Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,186 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/24/24: Electrical panel has a note not to touch any breakers without first consulting the client. The bulk of the tear out downstairs has been completed. I see little that could affect your return when it comes to the unit below other than traffic in and out of those that will continue the remediation.10/24/24: The condo is under renovation from being flooded during Milton, photos below.
10/24/24: The garage storage room door was open when I arrived. The parking garage and the storage room appear to have been professionally remediated recently photos below. Water damaged portable dehumidifier and freezer have been removed from the storage room. Brought in two packages that were by the front door when I arrived photo below. The upstairs south window appears to have had water intrusions during storms. Client will address. The small section of missing louvers on the front of the building have not been replaced yet. Alarm system is temporarily deactivated. Drop cloths placed on carpets for protection. All ceiling fans are off. Will replace the battery in the ring doorbell camera once per month. All storm shutters are closed except the shutter over the front door.
10/24/24: I poured 4oz of vinegar down the HVAC condensate tube and then chased with water.
10/24/24: The AC side of the air system circuit breaker was off, the unit was not cooling. I turned it back on and the system began to cool. The water heater circuit breaker was on, I turned it off. The unit has been cleaned up in the living room and dining room area. The carpet has been removed photos below.
10/24/24: The garage storage room door was open when I arrived. The garage & the storage room both appear to have been professionally remediated recently photos below. The vehicle and golf cart have been removed from the garage. The half bathroom toilet is tagged for leaking between the tank and bowl when being flushed. The water supply valve is shut off. Client will address. All ceiling fans are off. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
10/24/24: The condo is under renovation as it was flooded both with Helene and Milton. The water is off and I kept it off mainly because I am unaware of possible valve issue in the kitchen water dripping ever so little may mean a bad valve, photo below. The AC is functioning and cooling.
10/24/24: Visual check of the car under the carport.
10/24/24: Drive by. Put the vehicle back inside the parking garage & reconnected the battery maintainer & air dryer photos below. There was a low tire pressure alert on the dashboard when I started the vehicle photo below. I inflated all the tires to the manufacturer specifications on the drivers door using my cordless inflator photo below. The parking garage has been professionally remediated since the last visit but the storage room does not appear to have been cleaned photos below. I put all the key fobs and keys back on the pegboard in the garage storage room.
10/24/24: Visual check of SUV. The kitchen sink trap leaks, reported previously and tagged as such. I retrieved the mail, one item seemed a bit important, photo below. Water stain on the floor discovered under a piece of the lanai furniture. I could not see any real obvious damage to the underside not the shingles.
10/24/24: The storm damaged vehicle has been removed & the parking garage & garage storage room have been professionally remediated since the last visit photos below. The new water stain on the ceiling above the front door has not changed in appearance since the last visit. Will continue to monitor closely. The humidity level was over the acceptable level of 60% inside the residence on both floors due to the system sitting idle too long due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All six large damp rid buckets throughout the residence are full & need to be replaced. All ceiling fans are off. Checked attic space upstairs. Section of lanai floor is still damaged from a previous storm.
10/24/24: I placed the mail in the blue recycling bin in the garage as requested. I did not run water in the MB shower as the drain is covered. Small weeds are beginning to grow on the lanai/pool cage area. The pool hose timer was running and read 40 minutes as time yet to run. The pool is low and I am assuming the pool person was here and set the timer to an amount he/she felt adequate. Met the representative from Triton Roofing as she needed to take photos of the inside to confirm there was no damage inside from the storm. The shutters remain on all opens with the exception of the front door.
10/24/24: There was work being performed on the roof of the building when I arrived photo below. The parking garage and the garage storage room have been professionally remediated since the last visit photos below. The storage room was dry. Brought in four new large damp rid buckets & placed them throughout the residence. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen has not been replaced yet. Water was off in #603.
10/24/24: There was some work being performed on the roof of the building when I arrived photo below. The parking garage & garage storage rooms have all been professionally remediated since the last visit. All previous water stains on the ceilings have not changed in appearance since the last visit. Will continue to monitor closely. The humidity level was still over the acceptable level of 60% inside the residence on both floors. I lowered the thermostat to 78 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are on. Storm shutters on lanai are closed.
10/24/24: The parking garage, all of the garage storage rooms & the water heater room have been professionally remediated since the last visit photos below. The water heater was submerged in flood water & may need to be inspected by a professional plumber before being turned back on. A new ac system has been installed since the last visit photos below. The humidity level was over the acceptable level of 60% inside the residence from the system sitting idle for too long due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed.
10/24/24: Power has been restored to the building since the last visit. The parking garage, garage storage rooms & water heater room have all been professionally remediated since the last visit photos below. There was a service slip from fire & ice heating & air conditioning dated 10/18 on the kitchen counter when I arrived photo below. The humidity level was over the acceptable level of 60% inside the residence on both floors from the system sitting idle for too long due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Storm shutters on lanai are closed.
10/24/24: The parking garage, garage storage rooms & the water heater room have all been professionally remediated since the last visit photos below. Client is addressing the water heater that was partially submerged. Mini fridge in kitchen is off & door open. Washer & dryer doors are cracked open for ventilation to prevent odors.
10/23/24: Drive by. Brought all important mail collected yesterday to the post office for forwarding. Photo of the receipt with tracking number below.
10/23/24: Contractor access. Met with good news pest control technician Dan Carroll & let him into the residence for inspection. Dan stated that all the ants are called Swarmer ants & not much can be done to eliminate them but treat around the outside of windows & doors as they have wings & fly. Dan recommended trimming & cleaning up all the landscaping around the exterior of the house as one preventative. Dan treated the outside of all the windows around the entire residence before leaving. I made sure everything was closed & locked up when leaving. Closed the storm shutter over the front door when leaving. 7:30am-8:30am
10/22/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
10/22/24: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
10/22/24: Everything was ok inside the residence. I did not see any water stains on the ceilings. No torn screens on the lanai. The building and roof appeared to be ok. Front load washing machine door is cracked open to prevent odors. Floors are temporarily covered for protection. Lanai screen door is locked. Green slip in mailbox.
10/22/24: There is a damaged section of facia above the garage on the front of the house photo below. Large tree branch debris in the yard. Everything inside the residence is ok. I did not see any new water stains on the ceilings. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
10/22/24: There is a damaged section of soffit on the back right corner of the house photo below. The boat dock canopy cover is damaged photos below. I pulled the chairs out of the canal. No torn pool cage screens. The cable line is hanging on the right side of the house. Approximately 6” of water appears to have went through almost the entire garage so everything ground level has gotten wet but everything was currently dry photos below. The motorcycle battery maintainer has been damaged by water. There is some browning throughout the lawn. Client is aware. The irrigation timer is currently off. The doors on storage shed on the left side of the house are unlocked. Garbage cans on right side of house are full of water. Visual check of the boat photo below.
10/22/24: I did not see any missing roof shingles. No torn pool cage screens & the pool was clean. The dock appeared to be ok. The ceiling on the front porch has been changed photo below. Everything inside the residence was ok. The electric meter on the right side of the house is still waiting to be connected to the new underground powerline. Drywall texture falling off the lanai ceiling in various locations. Client will address when they return. Mini fridge in living room was on & cold. All accordion storm shutters are closed. Breaker panel door has been unscrewed for easier access. Green slip in mailbox. Made sure the garage overhead door was closed when leaving.
