Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,731 service calls we have performed 27,629 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/16/25: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all small damp rid buckets. All ceiling fans are off.
5/16/25: The fill valve in the guest bathroom toilet has quit working. I have tagged the toilet as such. Client can address when they return. All ceiling fans are off. Monitoring the old water stain on the master bathroom ceiling closely.
5/16/25: All ceiling fans are off. Storage room on breezeway is locked.
5/16/25: All ceiling fans are off.
5/16/25: All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
5/16/25: Wine chiller in kitchen is off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
5/16/25: Brought in a newspaper that was laying by the front door when I arrived. Lanai screen door is locked.
5/16/25: All ceiling fans are off.
5/16/25: Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided next to the air handler & wrote the date of installation on it. Poured one bottle of Nuline down the ac condensate drain line for preventative maintenance. All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.

5/16/25: Ran the dishwasher per the instructions given, turned it off & propped it open when finished. The humidity level was back under 60% inside the residence after making the left adjustment. Will continue to monitor closely & adjust accordingly Front load washing machine lid is cracked open for ventilation. Wine cooler in den is off. All ceiling fans are off. Lanai screen door is unlocked. Put the key back in the lock box when leaving.
5/16/25: Checked all damp rid buckets. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
5/16/25: Made sure the water heater & range were off. The lock on the right side living room sliding glass door handle does not appear to be working correctly. The secondary lock is engaged. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
5/16/25: Made sure the water heater, range & ice maker were off. All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
5/16/25: Brought in a door hanger from the HOA. Made sure the water heater & range were off. Watered the new palm tree in the backyard with several gallons of water as it appeared to need some water. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Clamshell storm shutter is closed. Bahama shutters are open. Green slip in mailbox.
5/16/25: All ceiling fans are off. Checked all damp rid buckets. Did not run any water inside the residence. Lena screen door is unlocked for the painters. There is a small section of soffits pushed up on the front right corner of the garage & on the right side of the house by the lanai.
5/16/25: Made sure the water heater was on the lowest setting & the ice maker was off. The new window has been installed & the perishable item has been removed from the refrigerator since the last service call. Checked all damp rid buckets. All ceiling fans are off. Lanai screen door is unlocked.
5/16/25: Scraped all the mud dauber wasp nest off the front entryway ceiling. Watered the plant on the lanai & used the right side slider only. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
5/16/25: Ran the Keurig coffee maker & used a water filter. The lawn is looking better since the last service call. The plate on the vehicle expires soon. Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
5/16/25: The pool pump was back on & running when I arrived. The water was clear & the water level was back up to the optimal level. The guest bathroom sink leaks from underneath where the trap connects to the bottom of the sink when water is running through it only. The valves are off & it is tagged as such. Client will address. The bottom hinge is damaged on the left side pool cage screen door. All ceiling fans are off. All storm shutters are off/open.
5/16/25: Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered both Humidistats to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
5/16/25: Drive by. Turned everything back on & disconnected the battery maintainer from the car for clients return. Brought in a stack of sales flyers from the mailbox.
5/15/25: The parking garage floor appears to have been painted recently but there was no other vehicles parked in it. I was unsure if it was safe to drive or park a vehicle on it yet. Will return the suv & golf cart on the next service call. Made sure the water heater, range & ice maker were off. All interior ceiling fans are on. Checked all damp rids. Storm shutters on lanai are closed.
5/15/25: The parking garage floor appears to have been repainted recently. Monitoring all old water stains on the ceilings closely. All storm shutters on the lanai are closed.
5/15/25: Unable to access the parking garage storage room as a new keypad door handle has been installed. All ceiling fans are off. All storm shutters are closed.
