Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!

10/24/24: Power has been restored to the building since the last visit. The parking garage, garage storage rooms & water heater room have all been professionally remediated since the last visit photos below. There was a service slip from fire & ice heating & air conditioning dated 10/18 on the kitchen counter when I arrived photo below. The humidity level was over the acceptable level of 60% inside the residence on both floors from the system sitting idle for too long due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Storm shutters on lanai are closed.
10/24/24: The parking garage, garage storage rooms & the water heater room have all been professionally remediated since the last visit photos below. Client is addressing the water heater that was partially submerged. Mini fridge in kitchen is off & door open. Washer & dryer doors are cracked open for ventilation to prevent odors.
10/23/24: Drive by. Brought all important mail collected yesterday to the post office for forwarding. Photo of the receipt with tracking number below.
10/23/24: Contractor access. Met with good news pest control technician Dan Carroll & let him into the residence for inspection. Dan stated that all the ants are called Swarmer ants & not much can be done to eliminate them but treat around the outside of windows & doors as they have wings & fly. Dan recommended trimming & cleaning up all the landscaping around the exterior of the house as one preventative. Dan treated the outside of all the windows around the entire residence before leaving. I made sure everything was closed & locked up when leaving. Closed the storm shutter over the front door when leaving. 7:30am-8:30am
10/22/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
10/22/24: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
10/22/24: Everything was ok inside the residence. I did not see any water stains on the ceilings. No torn screens on the lanai. The building and roof appeared to be ok. Front load washing machine door is cracked open to prevent odors. Floors are temporarily covered for protection. Lanai screen door is locked. Green slip in mailbox.
10/22/24: There is a damaged section of facia above the garage on the front of the house photo below. Large tree branch debris in the yard. Everything inside the residence is ok. I did not see any new water stains on the ceilings. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
10/22/24: There is a damaged section of soffit on the back right corner of the house photo below. The boat dock canopy cover is damaged photos below. I pulled the chairs out of the canal. No torn pool cage screens. The cable line is hanging on the right side of the house. Approximately 6” of water appears to have went through almost the entire garage so everything ground level has gotten wet but everything was currently dry photos below. The motorcycle battery maintainer has been damaged by water. There is some browning throughout the lawn. Client is aware. The irrigation timer is currently off. The doors on storage shed on the left side of the house are unlocked. Garbage cans on right side of house are full of water. Visual check of the boat photo below.
10/22/24: I did not see any missing roof shingles. No torn pool cage screens & the pool was clean. The dock appeared to be ok. The ceiling on the front porch has been changed photo below. Everything inside the residence was ok. The electric meter on the right side of the house is still waiting to be connected to the new underground powerline. Drywall texture falling off the lanai ceiling in various locations. Client will address when they return. Mini fridge in living room was on & cold. All accordion storm shutters are closed. Breaker panel door has been unscrewed for easier access. Green slip in mailbox. Made sure the garage overhead door was closed when leaving.
10/22/24: The pool is really green photo below. Client is addressing. There is soffit damage on the front of the house. Client is addressing. There are two sections of privacy fence damaged in the back yard. Client is addressing. Swept around all security cameras for cobwebs. The guest bathroom toilet is tagged for leaking between the tank, bowl & connections while the tank has water in it from deteriorated rubber washers. Tank is empty, and water supply valve is temporarily turned off. Client will address when they return. The bottom right side of the garage side entry door appears to be leaking during heavy rains. Client will address. All ceiling fans are off. Turned the water main off to the house only when leaving.
10/22/24: There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. The electric meter is still waiting to be connected to the new underground power line. Brought in four pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
10/22/24: The dock was heavily damaged when I arrived photo below. The pool cage is damaged above the left side screen door photo below. I did not see any missing roof tiles or soffits. Some of the landscaping bushes have been damaged around the residence & also need to be trimmed soon photos below. All of the weeds in the pool pavers appear to have been sprayed recently. Did not see any ants in the master bathroom. Mini fridge on lanai was locked. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Client will address. Visual check of the dock. Green slip in mailbox.
