Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 35,053 service calls we have performed 29,924 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/18/26: Brought in three pieces of mail see photo below. Made sure the water heater, range and icemaker off. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 45% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Checked all damp rids. Lanai screen door is locked.
5/18/26: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the thermostat to 77 for now circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are on. Lamp in living room is on.
5/18/26: There is a small section of soffits damaged & hanging down on the middle of the right side of the house. The left side kitchen sink leaks from underneath where the drain connects to the bottom of the sink when water is being ran through it. Client is aware. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
5/18/26: Removed a custom lawn and ornamental pest control sign from the front yard. Made sure the water heater, range and icemaker off. Replaced the battery in the guest bathroom security system door sensor. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are off.
5/18/26: One of the neighbors red SUV was parked in the driveway when I arrived. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Checked all large damp rid buckets throughout the residence. Monitoring all old water stains on the ceilings closely. Storm shutter on lanai is closed. Lanai screen door is unlocked. Storm shutters over all the windows are currently open. Client is addressing the animal digging holes in the landscaping beds. Used the water main handle on the left side of the garage.
5/18/26: Brought in one piece of mail with some sales flyers see photo below. The humidity level inside the residence was back under 60% after making the last adjustment. Will continue to monitor closely and adjust accordingly. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
5/18/26: The lawn has some browning throughout the yard photos below. Made sure the water heater, range and icemaker were off. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
5/18/26: The pool company was servicing the pool when I arrived. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Checked light timer in living room. Shed is locked. Empty lot is being maintained. Clear storm panels are on over the Florida room windows & one of the garage windows. Green forwarding slip in mailbox.

5/18/26: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 48. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants. Storm shutters are on most of the windows.
5/18/26: The lawn has some excessive browning in the backyard photo below. Unplugged the bug zapper in the dining room. Brought in three pieces of mail with some sales flyers photo below. Monitoring the new sod patch in the backyard. Some of the toilets throughout the residence have been covered with Saran wrap. All ceiling fans are off. Portable dehumidifier in kitchen read 48. Monitoring all old water stains on all the ceilings closely. Lanai screen door is locked. Almost all storm shutters are open/off.
5/18/26: The lawn has some browning throughout the entire yard photos below. Excessive weeds are growing in all the lanai pavers. There are some large hairline cracks in the stucco on the wall & underneath some of the windows on the right side of the house. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
5/16/26: Made sure the water heater, range and icemaker were off. All ceiling fans are on. TV screen in master bedroom is covered to protect it from the sun. Front load washing machine door is cracked open to prevent mildew and odors. Closed and locked the storm door over the front door when leaving.
5/15/26: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
5/15/26: Made sure the water heater, range and icemaker were off. Mini fridge in kitchen is off and door propped open.
5/15/26: Removed the perishable food items from the kitchen pantry. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Monitoring the guest bathroom faucet and vanity closely. Checked all damp rid buckets throughout the residence. All ceiling fans are off.
5/15/26: Made sure the water heater, range and icemaker were off. All ceiling fans are off. Lanai screen door is locked.

5/15/26: The humidity level was back under 60% inside the residence. I raised the Humidistat back up to 55% for now to save energy. Will continue to monitor closely and adjust accordingly. Front load washing machine doors propped open to prevent mildew and odors. The door frame inside the garage is rotted on the bottom of each side of the garage entry door see photos below. All ceiling fans are off.
5/15/26: All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
5/15/26: Wine chiller in kitchen is off. All ceiling fans are off. Poured several ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
5/15/26: Made sure the water heater, range and icemaker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the thermostat fan in the incorrect position of on and set it to the correct position of auto. The fan being in the on position makes it run continuously causing the humidity level to rise. Will continue to monitor closely and adjust accordingly. Lanai screen door is locked.

5/15/26: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
