Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,026 service calls we have performed 9,207 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/5/21: Brought in a small package that was in the mailbox see photo below. The plates on the car & boat trailer are expired. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
11/5/21: Checked all damp rid bags. The guest bathroom sink right side faucet handle is loose. I have tagged it as such.
11/5/21: Replaced the ac air filter & wrote the date of installation on the new filter.
11/5/21: Put the keys in the lockbox on the wall when leaving per the client. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 50% for now to circulate air & mitigate the high humidity level. The pool cage & screens may need to be pressure washed soon. Weeds are growing in the pool pavers. The left side water faucet handle in the guest bathroom sink is broken. It appears to have been broken & was just siliconed back on. I have tagged it as such. The master bathroom left side sink has a slow drain. I have tagged it as such. There are hairline cracks in the stucco on the right side of the house.
11/4/21: Turned the alarm off, the water heater on, the AC air handler and condensing unit at the circuit breakers.
11/4/21: Drive by. Removed the green slip from the mailbox per the client see photo below. Removed a problem solved pest sign dated 11/4 from the front yard.
11/4/21: Checked all damp rids.
11/4/21: Made sure the water heater, range & ice maker were off.
11/4/21: Checked the water pan in the ac return vent.
11/4/21: The ac system was back on & appeared to be working correctly again since being repaired after the last service call. Will continue to monitor closely & adjust accordingly. Ran water through fridge door. Drained water from system after water was turned off.
11/4/21: Found breaker #26 tripped when I arrived & reset it. Photo of breaker #26 description below. The garage rear entry door was locked & did not show any evidence of being tampered with. The alarm system also did not have any low battery warnings on the display. There was excessive vibration coming through the slab of the house from the pool construction while I was inside. Pool construction progress photos below. Did not use the master bathroom left side sink per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool construction workers had the water main on when I arrived & I left it on for them when leaving. I contacted the client & advised them of the situation.
11/4/21: Brought in a stack of sales flyers. The switch for the garbage disposal has quit working properly & now has to be held down to run the disposal. I have tagged it as such. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
11/3/21: Came back to shut off water and check the pool level. It is at about the middle of the skimmer port which is perfect.
11/3/21: Watered the plant in the kitchen. Poured vinegar down the HVAC condensation evac tube.
11/3/21: All toilets are off at the tank especially since the water main valve is to remain on. Found the pool within 1/2 inch of the bottom of the skimmer port. I notified the client he directed me to a hose. I ran water during the service call and the next call as well. Will return to shut the water off after my next service call.
11/3/21: The armadillo hole still appears to be filled in and covered by someone since the last service call.
11/3/21: This MB toilet fid not flush again today, I am not sure why.
11/3/21: Ran water through exterior fridge door. Did not run water through garbage disposal but did run the disposal for 2 seconds.
11/3/21: The keys to the residence were back inside the lockbox since the last service call. Made sure the water heater, range & ice maker were off. Personal belongings have been put inside the residence since the last service call see photos below. Removed the lockbox from the front door when leaving.
11/3/21: One of the master bathroom bathtub faucet handles is loose. I have tagged it as such. The pool cage & screens have green pollen starting to build up on them and may need to be pressure washed soon. Weeds are growing in the landscape bed by the pool again. Checked all damp rid buckets.
11/3/21: Put the storm shutter on the lanai back up & put the lanai furniture back outside. The smoke detector in the utility closet hallway was chirping when I arrived. I replaced the battery with a new 9v battery & tested it after installing the new battery. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower temperatures outside. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
11/3/21: Made sure the water heater, range & ice maker were off. Raised the ac thermostat to 78 per the client. Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
11/3/21: Cleaned up several dead millipede worms from the floors in various locations throughout the residence. It also appears that management is not cleaning the stairwells on a regular basis & it is full of dead bugs.
11/3/21: Both damp rid buckets in the master bedroom closets are full & need to be replaced.
11/3/21: Swept cobwebs off the outside of the front doors. There are pieces of grout falling out of one of the corners in the guest bathroom shower. Irrigation system is on.
