Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,410 service calls we have performed 6,634 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/31/24: The garage & garage storage room have been professionally remediated since the last visit photos below. The damaged wall has been temporarily boarded up. The water damaged car has been removed since the last visit. The ac system is still not working. Client is addressing. The water heater room was also remediated but the water heater was partially submerged during the storm & may need to be inspected by a professional plumber before being turned back on. Portable dehumidifier in kitchen read 52. All ceiling fans are on. The garbage disposal is seized & Im unable to free it. Wine cooler in dining room read 54/46. Mini fridge in dining room was on & cold. Storm shutters on the lanai are closed.10/31/24: The water damaged vehicle & golf cart have been removed since the last visit. The garage & garage doors room have been professionally remediated since the last visit photos below. The alarm system keypad is malfunctioning. Client is addressing. The ac condenser area on the front of the building appears to still be waiting on new louvers to be installed. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
10/31/24: The garage & garage storage room have been professionally remediated since the last visit photos below. The water damaged vehicle has been removed from the garage. The faint water stains underneath both upstairs windows have not changed in appearance. Will continue to monitor closely. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered both thermostats to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac access area on the front of the building appears to be waiting on new louvers still. All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
10/31/24: The garage storage room has been professionally remediated since the last visit photos below. Automatic ac condensate drain line cleaner attached to air handler is 1/4 full. Mini fridge in foyer read 37/54. The ac condenser access on the front of the building appears to be waiting on new louvers. All storm shutters are closed.
10/31/24: The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Front of building has soffit damage. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
10/31/24: The garage storage room has not been cleaned out yet & I was able to turn the portable dehumidifier back on as it has finally dried out completely from the storm surge water after being semi submerged. Faint water stains on dining room and living room ceilings have not changed in appearance since the last visit. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
10/31/24: Monitoring all old water stains on the ceilings closely. Portable dehumidifier in kitchen read 52. All ceiling fans are on. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. Both attic spaces were dry. All storm shutters are closed. Storm shutter over front door will be closed if a major storm is imminent.
10/31/24: Brought in three pieces of mail with some sales flyers photo below. Several sections of roof shingles were laying on the ground after the hurricane but I’m unable to locate where they came from on the roof. Excessive weeds are starting to build up in the tiles on the lanai. Both the Robbins cars are still in the garage. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. Client will address. SE screen door is locked. Left the water main on when leaving for the pool water auto filler.
10/31/24: Drive by. Put the pool key pass back on the table in the foyer. Locked the front door when leaving.
10/31/24: Drive by. Put both empty garbage cans back inside the garage. I made sure everything was closed & locked up when leaving.
10/30/24: Water is to remain off per client. I insured that the water valves were off outside. I made sure the slider between the 2 areas was closed upon departure. The AC for the Florida room was off I turned it on. The humidity/temp meter on the counter reads 71% humidity, the other is not displaying may need a battery. Anyhow I used both my meters to get an average at it was just over 61%. The meter on the counter may be off. I blew off the front and back porches. The water that was sitting around your unit has dried. I left the gate pass on the counter.
10/30/24: Photo of the spot on the ceiling in the MB closet below as a new baseline.
10/30/24: I found a tripped circuit breaker for the irrigation #22. It did not retrip while I was here.
10/30/24: I started the car and let it idle during the service call. Guest bathtub drain and toilet bowls are covered with cellophane. The lanai has a great deal of sand and dirt. A few broken tile along the side walk, photo below.
10/30/24: The guest bathroom sink is leaking just a bit at the sink nut. It has been tagged as such.
10/30/24: I am filling the master bathroom toilet manually and that is fine for me but will need repaired upon your return or sooner. There is quite a bit of storm debris out front but still here. Weeds are growing in the landscaping but much better than last reported. Insect droppings in MB left sink cabinet, reported previously, cleaned up. Some plant damage photos below. Evidence of leakage around the small fridge in the utility room from when the power was out after the storms.
10/30/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. The two previously reported armadillo holes appear to be inactive. The pool suit fill is not connected. There is one structure wires for the pool cage that is broken, photo below.
10/30/24: I poured vinegar down the HVAC condensate tube then chased with water.
10/30/24: The lamp in the living room was on when I arrived. I turned it off before leaving. All ceiling fans are off.

10/30/24: Some of the landscape plants & bushes have been temporarily storm damaged. Made sure the water heater & range were off. All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
10/30/24: There was a large pile of landscaping debris in the driveway when I arrived photo below. Most of the landscaping trees & plants have been temporarily storm damaged. Some of the landscape lighting appears to be damaged around the exterior of the residence. There was no power to the irrigation system. I found breaker #22 for the exterior outlets turned off in the breaker panel & turned it back on restoring power to the irrigation timer. Made sure the water heater, range & ice maker were off. Water softener salt container is full. Mesh storm shutters are closed. Visual check of the boat photo below. Watered the plant on the lanai.
10/30/24: A section of soffits is damaged on the front of the building. The tag on the vehicle expires soon. Cleaned up some gecko droppings off the floors in the kitchen and living room. Ac system uv light was blue. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Faint water stain around light in shower has not changed in appearance.
10/30/24: Contractor access + inspection. Met with Cintas fire inspector John & let him into the residence for fire sprinkler inspection. I turned on all the lights & stayed with John until he was finished. John completed his inspection & left the residence. Everything was ok inside the residence. Ac system was on & read 74/74. Humidity & temperature were 52.3% & 74.1. Refrigerator & freezer were both on & cold. Ran water in all the sinks, showers & flushed the toilets. Stairway was clean. I turned off all the lights & made sure everything was locked up when leaving. 9:00am-10:00am.
10/13/24: I found no obvious signs of storm damage to your home. You have power. No screen damage to the lanai. Your thermostat has a blank screen. The humidity is just over 60% inside. I checked all breakers none were tripped. I checked the float switches they were not wet.