10/22/24: Brought in one piece of mail with some sales flyers photo below. The pool cage left side screen door is storm damaged. Client is addressing. The deco drain on the lanai needs to be cleaned out again. Gutters are waiting to be installed on the front and sides of the house. The driveway is sunken & cracked all along the left side possibly from heavy machinery. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
10/22/24: Opened the storm shutter on the lanai. There is a large soft spot forming in the ground by the seawall directly behind the house & several small holes forming underneath the grass along the seawall directly behind the house photos below. No torn pool cage screens. Everything inside the residence was ok. I did not see any water stains on the ceilings or water intrusions throughout the residence. The pool pump filter canister is still leaking while the pool pump is running. Monitoring the new sod along the seawall closely. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
10/22/24: I did not see any missing roof shingles. No torn pool cage screens & the pool was clean. Everything inside the residence was ok. I did not see any new water stains on the ceilings. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 30% for now to circulate air & mitigate the high humidity level. Internet modem was on. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. All ceiling fans are off. Faint water stain on garage ceiling by light fixture has not changed in appearance. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
10/22/24: There is a large crack in the concrete slab on the back right corner of the pool cage see photos below. There also appears to be an irrigation pipe leak in the ground below the crack photos below. The boat dock appears to have had some damage & appears to be raised on the right side. The boat dock ceiling has damaged soffits. Everything inside the residence is ok. Hairline cracks are starting to develop in the stucco underneath all the window sills on the left & right sides of the house. The lawn has some brown spots throughout the entire yard. One of the travertine tiles by the pool appears to be sinking. All ceiling fans are on. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Left the water main on for the pool water auto filler when leaving.
10/22/24: The pool pump is set to pull from the bottom center drain.
10/22/24: Both garbage cans were down by the street for collection when I arrived. A section of soffits is pushed up on the front left corner of the house photo below. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants with some of the water jugs provided. Put the keys back in the lockbox when leaving.
10/22/24: There is a spot on the ceiling in the corner above the master bath tub, reported previously. It appears to be the same from past service calls. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return. I sprayed the weeds on the lanai. Several screen panels are blown out, photos below. The large wind screen is bowed at the bottom from the hurricane, reported previously. The front hibiscus tree is leaning, needs re-staked. Many of the plants have been damaged from the wind from the hurricanes, photos below. I put the door back on the attic access in the garage.
10/22/24: The main garbage can was missing from underneath the carport when i arrived. A small section of soffits on the back of the house is damaged. The large storm debris has been removed from the backyard & put down by the street for collection. Both the carport & porch have ceiling damage. Storm shutters over the mid guest bedroom window are damaged. All other storm shutter panels are on. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. Green slip in mailbox.
10/22/24: Inspection + remove half the storm shutters from front door. The block privacy wall on the front left corner of the house was knocked over when I arrived photos below. A piling from someone else’s dock appears to have floated onto the dock during hurricane storm surge water & has gotten stuck on top of the dock photos below. Several pool cage screens have small tears & holes in them photos below. The lattice around the pool pump is damaged photo below. Removed half the storm shutters from the front door to gain access to the residence photo below. I put the removed panels back inside the garage & the hardware back on the wall for now. Everything inside the residence was ok. I did not see any water stains on the ceilings or water intrusion throughout the residence. Power was on & the ac system was on. I did not see any alligators down by the dock today. All ceiling fans are off. Galvanized storm shutter panels are on across the lanai, right side garage window & half the front door. Visual check of the dock. Put the key back in the lockbox when leaving.
10/22/24: One screen panel missing from hurricane Milton, photo below.
10/22/24: Begin running hot water side to reduce or eliminate the smell.
10/22/24: The pool cage collapsed from hurricane Milton reported previously. The pool skimmer was running, no need for it right now as pool cannot be cleaned. The auto fill was in the pool I pulled it out but am not sure if it’s damaged so I shut the water valve off. I suggest the entire pool area be yellow taped off to notify people or children that it is dangerous to enter.
