Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,377 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/2/25: Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door.10/2/25: The downstairs guest bedroom ceiling has not changed in appearance since the last service call. Monitoring all old water stains on the ceilings closely. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
10/2/25: Replaced the batteries in the ADT security system front door keypad lock and the living room motion sensor removing the alerts from the security system keypad. The pool water auto filler needs to be replaced as it is leaking. Client will address. The garbage disposal is tagged for leaking while water is running through it and requires a new one. Client will address. Several of the new landscaping bushes on the right side of the house appear to have died. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are unlocked. Left the water main on when leaving for the pool water auto filler.
10/2/25: A section of pavers has been removed from the end of the driveway due to repaving of the street recently. The lawn has some large brown spots in the backyard. Did not run any water in the showers & poured water down the drains using the water jugs provided. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
10/2/25: Excessive weeds & grass are growing in all the landscape beds. Removing all of the patio furniture etc from the back of the house is highly recommended before hurricane season. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat & boat trailer. Turned off the water main to the house only when leaving.
10/1/25: Turned everything back on for clients return. All ceiling fans are off. Lanai screen door is locked. Green slip in mailbox.
10/1/25: All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
10/1/25: Left everything show ready when leaving. Checked damp rid bucket in storage closet.
10/1/25: Some mold at the water line in each toilet, photo below. I cleaned these. Leaving the toilet seats and lids up helps prevent this.
10/1/25: All ceiling fans are off. Stairwell was clean.
10/1/25: Drive by. Client advised that power had been restored to the residence and requested a walk-through. Everything was ok inside the residence. Power was back on & the AC system was back on and working correctly. I closed the refrigerator doors and turned the breaker back on.
10/1/25: I did not see any ants inside the residence. All ceiling fans are off.
10/1/25: All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on.
10/1/25: The lawn is starting to look better throughout the entire yard. The backflow preventer on the left side of the house is dripping water. The irrigation system is in the auto position. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Water softener salt container is 1/4 full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
10/1/25: The plate on the SUV expires soon photo below. The floor was dry surrounding the ac air handler. Ac system uv light was blue. One of the master bathroom faucet handles is loose or broken. Client advised all faucet hardware will be replaced when they return. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Monitoring the old water stain around the master bathroom shower light closely.
10/1/25: Water softener salt container is full. Irrigation system is in the auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Straps & ropes were tight. Watered the plants on the lanai.
10/1/25: All ceiling fans are off. Storage room door on breezeway is locked.
10/1/25: Brought in a service slip from Southwest pest management dated 9/22 photo below. The weeds in the lanai pavers appeared to have been sprayed recently. Irrigation system light was solid blue. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green slip in mailbox.
10/1/25: The neighborâs car was in the driveway. Lanai screen door is unlocked. All storm shutter panels are on. Green slip in mailbox.
9/30/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 78 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
9/30/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
9/30/25: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
9/30/25: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
9/30/25: Brought in two pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
9/30/25: Ran the storm shutters up and down for preventative maintenance. Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed.
