Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,912 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!

5/31/16: Removed a pest control sign from the yard. I found a couple of dozen of the worms again this inspection someone has stuffed squash in front of the slider base. Dry spot in back corner of yard still present.
5/31/16: Roof tiles are getting very dirty should be cleaned, most communities will send letters requiring cleaning, just wanted to provide a heads up.
5/31/16: Thermostat reads 75 degrees interior temperature again set to 77 to come on I'm a bit concerned we're getting a mis-read the house is fine feels good I meter says it's reasonable humidity level 51% we'll keep watching it. Water main was on upon arrival, last report indicates I turned it off. Frankly I never forget to turn the water main off at any home so I'm not sure why it was on today.
5/31/16: Strange that your interior thermostat reads 75 degrees however my meter handheld meter is well above that I was comfortable so I don't think there's any need to be concerned.
5/31/16: High usage water note left on front door from Englewood Water District sending photo. Pool level is critically low actually very little water getting into the skimmer at all need water filled today. My key does not fit front door dead bolt.
5/31/16: Weeds are starting to grow in the mulch in the landscaping around the house . We provide weed control applications if your other company doesn't . When I lifted the lid to the master bathroom toilet I saw a frog toad he swam into the water and into the pipes never have I ever seen this before. In order for me to prevent his return I poured some bleach into each toilet to make the water impassable. I found no evidence he had been inside the home.
5/31/16: Applied 1/2 gallon of weed control
5/24/16: The secondary did conditioner was set at 86 reading 81 degrees. One branch broken off of Front plant /tree sending photos not sure how that happened. 2 palm fronds to the front or general pickup.
5/24/16: Turn the water heater on at the circuit breaker leaving the water main on for your return on Friday. If you choose not to have those two things on an open let me know I'm in town I'll drive back to the mall. Coke can discharged into the pantry let out into the tile in front of the pantry wasn't quite liquid wasn't quite go somewhere between so it's been a little while clean that up best I could figure out needs to be deep-cleaned probably bleached. I left the items that were in front of the spill and the pantry door out and open so that both of them dry and you won't have to move it back in order to clean that area better I think.
5/24/16: Backyard appears to be just a little try to send you some photos
5/24/16: Garage dehumidifier at 50% car charging fan running. Found a Post-It note on the electrical panel indicating that the GF I breaker on the bottom of the panel no longer test will send you a video but it should probably be replaced.
5/24/16: Eternity range off at the breaker . I Was unable to run water in the master garden tub and shower had sheets and towels hanging all over that I'll send photos the bedspread and pillows were off on the floor of the master bedroom as well
5/24/16: Turn the thermostat down one degree to kick in the AC to ensure that it was cooling it turned on and it was cooling I reset the thermostat back to 78
5/23/16: Pool is very dirty why do things on the bottom of the pool that are very dark and a lot of things floating on top of the pool I can't smell any chlorine either but that doesn't mean anything. I got inside air conditioner was not working the thermostat at low batteries according to the indicator pad replace them the unit is now working I'm going to stay here until it's cold at least one or two degrees to ensure it's working properly brought in a few pieces of junk mail
5/23/16: Several frog and gecko droppings on the front step for area this is normal for Florida is not an infestation of any type. I placed the key box on the water pipes to the left of the garage they won't fit on any exterior doors with exception to the sliders on the Lanai and I felt the water lines would be more convenient.
5/23/16: AC ran and cooled while I was here
5/23/16: Pool level is low still at skimmer but could use water. I brought in one piece of junk mail not even addressed to either of you.
5/23/16: The AC unit certainly does have some sort of an issue the indoor thermostat is reading 84 degrees it set at 78 so it's 6 degrees over and not keeping up my meter handheld meter shows 84.45 degrees and a relative humidity of 48.49 percent humidity. The humidity level still not too high but we need to have the AC looked at before we really get into the dead of Summer
5/23/16: No floor with work done yet.
5/23/16: Front lawn is a bit long compared to the side yard and could use some mowing it's not over grown but just High . Sprayed a 1/4 gallon weed control on the landscaping stones around the home and pool Lanai. Removed Hughes Pest Control sign from front yard.
5/23/16: Your home is quite comfortable for 82 degrees and 45% humidity
5/23/16: Brought in several pieces of mail move packages from front door to garage found a palm frond in the yard and brought to the front yard I turned on the circuit breaker for the range and set the clock turn on circuit breakers for the bedrooms the world turn the AC down to 72 degrees make sure the unit was running when did the home inspection
5/18/16: What to deliver boxes in garage will the water main was on when we arrived I will turn it off when we leave everything else that is cool and comfortable actually.
5/18/16: The condo is very comfortable as far as temperature and humidity the smell that you asked me to investigate I cannot really smell anything that's odd other than I do smell a little bit of the paint so maybe whatever the realtor did I work the range was on at the breaker I always shut those off there have been instances of those being struck by lightning and the self cleaning oven staying on causing the range to continue to heat until it's over 500 Degrees with no way of shutting off so it's better safe than sorry how water tank is in plug at the wall as well as the breakers are shut off other than that everything seems to be good the water was off and I'm going to turn it off when I leave that's a good thing so it's in very good shape humidity level is under 45% which is where we always want to be actually under 40% temperature in here or did to my meter is 80 degrees which is fine
5/17/16: As I arrived it appears that the sprinklers out front have been running I'll send photos of the wet stones I looked at the sprinkler system I'm assuming Maine box or sub box and it was open as if someone has been working on it I'm not familiar with this type of sprinkler system whatsoever normally the owner has a control panel in the garage and it's an easy set timer I would hate to try to work on this without knowing what I'm doing water is filling Warrior main to the water main water to the house is I'll send you a photo of it as well I'm not sure why somebody must have had the water on there or it could be that the sprinkler systems feeling that up when it runs on the side the grass looks really good both front and back and send photos
