Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,926 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/20/24: Made sure none of the toilets were running before leaving. All ceiling fans throughout the residence are on. Some of the furniture has been moved in the master bedroom due to carpet cleaning. The pool pump appears to be leaking slowly while running. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 82.8% & 82.5. All accordion storm shutters are closed & all storm panels on. Made sure to leave the water main on for the pool auto filler when leaving.
8/20/24: Made sure to leave the door between the garage & the house unlocked. Wine chiller in kitchen is off. Pool pump timer is set to run between 8am-12pm. Visual check of the boat photo below. Straps were tight. Storm shutters on lanai are closed. Left the water main on when leaving for the pool water auto filler.
8/20/24: Removed an elite pest sign dated 8/15 from the front yard. Sections of the metal fence behind the pool are starting to fall as some of the brackets are rusted & broken & some of the screws holding the post in place are rusted falling out. Boat outlet had power. The barnacle growth on the slidemoor tracks for the boat is setting up faster then I can keep up with & it is starting to get harder to operate as the cleats are getting stuck right below the water line & the rope threatens to snap when pulled too hard. The construction cone is still in the front yard. Bird droppings on lanai floor. Rusted metal banding on the front left & right corners of the house. There appears to be another hole forming underneath the sod along the seawall. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the boat photo below. Left the water main on when leaving.
8/20/24: The pipe connection on the bottom of the pool heater was not leaking today. The lawn had some browning throughout the entire yard when I arrived. Brought in another large stack of important mail & sales flyers. Will be taking all important mail to the post office for forwarding. Some of the trees on the right side of the house appear to be dead. Activated the alarm system when leaving.
8/20/24: There is a small section of soffits pushed up on the back of the house over the master bedroom window. Covering the drains is not necessary as running water every two weeks fills all the traps preventing sewer gases & pest from entering the residence as well as pushing everything back. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/20/24: Brought in three pieces of mail with some sales flyers see photo below. Lanai south screen door had a broken closer. Portable dehumidifier in kitchen read 55. Monitoring the old water stain on the kitchen ceiling closely. Lamp in living room was on. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. There is a stack of plywood, cardboard etc leaning up against the house by the garage rear entry door. The wood frame work for the garage door openers appears to be pulling away from the wall above both garage overhead doors client is aware. Left the water main on for the pool water auto filler when leaving.
8/20/24: The lawn still has a few brown spots on the left & right side of the house. All ceiling fans are off. Water softener salt container is 3/4 full. Visual check of the boat photo below. All storm shutters are closed.
8/20/24: The lawn appears to slowly be getting better but still has some brown spots in the front yard and right side of the house. Made sure the refrigerator was in vacation mode. All ceiling fans are off. Mini fridge on lanai is off & door open. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels on. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
8/20/24: All ceiling fans are off. Bbq grill is covered. All storm shutters are closed & panels on.
8/20/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The guest bathroom sink is tagged for leaking from underneath when water is running through it. Client will address. The water heater is almost 10yrs of age & may need to be flushed or replaced soon due to HOA regulations. Checked all light timers. All ceiling fans are off. Battery maintainer & large damp rid bucket or air dryer is recommended for the vehicle. Garage side entry door handle unlocked for access.
8/20/24: The electric meter is still waiting to be connected to the new underground power line photo below. The hole previously filled in by the seawall has some washout starting to transpire. Client will address. Brought in two pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
8/19/24: I watered the 3 interior plants as instructed. The front yard light is on. Weeds growing on the lanai. Branches are still on the ground around the base of the tree out back, reported previously. No mail in the mailbox.
8/19/24: I watered all the plants as my meter indicated most needed water. The branches are still in the yard. The lawn has not been cut in at least 2 weeks from my observations. The neighbor Angel suggested you contact her lawn guy, card below. She said texting is better than a phone call. I rebooted the thermostat as it was blank and not working upon my arrival. The system began to run and cool.
8/19/24: The dehumidifier read 48 and is working. The humidity is much better this service call so I raised the humidity up to 55 where it was before the last service call.
8/19/24: The valves for both bathroom faucets are off as both are dripping slightly if not. Just sale fliers in the mail.
8/19/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves. The bushes around the house have been trimmed, photos below. The armadillo hole is filled with clippings from the bushes so it appears to be dormant.
8/19/24: I kept the thermostat at76 to ensure the next call has low humidity if so I will raise it back up.higher humidity. The bushes need trimming, photo below. They are working on Langston the other side of the road and your side is sure to be soon.
8/19/24: I poured vinegar down the HVAC condensation evac tube then chased with some water. I brought in several pieces of mail, none appeared to be important. Raised and lowered the back hurricane screens. I sprayed a half dozen weeds on the lanai. I found 3 ceiling stains that are certainly not obvious and in fact easy to miss, photos below. Photo 1 is in the master bedroom center of the room a bit left of the ceiling fan. Photo 2 is in the den/office just off the wall shared by the hallway. Photo 3 is just inside the back bedroom entrance. These spots are directly in the center of each photo and are extremely hard to see. These, in my opinion, are nothing to be too concerned about I’ll keep an eye on them. They may even be bleed through spots from previous damage.
8/19/24: None of the exposed walls inside have signs of moisture. Brought in several pieces of mail, none appeared important. The toilet in the bathroom off the garage will not fill it just runs continuously. I have shut it off at the valve below the tank and tagged it as such. I found a very slight spot on the ceiling in this bedroom (Off the garage) reported previously. I sprayed the weeds on the lanai today. Photo of the weed condition of the newly planted area out back below. The 2nd photo is a “peek inside” at the weeds past the outside pear bushes.
8/19/24: I watered the plants in the pool/lanai area as instructed. I found a pool company slip on the lanai, dated 8/14. Ceiling fan and light were on in the garage, I turned them off.
8/16/24: The dehumidifier read 45%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. Front door has a lockbox on it.
8/16/24: The dehumidifier in the kitchen read 52 and had some condensation in the condensation tube. The dehumidifier in the bathroom read 53 and it had condensation in the condensation tube.
8/16/24: Almost every circuit breaker is off with the exception of the AC system, reported previously. The air filter for the air handler should be replaced, reported previously. The guest bathroom toilet is leaking at the gasket between the tank and the stool only when flushed, reported previously. This is not an immediate issue as the water main is off. I found evidence of pests in the front bedroom closet, current photo below.working along the carpeting. The air conditioning/water heater cabinet has hundreds of droppings from small pests, reported previously. Knob for hot water in MB sink fell apart in my hands when I went to turn it on, reported previously. There is evidence of pest activity in the guest bathroom entry, photo below. I bumped into the small wicker chest on the floor in the bedroom and it moved when it did I discovered piles of what appears to be of saw dust, photos below. This concerns me that you may have termites. The last photo is of ceiling spots reported previously and are now the new baseline.
8/16/24: The trap on the guest bathroom sink is tagged for leaking at the drain stop connection when water is running through it. Client will address. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
8/16/24: The AC air handler was leaking water all over the cabinet, the top of the water heater, the plastic tub was full and the black under pan of the water heater had water in it as well. I cleaned and vacuumed this area up. Sent videos to the customer and then vacuumed out the drain line from outside. The thermostat is set at 82 and it read 82 when I walked in and the unit was running but only for a minute or so.
