Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,731 service calls we have performed 27,629 have had issues that needed to be addressed/reported to the client!!

5/13/25: The humidity level has been consistently well below 60% inside the residence. I raised the thermostat to 76 for now to save energy. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
5/13/25: Brought in a package that was laying by the front door when I arrived see photo below. Picked up the check from the dining room table. Made sure the water heater & range were off. All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filters as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
5/13/25: Made sure the water heater & range were off. Mini fridge in kitchen is off & doors open. Storm shutter on lanai is closed.
5/13/25: Ran the storm shutters up & down for preventative maintenance. Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed. Left everything show ready when leaving.
5/13/25: Opened all the damp rid buckets throughout the residence. Photos below of the new lanai doors installed. I made sure all the doors were closed & they appeared to be working correctly. I made sure all the interior doors were open for air circulation. The humidity level was over the acceptable level of 60% inside the residence again. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran both storm shutters up & down for preventative maintenance. Wine chiller in the den read 57. Storm shutters are closed. Water heater has reached 10yrs of age. Front load washing machine door is open to prevent odors.
5/13/25: It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items in the kitchen. All ceiling fans are off. Mesh storm shutter on lanai is closed.
5/13/25: There was some browning throughout the lawn when I arrived see photos below. Brought in one piece of mail with some sales flyers. Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the garage. I lowered the ac to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. Ran water in lanai sink. The new irrigation system appears to be on.
5/13/25: Brought in the package that the neighbor put on the lanai. Found the gfi outlet in the garage with the car tripped & reset it restoring power to all the exterior outlets. The neighbor Tony advised that he received permission to use the electrical outlets & water from the residence. Made sure the water heater, range & ice maker were off. Made sure none of the toilets were running before leaving. All ceiling fans throughout the residence are on. The pool pump appears to be leaking slowly while running. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 73.6 & 79.1. All accordion storm shutters are closed & all storm panels on. Made sure to leave the water main on for the pool auto filler when leaving.
5/13/25: Made sure the water heater, oven & ice maker were off. Both refrigerators have perishable food items inside see photos below. All of the ac air filters throughout the residence appear to be dirty & need to be replaced. The mid guest bathroom shower faucet handle escutcheon plate is loose. I have tagged it as such. Watered both plants in the laundry room & rotated them. Ran water through the kitchen pot filler. Wine cooler read 55.9. Mini fridge on lanai was on & cold. All ceiling fans are off. Made sure the mailbox was locked after checking for mail. Monitoring the old water stain on the garage ceiling closely. Visual check of the jet ski’s. Accordion storm shutters on lanai are closed & all panels are off.
5/13/25: I had to remove some of the fruit from the refrigerator as it was starting to perish photo below. There are a couple sections of soffits pushed up along the back of the house. The pool is missing a couple tiles on the waterline. Client is addressing. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the truck in the driveway. Visual check of the boat photo below. Left the water main on when leaving.
5/13/25: Picked up the key from the dining room table. Made sure the water heater, range & ice maker were off. There is a bunch of perishable food items inside the refrigerator see photos below. Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The water heater is 10yrs of age & may need to be replaced soon. Checked all light timers. All ceiling fans are off. Garage side entry door handle unlocked for access.
5/13/25: The lawn has some brown spots throughout the entire yard see photos below. The alarm system was off & the keypad was blank when I arrived. I replaced the batteries with four new AA batteries provided from a kitchen drawer restoring power to the keypad. Made sure the water heater, range & ice maker were off. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided in the garage & wrote the date of installation on it. Brought in two pieces of important mail with a stack of sales flyers.
5/13/25: There is some browning throughout the entire lawn. Checked all damp rid buckets. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Green slip in mailbox.
5/13/25: Made sure the water heater, range & ice maker were off. All ceiling fans are off. Water softener salt container is full. Visual check of the boat photo below. All storm shutters are closed.
5/13/25: The pool water level was back up to the optimal level of the middle of the top skimmer port but I ran the hose in it during the service call to help keep the water level up. Client advised the damaged gutter downspout on the back left side of the house will The lawn still has some browning in the front & backyard. The master bathroom tub appears to have a clogged or slow drain. I have tagged it as such. All ceiling fans are on. Visual check of the boat. Light was solid white. Both mini refrigerators on the lanai are off & doors propped open. Mesh storm shutters on lanai are closed. Storm shutter over front door will be closed if a hurricane is imminent.
5/13/25: The lawn had some browning on the front & left side of the house & breaker #44 was tripped in the breaker panel when I arrived see photos below. I reset the breaker restoring power to the foyer etc. Wine cooler was on & cold. All ceiling fans are off. Front load washing machine door is open to prevent odors. Watered the three plants in the master bedroom. Mini fridge door on lanai is locked. Both lanai screen doors are unlocked. The irrigation system is in the auto position. Left the water main on when leaving for the pool water auto filler.
5/12/25: Made sure the water heater, range & ice maker were off. New louvers are waiting to be installed on the front of the building. Alarm system is deactivated. All ceiling fans are off. Will replace the battery in the ring doorbell camera once per month. All storm shutters are closed except the shutter over the front door.
5/12/25: Made sure the water heater, range & ice maker were off. Found one of the living room windows unlocked & locked it. The tag on the vehicle expires soon see photo below. All ceiling fans are off. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed. New louvers are waiting to be installed on the front of the building.
5/9/25: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
5/9/25: Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator see photos below Watered the plants on the front porch & lanai. All ceiling fans are off. Checked damp rid bag in lanai storage closet. Clear panels on lanai are closed. Put the key back inside the lockbox when leaving.
5/9/25: Made sure the water heater, range & ice maker were off. Removed all the yogurt cups from the refrigerator per the client. Hughes pest control technician Hunter arrived to treat the residence while I was inside the residence. Found an aerosol can leaking underneath the kitchen sink and removed it photo below. The humidity level was slightly over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the thermostat to 77 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
5/9/25: Made sure the water heater, range & ice maker were off. Watered the plants by the front door. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.

I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered plant in the kitchen. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
5/9/25: The ac air filter appears to have been cleaned since the last service call. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Lanai screen door is locked.
5/9/25: Made sure the water heater & range were off. All ceiling fans are off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
