Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,731 service calls we have performed 27,629 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/20/25: Reattached the paper blind in the living room using some new command strips provided. All ceiling fans are on. Both storage shed doors are locked. Hot tub is on. All gates are closed. All storm shutter panels are off.
5/20/25: Monitoring the old water stains above the garage overhead door closely.
5/20/25: Brought in four pieces of mail with some sales flyers see photo below. Removed some Trugreen signs from the yard. I did not see any more live ants in the master bathroom today although an excessive amount of dead ants will need to be cleaned up. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
5/19/25: Brought in one piece of mail with some sales flyers see photo below. Made sure the water heater, oven & ice maker were off. There is a perishable item inside the refrigerator see photo below. Found the master bedroom window unlocked & locked it. Checked water level in endless pool & had to run the bilge pump as the cover had a large puddle of water on it. Visual check of the truck in the driveway. Visual check of the boat photo below. Made sure all the red lights were illuminated inside the boat breaker panel.
5/19/25: Photo below of the bait station attached to the living room wall by Hughes exterminators. The bait station will be examined by a Hughes exterminator after one months time. I did not see any more dead bugs on the floor. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
5/19/25: Put all the pool floats from the lanai into the garage. Made sure the water heater & range were off. Ran the hose in the pool during the service call to help keep the water level up. Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
5/19/25: Master bedroom owners closet is locked. All ceiling fans are off. Pool pump is scheduled to run between 9am-5:30pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
5/19/25: Weeds are starting to build up in the driveway & landscape beds see photos below. The pool pump chlorinator is still leaking while the pool pump is running. The lawn still has some slight browning in the backyard but appears to be getting better. Brought in three pieces of mail with some sales flyers see photo below. Salt container for water softener is 1/2 full. Patio furniture on lanai. All storm shutters are off.
5/19/25: Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
5/19/25: Made sure the water heater, range & ice maker were off. Checked all damp rids. Lanai screen door is locked.
5/19/25: There is a small section of soffits damaged & hanging down on the middle of the right side of the house. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
5/19/25: Brought in one piece of mail with some sales flyers see photo below. The humidity level was well below 60% inside the residence again. I raised the thermostat to 78 for now to save energy. The drywall ceiling directly above the right side of the garage overhead door is starting to sag from the nails coming loose causing it to lay on some of the garage overhead door equipment. Several sections of soffits around the residence have white tape temporarily placed on them. Client is addressing. Mini fridge was on & cold. All ceiling fans are off. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked.
5/19/25: Made sure the water heater, range & ice maker were off. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are off.
5/19/25: Put the no rust concentrate & bleach in the container on the left side of the house per the instructions given. The ac air filter is dirty & needs to be replaced size 20x20x1. Mini fridge and utility room is off & door is open. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is locked.
5/19/25: Sprayed silicone lubricant in the tracks & ran the storm shutter down & up for preventative maintenance. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off.
5/19/25: Excessive weeds are starting to grow in the pool pavers see photos below. Some storm shutters are open & some are closed
5/19/25: Window ac unit is off. Portable dehumidifier read 36. Ceiling fan is on.
5/19/25: Storm shutter on lanai is closed. Lanai screen door is unlocked. Storm shutters over all the windows are currently open. Used the water main handle on the left side of the garage.
5/19/25: Made sure the water heater, range & ice maker were off. All perishable items have been removed from the refrigerator. The lawn had some browning in the front yard & back yard when I arrived see photos below. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
5/19/25: Brought in the extra pool tiles & the notice concerning the repaving of the roads see photo below. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Did not run any water in the master bathroom shower per the client due to the shower head leaking. Client will address when they return. All ceiling fans are off. Checked light timer in living room. Shed is locked. Empty lot is being maintained. Clear storm panels are on over the Florida room windows & one of the garage windows. Green slip in mailbox.
5/19/25: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plant in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Green slip in mailbox.
5/19/25: Made sure the water heater, range & ice maker were off. Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 44. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants. Storm shutters are on most of the windows.
5/19/25: There are some large hairline cracks in the stucco on the wall & underneath some of the windows on the right side of the house. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
5/16/25: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
5/16/25: Mini fridge in kitchen was on & cold.
