. The pool is missing a couple tiles on the waterline. Client is addressing. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the truck in the driveway. Visual check of the boat photo below. Left the water main on when leaving.
5/27/25: An irrigation sprinkler head appears to be broken & causing a washout on the left side of the house in front of the pool cage see photos below. The lawn has some brown spots throughout the entire yard. Brought in two pieces of important mail with a stack of magazines & sales flyers. I put the envelope in the mailbox to be forwarded as it was under 13ozs.
5/27/25: There was a signature pest control technician spraying the lawn & a white Toyota Camry car parked in the driveway when I arrived. There is some browning throughout the entire lawn. Checked all damp rid buckets. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Green slip in mailbox.
5/27/25: The lawn has some light browning & some brown spots throughout the yard see photos below. Weeds are starting to build up in the landscape beds see photos below. Removed an arrow environmental services pest sign dated 5/16 from the front yard. New blinds are waiting to be installed over all the windows & sliding glass doors. All ceiling fans are off. Water softener salt container is full. Visual check of the boat photo below. All storm shutters are closed.

The lawn has some browning in the front & right side of the house see photos below. Made sure the water heater, range & ice maker were off. Made sure the refrigerator was in vacation mode. All ceiling fans are off. Mini fridge on lanai is off & door open. Pool water spiqot fill valve was on. All accordion storm shutters are closed & panels on. Turned off the water main to the house only when leaving.
