Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,436 service calls we have performed 9,207 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/16/24: Water is to remain off per client. I insured that the water valves were off outside. I blew off each deck. The humidity is running just above 60% still in acceptable limits. I picked up the gate card from the table. I made sure the slider was closed upon departure.
5/16/24: The front door has been completed since the last service call see photos below. Brought in one piece of mail see photo below. The four fire sprinklers in the kitchen, dining room & living room ceilings all appear to be missing escutcheon plates. All ceiling fans are off. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. Put the mailbox key back on the kitchen counter.
5/16/24: The inside of the residence has not changed in appearance since the last service call. Sections of painting & breezeway ceiling repair on building still waiting to be finished. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. All ceiling fans are off. Monitoring all previous water stains on the ceilings closely. Panels on lanai are closed. Lanai ceiling still waiting to be repaired.
5/15/24: I started the car and let it idle during the service call. Guest bathtub drain and toilet bowls are covered with cellophane. The water has a slight smell to it.
5/15/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
5/15/24: Went to the mailbox, no package. Photos of landscaping below as requested.
5/15/24: It was extremely warm & the humidity level was high inside the residence when i arrived. I found the ac breaker in the breaker panel turned off & turned it back on restoring power to the ac system. The ac system came back on & started blowing cold air from the vents. Will continue to monitor closely & adjust accordingly. Picked up the check from the kitchen counter. Made sure the water heater, range & ice maker were off. Made sure the front load washing machine door was open. All ceiling fans are off. Wine cooler in kitchen is off & door propped open. Lanai screen door is locked.
5/15/24: The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Cracked guest bedroom window has not been replaced yet. Washer dryer combo partially removed from utility closet blocking closet doors making it unable to inspect the water heater & ac air handler. Mini fridge in kitchen is off & door open. All ceiling fans are off. Checked damp rid bucket in storage closet. Will start the car every other service call.
5/15/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. There is an armadillo hole in the front corner landscaping but it appears filled. There is digging around the house in the landscaping but no full dens built that I can see, photos below. The first three photos are of the same spot just different angles to show you where it is. You have to irrigation donuts sitting on a rock out front? You have a pool cage guide wire that has come lose, but it seems it was that way for some time?
5/15/24: All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
5/15/24: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks, one drop opening it and another closing it phots below, LOL!
5/15/24: All ceiling fans are off. Will connect the battery charger to the kayak battery in June.
5/15/24: Must go through the garage to enter the home. Browning in the lawn photo below. I placed 3 palm fronds out to the road. Met the AC tech from Abbott Air due to the system being down.
5/15/24: The lawn had some browning throughout the yard when i arrived see photos below. Weeds are starting to grow in the landscape beds & driveway see photos below. Removed a problem solved pest sign dated 5/15 from the front yard. Ran the hose in the pool during the service call to help keep the water level up. All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
5/15/24: The lawn had excessive browning throughout the yard when I arrived see photos below. I ran the hose in the pool during the service call to help keep the water level up. The exterior of the house may need to be pressure washed soon & hairline step cracks are starting to appear in the stucco. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced soon. Monitoring all old water stains on ceilings closely. Irrigation timer is set to the run position. Water softener salt container is half full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
5/15/24: A small section of new soffits on the front of the building are pushed up. Picked up some gecko droppings off the office & dining room floors. Ac system uv light was blue. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Faint water stain around light in shower has not changed in appearance.
5/15/24: The lawn had some browning throughout the entire yard when i arrived see photos below. Irrigation system light was solid blue. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door.
5/15/24: Removed an elite pest sign dated 5/14 from the front yard. Monitoring the new sections of sod in the front yard closely. The entire backyard appears to be dead photos below. The irrigation system is in the run position. The pool pump was on & running. I ran the hose in the pool during the entire service call to help keep the water level up. Brought in three pieces of mail & with a stack of sales flyers see photo below. Made sure the water heater, range & ice maker were off. Owners pantry is locked. Turned off the water using the green handles when leaving.
5/15/24: Drive by. Checked the irrigation timer & ran a wet check of all five zones. Watering days are set to Tuesday’s & Friday’s. Zones 1,3,4& 5 are set to run for 30min per zone. Zone 2 is set to run for 15mins. First zone is set to run at 6:00am. All sprinkler heads & zones were working correctly. Recommend the pinwheel heads on the rotors in the front yard on the right side of the driveway be replaced as they do not appear to supply sufficient water to certain areas of the front yard. Lawn could also be brown from pesticides burning the lawn from insufficient water. The ac system was on & working correctly. Ac thermostat read 81/81 & it felt cool inside the residence again. Will contact the client & advise them if the situation.
5/14/24: The pool pump is set to pull water from the bottom center drain. The pool level is just below the skimmer port. Pool pump did not run while I was here.
5/14/24: The car battery maintainer light was green. The alarm pad next to the garage door beeps lightly every minute or so. It took 3 flushes to get clear water in the guest bathroom. I changed the front door keypad batteries.
5/14/24: Water to remain on for plant irrigation on the lanai. I walked the house one last time to ensure all water faucets, shower heads and toilets were not running. Browning in the yard documented previously. Photo of plants on the lanai. I ran them for 10 minutes while I was here.
5/14/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in the first week of July. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
5/14/24: Watered plants in front and back
5/14/24: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Did not run any water inside the residence per the client.
