Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,367 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/3/23: New soffits & facia have been installed on the building since the last service call see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not run any water inside the residence per the client.
10/3/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The last of the vinegar provided for the ac condensate drain line has been used & more bottles of toilet bowl cleaner are needed throughout the residence. A new ac condensate drain line cleaner product called Nuline is recommended.
10/3/23: New roof construction progress photo below. The portable dehumidifier was off when I arrived & I was unable to turn it on. I found all the gfi outlets throughout the residence were tripped & was unable to reset them. Will contact the client & advise them of the situation. There was an Amplified termite’ pest service slip dated 9/20 on the kitchen counter see photo below. There are sections of drywall removed from the walls in the master bedroom, guest bedroom & dining room waiting to be replaced. Screens are torn or missing from some of the windows. Watered the plant in the kitchen & rotated it.
10/3/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new sheet metal to be installed. The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
10/3/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new sheet metal to be installed. Ran the storm shutters up & down for preventative maintenance. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be replaced. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are down. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
10/3/23: New roof construction progress photo below. The ac system was on & appeared to be working correctly. The new water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Was still unable to open the garage overhead door due to a damaged breaker waiting to be repaired. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.
10/3/23: New roof construction progress photo below. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired.
10/3/23: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Browning in the yard is about the same, reported previously. Dead plant in back yard, reported previously.
10/3/23: The humidity level in the garage has been consistently below 60%. I raised the thermostat to 74 for now to save energy. Will continue to monitor closely & adjust accordingly. The lawn has browning in the backyard. Irrigation system is on. Monitoring all previous water stains & damage on the ceilings closely. Mini fridge in lanai storage room is off & doors open.
10/3/23: The browning in your yard persists, reported previously. I vacuumed the AC drain line. Photo below of what came out of the drain.
10/3/23: Rebooted the internet router while inside the residence per the client. There was less moisture on the bottom of the ac air handler during today’s service call photo below. There is some corrosion on the water valve above the water heater. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 58.7% & 84.5. 86.0. Made sure to leave the water main on for the pool auto filler when leaving.
10/3/23: I poured a few ounces of bleach in each toilet. I vacuumed the AC drain line.
10/3/23: The pool pump filter canister lid was leaking again when I arrived photo below. Ran water through the kitchen pot filler. Wine cooler read 54.6. Mini fridge on lanai was on & cold. Monitoring the water stain on the garage ceiling closely. Visual check of the jet ski’s. All storm shutters are closed & panels are on.
10/3/23: I poured vinegar down the HVAC condensate tube then chased with water. I did not find any ants in the master bedroom on the window sill.
10/3/23: Browning in the yard persists, photos below. I deactivated the alarm upon entry, I activated it upon departure. Armadillo hole in back corner of home looks like it may be now inactive. I watered the plant in the kitchen. Weeds growing on the lanai, reported previously.
10/3/23: The roof appeared to be complete when I arrived see photos below. Monitoring all previous water stains on the ceilings closely. There were two guys working on the boat when I arrived photo below. Pool pump timer is set to run between 8am-12pm. Some of the storm shutters around the residence have not been installed or closed. New pool cage is waiting to be installed. Left the water main on when leaving for the pool water auto filler.
10/3/23: I started the car and let it idle during the service call. Guest bathtub drain covered with cellophane.
10/3/23: Was unable to run the cleats on the slide moor tracks as the tracks have too many barnacles on them preventing the cleats from sliding on the tracks & seizing up. One of the ropes snapped on the back slide moor when I attempted to free it photos below. I was able to retrieve the cleat & tie the rope back onto it for now. Both cleats are in the locked position above the water. The hole at the end of the walkway in the backyard is temporarily covered. Checked all light timers. Checked all damp rid buckets. Visual check of the boat photo below. Boat has power. Visual check of the boat motor by the garbage cans photo below. Visual check of the truck in the driveway. Left the water main on when leaving.
10/3/23: I watered the 3 interior plants as instructed. The master bathroom left sink has a note that the sink plug is broken. The lanai has a few weeds growing in the cracks. The front yard light is on, previously reported. The browning in the yard still persists, reported previously. The front bathroom sink is leaking at the nut gasket attached to the bowl, the nut will not turn to tighten. The faucet is tagged and the area below the bowl to show you where it leaks. I’ve been watching the spot at the entrance to the bedroom behind the garage/utility room all summer and it has not gotten worse. The other two more light ceiling stains were also previously reported. These stains do not look to have gotten worse. The tree out back has filled in tremendously, photo below. There are several small branches that are on the ground and each week it appears no one is picking them up they are just accumulating, previously reported.
10/3/23: New plumbing progress photos below. Checked all damp rids. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. There are brown spots in several areas throughout the lawn. Did not turn the water main on. Put the key back in the lockbox when leaving.
10/3/23: The humidity is better today so I turned the humidistat up to 52 from 50.
10/3/23: There are some weeds starting to grow in the pool pavers. Made sure the refrigerator was in vacation mode. Mini fridge on lanai is off & door open. Monitoring all previous water stains on the ceilings closely. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
10/3/23: I poured vinegar down the HVAC air handler condensate tube, I chased it with water. I watered the 2 plants next to the water main valve outside they are still yellow some. There were a few dead ants on the window sill in the front guest bedroom this service call. There were a few dead ants found on the master bedroom window sill this call. I swept these up. Weeds growing in the landscaping, as reported previously. The key for the deadbolt for the garage was working roughly so I sprayed it with WD40 and worked the key in the lock to smooth the function. I did this with the handle and the deadbolt for the main door as well since I had the WD40 out. I mention this because there may be a bit of lubricant on your key(s) for a few weeks after you arrive. Mud dobber nests inside the front door area, photos below.
10/3/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The lawn has some brown spots on the left side of the house. The pool water level was at the optimal level of half the top skimmer port. The damaged roof tiles on the right side of the house have not been repaired yet. Visual check of the boat photo below. All storm shutters are closed.
10/3/23: New roof construction has not changed in appearance since the last service call. Roof appears to be waiting for new tiles. Brought in five pieces of mail & one package see photos below. Pool Bathroom renovation progress photo below. All the gutter downspout’s will need to be reattached after roof construction is completed. Wine chiller in kitchen area read 55. Portable dehumidifier in laundry room read 50. Mini fridge & keg cooler on lanai were both on & cold. Monitoring all previous water stains on the ceilings closely.
