Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/29/24: The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Mini fridge in kitchen is off & door open. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
7/29/24: All of the weeds that were growing in the landscape beds appear to have been sprayed recently. Vacuumed up dead ants from underneath the living room windows. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
7/29/24: Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight. Green slip is in mailbox.
7/29/24: Excessive weeds are growing in all the landscape beds. All ceiling fans are off. Pool pump is scheduled to run between 9am-4pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
7/29/24: Removed a lawn care extraordinaire pest sign from the front yard. Current photos of the lawn below. The lawn still has some browning throughout the yard. The irrigation timer box is locked. All thermostats were set to 80. Guest wing hallway temps were 80.8 degrees & 50.5% humidity. Master bath hall temps were 80.8 degrees & 52.5% humidity.
7/29/24: Removed A lawn care extraordinaire pest sign from the front yard. The bottom hinge is broken on the left side pool cage screen door making it difficult to close see photo below. Brought in two packages that were laying by the front door when I arrived see photos below. Made sure the water heater, range & ice maker were off. Lowered the blind in the dining room using one of the new batteries from the packages brought in and installed two fully charged batteries in the security camera on the front of the house. Salt container for water softener is 1/4 full. Patio furniture on lanai. All storm shutters are currently off.
7/29/24: Poured approximately 2 ozs of vinegar down the AC condensate drain line for preventative maintenance. The lawn has several brown spots throughout the yard. Monitoring the old water stain in the master bedroom closely. All ceiling fans are off. Left the utility room light on per the instructions. Both pool cage screen doors are locked. All storm shutters are closed.
7/29/24: I watered the 3 interior plants as instructed. The front yard light is on. Weeds growing on the lanai. Branches are still on the ground around the base of the tree out back.
7/29/24: Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Large crack on wall in lanai. One of the lanai screens has a large tear in it. Attic soffit vent screens are damaged. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
7/29/24: Checked all damp rids. Lanai screen door is locked.
7/29/24: Uv lamp in air handler was on. Lamp in living room is on. All ceiling fans are on.
7/29/24: Both toilets have been saran wrapped, so I did not flush them as flushing requires air, pushing the seal of the wrap. I will only flush them when necessary. The light fixture above the dining room table was on very low, I turned it off below. The door to the lanai is not locked, I locked it. The lawn is very long photos below.
7/29/24: Removed a tru green sign from the front yard. Weeds and grass are growing in the front landscape bed. No packages by front door. All ceiling fans are off. Checked all light timers. Checked irrigation float in pond. Lanai screen door is locked. Put the key back in the green bin when leaving & closed the overhead door.
7/29/24: Brought in a notice from the county that was on the front door when I arrived see photo below. The lawn has some yellowing throughout the entire yard see photos below. Client advised they will fertilize when they return. The plastic planter with the pygmy date palm on the right side of the garage is broken from dry rot & weight. Weeds & grass are growing in the landscape beds. All ceiling fans are off. Pool timer is set to run between 4:45am-6:45pm. Both lanai screen cage doors are unlocked. Ran water through the shower on the lanai. Pool safety fence is installed. Irrigation system is in the auto position. Left the water main on when leaving for the pool.
7/29/24: The rope across the driveway was broken and laying on the ground when I arrived see photo below. The rope is extremely dry rotted and is falling apart. The rope will need to be replaced at this time with a new rope. One of the pygmy palms in the planter on the right side of the driveway appears to have died see photo below. The humidity level was over the acceptable level of 60% inside the residence again. The AC system does not appear to be working correctly. It needs to be repaired at this time. Will contact the client and advise them of the situation. The lawn has a brown spot on the right side of the house. Irrigation system appears to be set correctly. All of the landscaping looked good & I did not see any weeds. Gfi outlet in guest bathroom is temporarily tripped. All ceiling fans are off. All water supply valve’s throughout the residence are corroded.
7/29/24: Photos of the yard below. Partial hole mentioned last reports is dormant no further activity. Letter that came I thought you would want to know, photo below. Valve cover on softener looks wrong to me, photo below.
7/29/24: Brought in a pool slip dated 7/26/24. Checked each plant with a moisture meter, none needed watering. The lanai furniture has not been put back yet. The front door has been replaced.
7/29/24: Valve to water heater is off. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
7/29/24: Mini fridge was on & cold. All ceiling fans are off. The driveway & sidewalk may need to be pressure washed soon. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked. Both sheds are storm damaged.
7/29/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves. The bushes around the house need trimming soon, reported previously.
7/29/24: Removed the bag of garbage from the kitchen. The lawn has a large brown spot on the right side of the driveway see photo below. The master bathroom sink is leaking from a corroded drain stop connection on the trap underneath the sink when water is running through it see photos below. Will contact the client and advise them of the situation. Made sure the water heater, range & ice maker were off. The new security system appeared to be working correctly. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Left side screen door is unlocked. Shed door is locked. All storm shutter panels are on. The Storm braces will be installed on the garage overhead door and the shutter over the front door will be closed if a major storm is imminent.
7/29/24: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive again. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. Weeds on lanai are getting very high, photo below.
7/29/24: The lawn has excessive browning throughout. Clients are aware. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is unlocked.
7/29/24: New front doors have been installed and new sliding glass doors have been installed in the living room since the last service call see photos below. Sprayed pledge in the tracks & ran the storm shutter down & up for preventative maintenance. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance.
7/29/24: There is browning in the yard, previously reported. The kitchen sink trap is leaking at the transition nut, reported previously. The left side MB sink has a slow drain. Both of these sink items have been tagged. There are weeds growing in the cracks of the lanai and the weeds in the landscaping are getting a bit wild photo below. Let me know if you would like me to spray these weeds.
