Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,674 service calls we have performed 27,629 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/13/25: Ran the Keurig coffee maker & used a water filter. The plate on the vehicle is expired. Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
6/13/25: The bottom hinge that was damaged on the left side pool cage screen door has been replaced recently see photos below. Wiped moisture off the refrigerator door seals. The guest bathroom sink leaks from underneath where the trap connects to the bottom of the sink when water is running through it only. The valves are off & it is tagged as such. Client will address. All ceiling fans are off. All storm shutters are off/open.
6/13/25: The propane tank for the fireplace on the left side of the house is starting to get rusted & may need to be replaced soon see photos below. Client advised to exchange the tank for a refill tank in better condition. Will return & reconnect the new tank on the next service call. Made sure the water heater, range & ice maker were off. There is a perishable item inside the refrigerator see photo below. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Right side pool cage screen door is unlocked for the pool company. Photo of the pool below.
6/13/25: All of the storm shutters have been installed & patio furniture removed from the lanai since the last service call. All ceiling fans are off. Green slip in mailbox. All storm shutter panels are on.
6/13/25: Met with Kenny from Gardiner & sons moving & let them into the residence to carefully remove the organ.
6/12/25: The ac system was off & the thermostat was blank when I arrived. I did not find any trip breakers and I was unable to get the ac unit system to turn on. The ac system will need to be repaired at this time. Automatic ac condensate drain line cleaner attached to air handler is full. Mini fridge in foyer read 37/54. All ceiling fans are off. All storm shutters are closed.
6/12/25: Picked up the new key from underneath the gazebo & entered the residence through the back sliding glass door. I left the sliding glass door in the dining room unlocked for access to the residence for now. I made sure the storm shutter was locked when leaving. I was still unable to enter the residence through the small garage overhead door as the keypad is not opening the door. The garage door was still working with the switch inside the garage. The gutters along the back of the house may need to be cleaned out soon. The plastic gutter downspout extension on the back left corner of the house is broken & needs to be replaced. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. All storm shutters are closed/on.
6/12/25: All interior ceiling fans are on. Checked all damp rids. Storm shutters on lanai are closed.

6/12/25: Unable to access the parking garage storage room as a new keypad door handle has been installed. All ceiling fans are off. All storm shutters are closed.
6/12/25: I’m unable to access the garage storage room as my current passcode is no longer working. Brought in five packages that were by the front door when I arrived see photo below. The wine cooler in the dining room is not working. Ac condensate automatic drain line cleaner was full. Mini fridge in dining room was on and cold. The garbage disposal is seized & Im unable to free it. Storm shutters are open.
6/12/25: The humidity level was back under 60% inside the residence. Will continue to monitor closely & adjust accordingly. Air dryer was on. The alarm system is temporarily disarmed. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
6/12/25: The plastic was dry & I did not see any evidence of water underneath the white covering on the master bedroom ceiling. The upstairs humidity level was still over the acceptable level of 60% when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity levels. Will continue to monitor closely & adjust accordingly. Master bedroom ceiling has not been repaired yet. Will monitor closely. Portable dehumidifier upstairs read 61. Mini fridge in dining room is off. Watered the plant by the front door per the instructions given & made sure it was dry before watering it. All storm shutters are closed. All storm shutter switches are in the neutral position.
6/12/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The automatic ac condensate drain line cleaner is 3/4 full. Will replace the refill bottles as needed & take a photo of the QR code for the client. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was on in #2004.
6/12/25: All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
6/12/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
6/12/25: The humidity level was over 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door.
6/12/25: The inside of the residence appears to have been cleaned & the humidistat’s readjusted since the last service call. Monitoring all old water stains on the ceilings closely. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
6/12/25: One of the new landscaping bushes on the right side of the house appears to have died. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are unlocked. Left the water main on when leaving for the pool water auto filler.
6/12/25: Did not run any water in the showers & poured water down the drains using the water jugs provided. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
6/12/25: I was able to open the garage overhead door after pressing the button numerous times in a row. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
6/12/25: Swept numerous dead hornets off the lanai floor & window sills. Excessive weeds & grass are growing in all the landscape beds. Removing all of the patio furniture etc from the back of the house is highly recommended before hurricane season. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat & boat trailer. Turned off the water main to the house only when leaving.
6/11/25: I did not see any ants inside the residence. All ceiling fans are off.
6/11/25: All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on.
6/11/25: Brought in a package that was on the front porch when I arrived see photo below. The citrus tree that’s covered in the backyard appears to be dying. Unable to flush the master bathroom toilet. All ceiling fans are off. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below.
