Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,253 service calls we have performed 9,207 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/7/24: Put the ryobi battery pack inside the house. The shower head was dripping on its own again after I arrived & turned the water main on. The shower head continued to drip in the off position until the water main outside was turned back off. The tv in the living room was on. The old plastic water main handle is slowly weeping water. Client will address. All ceiling fans are on. Hot tub is plugged in. Both storage shed doors are locked. All storm shutter panels are off.
5/7/24: All of the plastic that sealed off rooms that were being worked on have been removed, reported previously. Many items in these rooms are still covered with plastic. The dehumidifier in the upstairs bathroom is off. Photos of back landscape below. The circuit breaker for the upstairs game room was tripped.
5/7/24: All of the perishable food items have been removed from the refrigerator since the last service call. The humidity level has been consistently below 60% inside the residence. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. Monitoring the old water stains above the garage overhead door closely.
5/7/24: Removed several trugreen signs from the yard. Kitchen lights have been turned off since the last service call. All ceiling fans are off. Manabloc water system has some corrosion on some of the pipe connections. Salt container for water softener is 3/4 full. Lawn has small brown spot in backyard from broken sprinkler heads. Client is aware & addressing. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
5/7/24: I watered the 5 plants in the pool/lanai area as instructed. I brought in a pool company slip from the lanai area dated 5/1/24. I turned the light off next to the side entry door of the garage, it was on.
5/7/24: Brought in six pieces of mail with some sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Put both empty garbage cans back inside the garage. Storm shutters on lanai are off. Both screen doors are locked. Irrigation system is off. Water softener salt container is full. Left everything as is & the water main on when leaving to keep the house show ready.
5/7/24: Drive by. Went back to the residence to perform an inspection but the building was still taped up with plastic & the painters were actively spraying all of the handrails when I arrived see photos below. All of the storm shutters were covered in plastic & there was work being performed on the back of the building as well. Will contact the client & advise them of the situation.
5/6/24: Drive by. Went back to the residence to check on the pool & turn the water main back off after running the timer for 120mins. The pool water level was back up to slightly over the middle of the top skimmer port.
5/6/24: The pool water level was slightly low when I arrived from evaporation. I ran the hose in the pool during the entire service call to help bring the water level up. Reset both smart plugs by waiting for them to flash amber & green per the client. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
5/6/24: The lawn needs to be mowed. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Ran the hose in the pool during the service call to help keep the water level up. Pool pump is scheduled to run between 9am-4pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
5/6/24: The lawn had excessive browning throughout the entire yard when I arrived see photos below. Irrigation timer is on & breaker for well pump was not tripped. Found a plastic irrigation box cover by the pool pump equipment broken see photo below. The chlorinator for the pool was still slowly leaking from one of the pipes see photo below. The pool water level was low from evaporation again. I ran the hose in the pool during the service call & will have to leave it running in the pool while I conduct other inspections in the area. Brought in one piece of mail with some sales flyers see photo below. The garbage disposal was seized from the blades being rusted inside the disposal. I was able to free the disposal using a disposal hex key. The small ac air filters in all the bedrooms need to be cleaned or replaced. Client will address. Salt container for water softener is full. Patio furniture on lanai. All storm shutters are currently off. Left the water main on when leaving for the pool.
5/6/24: Left a lockbox with a key to the residence inside on the front door when leaving. The humidity level was well below 60% inside the residence again when i arrived. I raised the thermostat to 80 for now to save energy. Will continue to monitor closely & adjust accordingly. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. One of the lanai screens has a large tear in it. The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
5/6/24: Uv lamp in air handler was on. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Lamp in living room is on. All ceiling fans are on.
5/6/24: No packages by front door. Made sure the water heater, range & ice maker were off. The ac air filter is dirty & may need to be replaced soon size 20x20x1. All ceiling fans are off. Checked all light timers. Checked irrigation float in pond. Pond water level was good. Lanai screen door is locked. Put the key back in the green bin when leaving & closed the overhead door.
5/6/24: The front door was completely unlocked when i arrived. The lawn had some large brown spots in the front & right side of the yard see photos below. Did not see any weeds in the landscaping beds & all of the bushes looked good. The pool water was cloudy see photo below. Made sure the water heater & range were off. All ceiling fans are off. Pool timer is set to run between 4:45am-6:45pm. Both lanai screen cage doors are unlocked. Ran water through the shower on the lanai. Pool safety fence is installed. Irrigation system is on. Left the water main on when leaving for the pool.
5/6/24: The alarm system was deactivated & there was a low battery alert for the garage door sensor on the keypad when I arrived see photo below. I replaced the battery in the sensor with a new 2032 battery provided from the drawer in the living room removing the alert from the keypad. Made sure the water heater & range were off. All of the landscaping looked good & I did not see any weeds. Gfi outlet in guest bathroom is temporarily tripped. All ceiling fans are off. All water supply valve’s throughout the residence are corroded. Rope is across driveway.
5/6/24: Valve to water heater is off. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
5/6/24: The driveway & sidewalk may need to be pressure washed soon see photos below. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked. Both sheds are storm damaged.
5/6/24: A new screen door has been installed on the front porch since the last service call see photos below. The door opened & closed correctly & all of the hardware was working smoothly. Brought in two gallons of distilled water for the golf cart batteries see photo below. Put the no rust concentrate & bleach in the container on the left side of the house & filled it with water. The contractor list has been removed from the kitchen since the last service call. The lawn has excessive browning throughout. Clients are aware. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is unlocked.
5/6/24: The lawn had numerous large brown spots throughout the entire yard when I arrived see photos below. Sprayed pledge in the tracks & ran the storm shutter down & up for preventative maintenance. Made sure to hit the stop button when finished to disengage the motor. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Storm shutter on lanai is currently open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance.
5/6/24: Portable dehumidifier read 60%. Ceiling fan is on. Left the water main on when leaving. All storm shutters are open.
5/6/24: There appears to be some rust staining on some of the pool tiles by the waterfall. All ceiling fans are off. All storm shutters are open. Left the water main on when leaving.
5/6/24: The humidity level was over the acceptable level of 60% inside the residence again when i arrived. I lowered the ac to 71 & set it to auto for now to try & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Photo of boat & motor below. Checked all damp rid buckets. Electric pole in backyard is leaning. All clam shell shutters are closed. Garbage cans are secured. Put the keys back in the shed when leaving.
5/6/24: Made sure the water heater, range & ice maker were off. Found the humidistat in the off position set it to the correct position of on. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
5/6/24: Checked light timer in living room. Checked shed in backyard. Empty lot is being maintained. Clear storm panels are on over the Florida room windows.
