Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/24/24: Disconnected the battery maintainer from the kayak battery. All ceiling fans are off.
7/24/24: The breaker for the irrigation system was tripped again. I reset it and it did not re-trip while I was here.
7/24/24: I poured 4oz of vinegar down the HVAC condensate tube then chased with at least 8oz of water.
7/24/24: Some underground utilities work has been conducted in the front yard since the last service call see photos below. The lawn still has a couple small brown spots in the backyard & left side of the house that are getting smaller. All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
7/24/24: The browning in the yard is about the same. The lanai has gotten dirty at the outside edge, reported previously .
7/24/24: Made sure the water heater, oven & ice maker were off. There are some perishable items inside the refrigerator see photos below. Found the front door unlocked and locked it. All ceiling fans are off. The concrete privacy wall by the garage side entry door on the front left side of the house is starting to detach from the side of the house see photos below. All storm shutters are closed. Will run the mesh storm shutters on the lanai once per month for preventative maintenance. Visual check of the boat photo below.
7/24/24: I started the car and let it idle during the service call. Guest bathtub drain and toilet bowls are covered with cellophane. The water has a smell to it.
7/24/24: The batteries on the front door keypad were dead when I arrived. I was able to enter the residence through the garage overhead door and replace the batteries using four AA batteries that I found throughout the residence for now restoring power to the keypad. Will bring four new AA batteries for the keypad on the next service call. Unable to flush the master bathroom toilet. All ceiling fans are off. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below. Green slip in mailbox.
7/24/24: I poured water down the guest bathroom shower. It is too difficult to run because of the controls and shower head are so far inside the shower area.
7/24/24: There is water sitting in the one corner of the lanai, photo below. The water main valve was I partially upon my arrival, off upon my departure.
7/24/24: The backflow preventer on the left side of the house is dripping water. The lawn has several large brown spots throughout the yard. The irrigation system is in the auto position. The exterior of the house may need to be pressure washed soon & hairline step cracks are starting to appear in the stucco. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced soon. Monitoring all old water stains on the ceilings. Water softener salt container is half full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
7/24/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. The two new and primary armadillo holes appear to still be active.
7/24/24: The lawn has some browning in the front yard photo below. Made sure the water heater, range & ice maker were off. Water softener salt container is full. Mesh storm shutters are closed. Irrigation system is in the auto position. Visual check of the boat photo below. Straps were tight. Plants on lanai were wet from rain.
7/24/24: Both lamps next to the sofa were on. I assume they were left on by someone unintentionally so I turned them off.
7/24/24: Both neighbors cars are in the driveway. Lanai screen door is locked. All storm shutter panels are on. Green slip in mailbox.
7/24/24: The water heater is a on-demand. There are several ceiling areas that are being worked on in one bedroom that is torn down to the ceiling studs. The garbage disposal switch is taped in one position so I did not test it. I replaced the Damp-Rid bags. I found the towels still inside the air intake area, photo below. I removed them and placed them in the washer with the lid up. They were not damp and they did not smell musty or moldy.
7/24/24: A small section of new soffits on the front of the building are pushed up. Ac system uv light was blue. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Faint water stain around light in shower has not changed in appearance.
7/24/24: Visual check of the car, battery maintainer had power.
7/24/24: I poured vinegar down the HVAC condensate tube then chased with water.
7/24/24: I found the GFI outlets underneath the breaker panel in the garage & in the master bathroom tripped when I arrived. I reset them both restoring power to the garage & bathroom. Lawn conditions have almost returned to normal.The lawn just has some slight browning throughout. Irrigation system light was solid blue. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green slip in mailbox.
7/24/24: The MB toilet fills very slowly, I think it has to do with the flapper leaking a bit, so I turned the toilet tank off at the wall valve just in case the water is turned on inadvertently. You have a ton of dead bugs around the front door, reported previously . I believe they are being attracted by the lights in the hallway, just inside that front door. The ceiling fan light on the left of the lanai is on. I called the homeowner we determined it will have to remain on until they return.
7/24/24: The smoke detector in the master bedroom was chirping again when I arrived even after installing a different new battery. There appears to be something wrong with the smoke detector at this time and may need to be replaced. Vacant lot may need to be mowed soon. The lawn still has some browning on the left side of the house. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Garage side entry door handle only is unlocked. All storm shutter panels are on. Green slip in mailbox.
7/24/24: Photos of the plants on the front porch below. All ceiling fans are off. Watered the plants on the front porch per the instructions provided. Mesh storm shutters on lanai are closed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance if applicable. Left the water main on for the pool water auto filler when leaving.
7/24/24: I checked under the windows for wet carpet and I did not find any dampness. The window next to the kitchen where the two chairs are in front of the window. It has dead bugs inside, the wood blinds and on the floor, reported previously. I could not see any live bugs. The smoke detector in the front guest bedroom is chirping indicating a low battery.
7/24/24: Checked all damp rid bags. Wine cooler in dining room is off & door open. Deep freezer in front room closet was on & cold. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Watered all plants on the lanai. Both lanai screen doors are locked. Left the front door handle unlocked when leaving.
