Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,731 service calls we have performed 27,629 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/15/25: Turned everything back on for clients return. The parking garage floor appears to have been painted recently but there was no other cars in the garage so I was unsure if it was safe to drive on it yet. I put the key fob to the car back inside the book in the foyer. The wine cooler in the dining room room appears to have quit working. Ac condensate automatic drain line cleaner was full. All ceiling fans are off. Mini fridge in dining room was on and cold. The garbage disposal is seized & Im unable to free it. Storm shutters are open.5/15/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Will plug in the air dryers if humidity level levels become an issue. The alarm system is temporarily disarmed. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
5/15/25: Did not have access to the parking garage storage room as a new door & door handle have been installed. Master bedroom ceiling has not been repaired yet. Will monitor closely. Portable dehumidifier upstairs read 56. Mini fridge in dining room is off. Watered the plant by the front door per the instructions given & made sure it was dry before watering it. All storm shutters are closed. All storm shutter switches are in the neutral position.
5/15/25: The automatic ac condensate drain line cleaner is 1/4 full. Will replace the refill bottles as needed & take a photo of the QR code for the client. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was off in #2004.
5/15/25: Inspection + Hurricane prep. Brought in the cushions & furniture etc off the lanai & front porch. Closed all storm shutters. The current ac air filter is still really clean & does not need to replaced at this time. Automatic ac condensate drain line cleaner attached to air handler is full. Mini fridge in foyer read 37/54. All ceiling fans are off. All storm shutters are closed.
5/15/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
5/15/25: Picked up the key for the storage room door keypad lock off the kitchen counter. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door.
5/15/25: One of the new landscaping bushes on the right side of the house appears to have died see photo below. Brought in one piece of mail with some sales flyers see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are unlocked. Left the water main on when leaving for the pool water auto filler.
5/15/25: Made sure the water heater & range were off. Did not run any water in the showers & poured water down the drains using the water jugs provided. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
5/15/25: Replaced the battery in the garage door keypad with a fully charged battery & connected the other battery to the charger. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
5/15/25: Removing all of the patio furniture etc from the back of the house is highly recommended before hurricane season. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat & boat trailer. Turned off the water main to the house only when leaving.
5/14/25: All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
5/14/25: The lawn still has some browning in the backyard but it appears to be getting better. The irrigation system was on & is in the run position. Brought in four pieces of mail with a stack of sales flyers see photo below. Photos below of the documents requested. Lowered the portable dehumidifier in the kitchen by 5 degrees per the client. The humidity level was over the acceptable level of 60% inside the residence again. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen read 55. Owners pantry is locked. I left the water main on when leaving for the pool.
5/14/25: I did not see any ants inside the residence. All ceiling fans are off.
5/14/25: All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on.
5/14/25: The lawn has some browning in the backyard see photo below. The hose connected to the chlorinator on the pool pump equipment is leaking while the pool pump is running see photos below. Made sure the water heater, range & ice maker were off. The backflow preventer on the left side of the house is dripping water. The irrigation system is in the auto position. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Water softener salt container is 1/4 full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
5/14/25: The new sod appears to be alive & healthy. All ceiling fans are off. Water softener salt container is 1/2 full. Irrigation system is in the off position. Mesh storm shutters are closed. Visual check of the boat photo below. Straps & ropes were tight. Watered all the plants on the lanai.
5/14/25: All ceiling fans are off. There is a hairline crack starting in the stucco underneath the mid guest bedroom window. Green slip in mailbox. All storm shutters are open.
5/14/25: The floor was dry surrounding the ac air handler. Ac system uv light was blue. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. One of the master bathroom faucet handles is loose or broken. Client advised all faucet hardware will be replaced when they return. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Monitoring the old water stain around the master bathroom shower light closely.
5/14/25: Made sure the water heater, range & ice maker were off. Irrigation system light was solid blue. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green slip in mailbox.
5/14/25: Made sure the water heater, range & ice maker were off. Found several window windows locked throughout the residence & locked them. Front load washing machine lid is open to prevent odors. Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. Garage side entry door handle only is unlocked. All storm shutter panels are on. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
