Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,835 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/20/25: The hose connected to the chlorinator on the pool pump equipment that was leaking has been replaced and the weeds removed from the pool pavers since the last service call. The ac system was back on and appeared to be working correctly again since being repaired recently. The lawn still has some browning in the front & backyard. The backflow preventer on the left side of the house is dripping water. The irrigation system is in the auto position. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Water softener salt container is 1/4 full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.8/20/25: The lawn has some browning in the front yard see photo below. Water softener salt container is full. 8/20/25: Made sure the water heater, range and icemaker were off. Read the note and picked up the envelope from the dining room table. All ceiling fans are off. Stairwell was clean.
8/20/25: All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
8/20/25: All ceiling fans are off. Wine cooler in kitchen is off & door propped open. Lanai screen door is locked. Green slip in mailbox.
8/20/25: I lowered the thermostat to 76 per the clients instructions and left everything show ready when leaving. Checked damp rid bucket in storage closet.
8/20/25: Replaced the battery in the nook entry security sensor. All ceiling fans are off. Washing machine door is cracked open to prevent odors from building up. All storm shutter panels are on. Green slip in mailbox.
8/20/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
8/20/25: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
8/20/25: Brought in four pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client will address. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
8/20/25: Weeds are starting to build up in the pool pavers and deco drain on the lanai. All ceiling fans are off. Watered the plants on the front porch per the instructions provided. Photo of the plants below. Mesh storm shutters on lanai are closed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance if applicable. Left the water main on for the pool water auto filler when leaving.
8/20/25: There appears to have been some activity inside the residence since the last service call. All ceiling fans are off. Storage room door on breezeway is locked.
8/20/25: Neighbors car is in the driveway. Lanai screen door is unlocked. All storm shutter panels are on. Green slip in mailbox.
8/20/25: The floor was dry surrounding the ac air handler. Ac system uv light was blue. One of the master bathroom faucet handles is loose or broken. Client advised all faucet hardware will be replaced when they return. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Monitoring the old water stain around the master bathroom shower light closely.
8/20/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 83 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Rebooted the WiFi range extender & irrigation timer. Weeds are starting to build up in the pool pavers. Irrigation system light was blinking blue. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green slip in mailbox.
8/20/25: The garage door opener over the Corvette is making an intermittent beeping sound every couple of minutes. Front load washing machine lid is open to prevent odors. Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. Garage side entry door handle only is unlocked. All storm shutter panels are on. Green slip in mailbox.
8/15/25: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
8/15/25: Hughes exterminators appears to have been inside the residence since the last service call. All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
8/15/25: Turned off the table lamps in the living room. Watered the plants by the front door. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.
8/15/25: Watered plant in the kitchen. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
8/15/25: All ceiling fans are off. Lanai screen door is locked.
8/15/25: All ceiling fans are off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
8/15/25: The kitchen sink is tagged for leaking from underneath when water is running through it. All ceiling fans are off.
