Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,476 service calls we have performed 29,924 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/4/26: Drive by. Client advised he was notified his pool pump was making a loud noise. The pool pump was making an excessively loud noise while running when I arrived. I turned the pump off at the switch outside for now. Client is addressing.7/3/26: There is a washout starting on the right side of the house along the white picket fence in the backyard photos below. Client is addressing. Weeds & grass are growing in all the landscape beds. Checked all damp rid bags. Mini fridge in Florida room was on & cold. Visual check of the boat & boat trailer. Boat trailer tag expires soon. Visual check of the outbuilding. Both doors are locked. Turned off the water main to the house only when leaving. Made sure the barrier was on the bottom of the front door.
7/3/26: Removed the lock box from the front door and took the keys to the residence for now as painting has started on one of the buildings in the community. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
7/3/26: Brought in a small package that was laying by the front door when I arrived photo below. The AC thermostat was not holding set temperature and the AC system was not working correctly. The air handler was running but warm air was blowing out of the vents. I did not find any tripped breakers. The AC system will need to be repaired at this time. Client will address. All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
7/3/26: Unable to run water in the guest bathroom shower as the bathtub is full of items. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed. Watered all the little plants on the lanai.
7/3/26: The exterior of the building appears to have been painted recently. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
7/3/26: All ceiling fans are off. Lanai screen door is locked.
7/3/26: Yellow spots on den ceiling. Client is addressing. All ceiling fans are on. Washer and dryer doors are cracked open for ventilation.
7/3/26: The batteries for the front door keypad are laying on the kitchen counter. All ceiling fans are off. Front load washing machine door is cracked open to prevent mildew and odors. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.

7/3/26: Made sure the water heater, range and icemaker were off. All ceiling fans are on. Poured several ozs of vinegar down the hvac condensate drain line for preventative maintenance. 7/3/26: New living room window replacement has not began yet. Aimed shower wand at drain when running water per the client. All ceiling fans are on. Front load washing machine door open to prevent mildew and odors. Clear panels on lanai are slightly cracked open for ventilation.
7/3/26: Removed the expired carton of Lactaid from the refrigerator. Brought in one piece of mail photo below. All ceiling fans are off. Watered both plants & rotated them 1/4.
7/3/26: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
7/3/26: Both the master bedroom lamps were on when I arrived. Portable dehumidifier in kitchen read 40. Checked all damp rids. All ceiling fans are on. Made sure to engage the lock on the front door when leaving.
7/3/26: Made sure the water heater, range and icemaker were off. The creamer inside the refrigerator is expired. The humidity level was over the acceptable level of 60% inside the master bedroom area when I arrived. I found the thermostat fan set incorrectly to circulate and adjusted it to the correct setting of auto photos below. Having the fan run continuously will cause humidity levels to rise inside the residence. Made sure the master bedroom and en suite doors were closed. All ceiling fans are on. Poured several ounces of vinegar down both ac condensate drain lines for preventative maintenance. Wine cooler in kitchen is off.
7/3/26: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 15. Front load washing machine lid is open to prevent mildew & odors.
7/3/26: Made sure the water heater, range and icemaker were off. Mini fridge in kitchen read 42. Portable dehumidifier in kitchen read 47. Mini fridge in bar area was on and cold. All ceiling fans are on. Checked light timer in living room. Front load washing machine door is open to prevent mildew and odors. Thermostat #1-Foyer. Thermostat #2-Master bedroom.
7/3/26: The lower element on the water heater is corroded and has started to slowly leak when water is running through the water heater photos below. A heating element replacement or water heater replacement by a licensed plumber will be needed at this time. I shut the valve off to the water heater and ran the water out of it. Some of the pipe fittings on the top of the water heater have corrosion on them. Client will address. Checked all damp rid buckets throughout the residence. Damp rid buckets are 25% full. Front load washing machine door is open to prevent mildew and odors. All ceiling fans are on.
7/3/26: The master bathroom toilet fill valve has quit working correctly and takes a lengthy time to fill the tank. I have tagged it as such. Client can address when they return. Checked all damp rid bags throughout the residence. Washing machine door is cracked open to prevent mildew and odors. All ceiling fans inside the residence are on.
7/3/26: All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
7/3/26: The pool water level was low when I arrived. I ran the hose in it and set the water timer for 120mins to help bring the water level back up. Removed a tru green sign from the front yard. The lawn has some excessive browning throughout the entire yard. Client is addressing. The plate on the vehicle is expired. Did not run any water in the showers & poured water down the drains using the water jugs provided. Front load washing machine door open to prevent mildew and odors. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
7/3/26: The lawn still has some brown spots throughout the yard. Brought in three pieces of mail photo below. Made sure to close the upstairs door to the stairs. Downstairs mini split read 75. Humidity and temperature readings were 49.8% & 80.2. Downstairs portable dehumidifier read 54. All ceiling fans fans are on. Front load washing machine door is cracked open to prevent mildew and odors. Left the breaker for the on-demand water heater in the on position. Irrigation timer is in the auto position. Storm surge barriers for exterior doors currently not installed. Made sure the garage overhead door was closed when leaving.
7/3/26: The broken irrigation sprinkler head along the front of the house has been repaired since the last service call photo below. I had to remove all of the perishable food items from the refrigerator. The water level in the pool was a little low when I arrived. I ran the hose in it during the service call to help bring the water level back up. Cobwebs etc. are starting to build up on the exterior of the residence and may need to be pressure washed soon. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. Green forwarding slip in mailbox. All storm shutters are on/closed. Made sure the garage overhead door was closed when leaving.
7/3/26: One of the Landscape lights by the front door was broken and laying on its side. Client is addressing. A section of soffits is pushed up on the front of the house to the left of the front door. Ceiling fan on lanai is on. Air purifier by front door read good. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels are on. Put the key back in the lockbox when leaving.
