Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,053 service calls we have performed 29,924 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/15/26: Checked all damp rid buckets. All ceiling fans are off. Poured approximately one cup each of vinegar & water down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.5/15/26: Portable dehumidifier in kitchen is off. Checked light timer in living room. Lanai screen door is locked.
5/15/26: Made sure the water heater and range were off. The lock on the right side living room sliding glass door handle does not work. The secondary lock is engaged. Client is aware. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
5/15/26: Removed the milk container from the refrigerator, emptied it and put the empty container in the recycling bin. Made sure the water heater, range and icemaker were off. The lawn has some browning throughout the entire yard. All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
5/15/26: Trash cans on right side of house were empty. Made sure the water heater and range were off. Watered the new palm tree in the backyard with several gallons of water. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Windows on the middle lanai are slightly cracked open for ventilation. Lanai screen door is locked. Clamshell storm shutter on right side of house is closed. Bahama shutters are open. Green forwarding slip in mailbox.
5/15/26: The exterior light on the front of the residence was on in the daylight when I arrived photo below. The photo eye sensor for the light in the soffits on the front right corner of the residence was making noise. I shined my flashlight on it but it would still not turn off the light & appears to not be working correctly. Checked all damp rid buckets. All ceiling fans are off. Did not run any water inside the residence. Lanai screen door is locked.
5/15/26: Watered the plant on the lanai and made sure to use the right side slider only. The exterior of the residence may need to be pressure washed soon. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
5/15/26: Photos of the new roof below. Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water solution down the hvac condensate drain line for preventative maintenance. The plate on the Toyota expires soon photo below. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
5/14/26: Ran the hose in the pool during the service call to help bring the water level up. There is an invasive Brazilian pepper tree that needs to be removed growing behind the hibiscus bush on the front of the house. Client is addressing. Watered the two plants by the front door. Ro water system underneath the kitchen sink is unplugged. All ceiling fans are off. Water softener salt container is full. Shed door is locked. All storm shutter panels are on.
5/14/26: All of the solar panels have been reinstalled on the new roof since the last service call photos below. The lawn has some browning throughout the yard photo below. Monitoring the water damaged dining room ceiling closely. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rids. All ceiling fans are off. Patio furniture on front porch. Lanai screen door is locked. All storm shutters are closed except for the shutter over the front door.
5/13/26: Drive by. Brought the TV remote to the post office for forwarding to the clients northern address. Photo of the receipt with tracking number below.

5/13/26: Made sure the water heater, range and icemaker were off. The humidity level was excessively over the acceptable level of 60% inside the residence when I arrived. I found the thermostat fan set incorrectly to the on position and set it to the correct position of auto. The fan was running nonstop in the on position causing the humidity level to rise. I lowered the thermostat to 76 after correcting the fan setting for now to mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. The floor was dry surrounding the ac air handler. Ac system uv light was blue. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rids throughout the residence. Monitoring the old water stain around the master bathroom shower light closely.
5/13/26: The lawn has some browning throughout the entire yard photos below. Made sure water heater, range and icemaker were off. Irrigation system light was solid blue. All ceiling fans are off. Front load washing machine door is propped open to prevent mildew and odors. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green forwarding slip in mailbox.
5/13/26: Made sure the water heater, range and icemaker were off. Front load washing machine lid is open to prevent mildew & odors. Poured several ounces of vinegar down the ac condensate drain line per the instructions for preventative maintenance. Garage side entry door handle only is unlocked. Green forwarding slip in mailbox. Storm shutter panels over master bedroom, lanai door are on.
5/13/26: The lawn has some slight browning throughout the entire yard photos below. Removed a problem solved pest sign from the front yard. One of the large sections of pool cage screens on the right side of the house was torn and hanging when I arrived photos below. Picked up the check off the kitchen counter. There was a small stack of mail and a package on the kitchen counter when I arrived photos below. Made sure the water heater, range and icemaker were off. The humidity level was over the acceptable level of 60% inside the residence. I found the kitchen ac thermostat fan set incorrectly to on and put it on the correct setting of auto. I found the master bedroom AC thermostat heat setting turned on and put it on the correct setting of cool. I was able to lower the kitchen and master bedroom AC thermostat to 79 for now to circulate air and mitigate the high humidity level. I was unable to adjust the guest wing ac thermostat as the touchscreen would not respond. Will continue to monitor closely and adjust accordingly. All bedroom AC air filters are dirty and need to be replaced. Ac thermostat order is as follows- kitchen #1- Kitchen. #2-Master bedroom. #3 Guest wing. Checked all damp rid bags throughout the residence. Large damp rid buckets vs bags are recommended as the bags are prone to leaking. All ceiling fans are off. Mesh storm shutter on lanai is closed. Both lanai screen doors are unlocked.
5/13/26: The lawn has some slight browning throughout the yard. Water softener salt container is full. Irrigation system is in the auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Boat is covered & straps were tight. Watered the plants on the lanai.
5/13/26: The lawn has several brown spots throughout the yard. The master bathroom toilet runs due to a deteriorated flapper inside the tank. I have tagged it as such. All of the weeds appeared to been sprayed recently. The plate on the car appears to expire soon. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Irrigation system is in the auto position. Water softener salt container is 1/4 full. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
5/13/26: Made sure the water heater, range and icemaker were off. Ran the ceiling fan on the lanai during the service call. Lithium battery in dining room is plugged in. All ceiling fans are off. Checked breezeway ceiling for Hornets nest’s. Will start the minivan on the next service call.
5/13/26: Brought in a Walmart package that was laying by the front door when I arrived photo below. Turned everything back on for clients return. Made sure the breakers for the AC system were in the on position. All ceiling fans are off. Furniture on lanai. Stairwell was clean.
5/13/26: The humidity level was over 55% inside the residence when I arrived. I lowered the thermostat to 72 for now to circulate air and mitigate the humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Furniture out on front porch and lanai.
5/12/26: Both guest bedroom windows are waiting for new screens. Storm shutters on lanai are closed.
5/12/26: Picked up the check off the dining room table. Made sure the water heater, range and icemaker were off. Ran both storm shutters up & down for preventative maintenance. Checked all damp rid buckets. Wine chiller in the den read 57. Storm shutters are closed. Water heater is over 10yrs old. Front load washing machine door is open to prevent mildew & odors.
