Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,449 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/18/24: New roof construction has started on the building since the last service call see photos below. One of the ac vent register covers in the living room was laying on the floor & there was some rust flakes laying on the upstairs bedroom carpet from the fire sprinkler above it due to the vibrations of the new roof being installed when i arrived see photos below. There was a Good news pest control business card on the kitchen counter & the master bedroom lights were on. I turned them off before leaving. There are some perishable food items inside the refrigerator. The humidity level was back under 60% inside the residence on both floors after making the last adjustments. I raised both humidistats back up to 55% for now to save energy. Will continue to monitor closely & adjust accordingly. The damaged storm shutter on the lanai has been repaired & closed since the last service call photo below. All storm shutters on the lanai are closed.
4/18/24: Drive by. Removed the envelope with the new key to the residence inside from the window on the front porch. The new key provided does not open the garage door. Will be unable to check the golf cart or any vehicles left behind for inspection.
4/18/24: There were painters working on the exterior of the building when i arrived. The humidity level was well below 60% inside the residence when i arrived. I raised the thermostat to 74 for now to save energy. Will continue to monitor closely & adjust accordingly. Half of the storm shutters on the lanai are open for the painters. New key provided by the office does not open the garage door. Garage door is temporarily unlocked for access. Checked the water pan in the ac return vent.
4/18/24: Drive by to connect battery maintainers to both vehicles & assess the extension cord situation for air dryer installation. Connected a new battery maintainer to the suv & connected the other battery maintainer to the car using some of the extension cords provided. Will not need any additional extension cords for the air dryers. Will install air dryers in both vehicles next week. All the tires on the car were also extremely low when I arrived. I inflated all the tires to 32psi using my cordless inflator.
4/18/24: Removed Trugreen & Hughes Exterminators signs from the front yard. Brought in one pieces of mail with some sales flyers see photo below. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. Client will address. SE screen door is locked. Left the water main on when leaving for the pool water auto filler.
4/18/24: Brought in one piece of mail with some sales flyers see photo below. Work has started on the casing & trim around the front door since the last service call see photos below. The four fire sprinklers in the kitchen, dining room & living room ceilings all appear to be missing escutcheon plates see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. Put the mailbox key back on the kitchen counter.

4/18/24: Made sure the water heater & range were off. Did not run any water inside the residence & left all water main valves in the off position for now. Photos of new water heater & water main valves below. Photos of all the new water supply valves throughout the residence & new plumbing access panels inside the closets. All of the exhaust vents for the bathrooms & dryer are waiting to be reconnected photos below. New water supply valves for washing machine do not anpp to have been installed yet & the water line behind the refrigerator does not appear to have been completed yet as well photos below. Access point for putting algaecide in the ac condensate drain line is still currently in the same position. Ac air filter was recently replaced on 4/8. Sections of painting & breezeway ceiling repair on building still waiting to be finished. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. Monitoring all previous water stains on the ceilings closely. Panels on lanai are closed. Lanai ceiling still waiting to be repaired.
4/18/24: Drive by. Turned on the water main inside the garage & set the water timer to run for 120mins for the landscaping plants. Will return later today to turn the water main back off. Made sure everything was locked up when leaving. Weeds & grass are starting to grow in the landscape beds & sidewalk see photos below.
4/17/24: Drove by to ensure valve to spigot in the pool area was off. Pool level about 2/3 of the skimmer port, very good level.
4/17/24: The pool pump is set to pull water from the bottom center drain.
4/17/24: The car battery maintainer light was green. The alarm pad next to the garage door beeps lightly every minute or so. A new tree was planted in the back yard, photo below. The door between the house and kitchen was not locked.
4/17/24: The pool level was below the skimmer port. I started running water into it immediately and will return at the end of the day to make sure the water is off. Some digging in the mulch, photo below. The pool has significant dirt on the bottoms and up some of the edges, photo below. One of your remote batteries have started to corrode, photo below.
4/17/24: The thermostat was set to 84. I moved it back to 82 as that’s what my notes tell me it should be set at. The circuit breaker for the irrigation system was tripped, photo below. I reset it at the very beginning of the service call and checked it just prior to leaving and it had not tripped again so it should be fine. There’s a dry spot in the front yard near the sidewalk and garage driveway, photo below.
4/17/24: I started the car and let it idle during the service call. Guest bathtub drain covered with cellophane.
4/17/24: Returned to shut the well pump and water mains off. Pool level was nearly up to the middle of the skimmer port.
4/17/24: Several of the rooms with exterior walls that have windows, have the window area sectioned off and dehumidifiers running, reported previously. Many of the rooms have plastic coming off/down, photos below. The upstairs bedroom and TV room were closed off completely no real access to them. I took photos of the back landscaped area (below).
4/17/24: I watered all the plants surrounding the pool inside and out. There were two pieces of mail I brought inside. The hydraulic closer for the pool screen door is broken, reported previously. The pool is dangerously low, see photo below. I set the water hose and meters to run for 120 minutes to get the level up closer to the middle of the skimmer port. I will come back after two hours to shut the water main valves and the pump off. There are weeds beginning to grow in the landscaping, example photo below.
4/17/24: Read the letter & picked up the money from the dining room table. Made sure the water heater, range & ice maker were off. A new water heater has been installed since the last service call. All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
4/17/24: Home under renovation from flood damage. At this point none of the sinks or showers have completed plumbing. The pool has debris at the bottom, photo below. I moved the thermostat up to 78 from 75.
4/17/24: The humidity was a bit high when I came in. The system was not running so I moved the thermostat to 76. The system came in and ran - 64.5 degrees coming out of the supply vent. I left the thermostat at 76 so the system runs more frequently in the spring until temps get closer to 90 outside then I will readjust it.
4/17/24: The neighbors truck was in the driveway when i arrived. Made sure the water heater & range were off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
4/17/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. There is an armadillo hole in the front corner landscaping and digging around the house in the landscaping consistent with an armadillo, photos below. I turned the circuit breaker off to the range. There was a small package at the front door (photo below), I brought it inside. Two plants out back appear to be unhealthy, photo below.
4/17/24: Made sure the water heater, range & ice maker were off. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced soon see photo below. Monitoring all old water stains on ceilings closely. Irrigation timer is set to the run position. Water softener salt container is half full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
