Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,257 service calls we have performed 28,068 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/5/16: Thermostat was blinking low battery I found two batteries in the kitchen left drawer underneath the coffee pot and replaced.
1/5/16: Brought several palm fronds to the front for general pickup. Pool steps have quite a bit of dirt/algae.
1/5/16: I brought 5 palm fronds to the front for pickup. Sprinkler head cement protector ring broken on right side of home back corner pictures to follow may want to notify lawn company so they drun over with the mower.
1/5/16: Started and ran the car.
1/5/16: Your filters are 20x20x1 and they are Merv 13 sending photos of box label. As for what I would suggest and Ken would a Merv 13 is fine changed once a month that's exactly what I use at home and that Ken suggested for me as well. KayCee has long hair and sheds as well. Car and garage fine.
12/30/15: Waiting for Ashley's to replace guest mattress.
12/29/15: Brought in local telephone directory from driveway.
12/29/15: Brought in local telephone directory from driveway. Landscapers were present putting sod in the side yard that's been so wet photos sent by email.
12/29/15: Suaved all three toilets, line forming at waterline.
12/28/15: Water was on upon arrival, remained on when I departed. Interior garage entry door was unlocked. Water heater breaker was off, I turned it on. Screen damage photos sent via email, both at base area, maybe damaged during power washing of deck? Sent photos of lanai via email. AC does not appear to be working as temperature was much higher than setting (sent photos via email). Air handler in garage was running but no cool air coming out. Called client but got voice mail and left a message for him to call. Grout was not repaired as of yet, sent photos via email. Removed key from key box. Checked TV for cable it is working. Tried internet access but the only Wi-Fi available was a secured system with the name of SJY3Q. Was going to ask client for pass key during call but only could leave message.
12/28/15: When I entered your home it was noticeably cool I went to the thermostat immediately it was reading 68 degrees and set to 79. The AC was not running outside however I wasn't able to stay long enough to see if it will turn on again purely based on the inside temperature. The living room slider door was unlocked.
12/28/15: Changed thermostat setting to 77 deg while u are away. Humidistat to 50%. I was here at the hottest time of the day and your humidity level was VERY good! It shouldn't hurt with these new settings and you will save $$.
12/28/15: I brought in two pieces of mail one was a wood appears to be a Christmas card the other just junk mail. A crack in the drywall in living room appears to be getting larger.
12/28/15: Book and picture frame fell off the book shelf. Several ant hills in the yard. I would have it sprayed before your next arrival.
12/23/15: Turned on all breakers. Reset timers on water system. Tried to run the garbage disposal but it is so bound up I couldn't even get it free with a disposal wrench. Ran water the entire time I was here about 45 minutes. Both smoke detectors were chirping. Replaced batteries in kitchen smoke detector with those I found in the cabinet opposite the sink (3 AA) Replaced the battery in the hall smoke detector with a brand new 9 volt I carry for just this kind of thing.
12/23/15: Pulled Truly Nolen sign from front yard. Ants outside pool cage on left side of home, but not one that I saw on the lanai. Pool pump motor seems to be louder than normal. Brought in aeveral oieces of mail
12/22/15: The guuter in the back appears to have weakened and is bowing downward. I suaved the master bath toilet and cleaned the seat underside because it had slight mildew. This type of toilet seat does not promote good airflow so I'm going to leave both feet up on the toilets in order to get good air circulation to the bowl and under side of the seat.
12/22/15: Both toilets had slight ring at waterline and so I suaved each. The toilet seats that you have on each toilet are the kind that do not allow much airflow into the toilet bowl so I've left those up for better air circulation.
12/22/15: Plumbers were inside working unable to flush toilets run water in sinks and tubs. Told Lori to make sure the front door they shot as in between going in and out and that they should take care to make minimal amount of dust. Brought in local telephone phone book from stoop. I asked plumbers who cleans up after all of this construction work has been completed he said they bring in an outside company to clean up after construction. Daughter was off
12/22/15: Garage fine. Suaved each toilet. Fine layer of mildew on the underside of each seat, so I cleaned and left seats up for better air circulation.
12/22/15: Turned on water heater, dishwasher/disposal, range and washer/dryer at breakers.
12/22/15: Turned range and water heater off at breakers. Used disposal wrench to free disposal before running. Checked garage all fine.
12/22/15: Palm fronds to the front for general pickup
12/21/15: Brought in mail. Checked dining area window security connection. Opened and closed window.
12/16/15: AC NOT WORKING, no readings on thermostat. Breakers not tripped. Fridge not working and not cold. Plugged fridge into counter outlet and it worked. Brought in FedEx letter from stoop as well as phone directory.
