Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,122 service calls we have performed 28,068 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/18/25: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.7/18/25: All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
7/18/25: Replaced both ac air filters with some of the new filters provided as they have been used for 90 days. Both living room table lamps were on when I arrived. Watered the plants by the front door. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.
7/18/25: Watered plant in the kitchen. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
7/18/25: The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Lanai screen door is locked.
7/18/25: All ceiling fans are off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
7/18/25: The kitchen sink is tagged for leaking from underneath when water is running through it. All ceiling fans are off.
7/18/25: All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plant on the lanai.
7/18/25: All ceiling fans are off. Watered the plants on the table & rotated 1/4.
7/18/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
7/18/25: The master bedroom humidity level was back under 60% after making the last adjustment. Will continue to monitor closely & adjust accordingly. Poured several ounces of vinegar down both ac condensate drain lines for preventative maintenance. Wine cooler in kitchen is off.
7/18/25: Portable dehumidifier in kitchen read 43. All ceiling fans are on. Made sure to engage the lock on the front door when leaving.
7/18/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered the plant in the living room. All ceiling fans are off.
7/18/25: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 15. Front load washing machine lid is open to prevent odors.
7/18/25: Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
7/18/25: The key fob card to the front entrance. Gate is no longer working. Client advised to leave it on the kitchen counter for now. Wine cooler & both mini fridge’s were all on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
7/18/25: Entered the residence through the back dining room sliding glass door. I left the sliding glass door in the dining room unlocked for access to the residence for now & made sure the storm shutter was locked when leaving. I was still unable to enter the residence through the small garage overhead door as the keypad is not opening the door. The garage door was still working with the switch inside the garage. The plate on the car is expired. The gutters along the back of the house may need to be cleaned out soon. The plastic gutter downspout extension on the back left corner of the house is broken & needs to be replaced. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. All storm shutters are closed/on.
7/18/25: Brought in a package that was laying by the front door see photo below. The area of new sod in the front yard still has some browning. Monitoring the sections of new sod in the front yard. Ceiling fan on lanai is on. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & clear panels on. Put the key back in the lockbox when leaving.
7/18/25: The ac thermostat was blank & the ac system was not working again when I arrived. I did not find any tripped breakers & was unable to get the ac to turn on. The ac system will need to be repaired again at this time. One of the pipes connected to the bottom of the pool pump filter canister is slowly leaking while the pool pump is running. All ceiling fans are off. All storm shutters are closed. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
7/18/25: Brought in two pieces of mail see photo below. Weeds are starting to build up in the pool pavers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Irrigation system is in the run position. Photo of the pool below. Green slip in mailbox. All storm shutters are closed.
7/18/25: Portable dehumidifier in kitchen read 49. Watered the plant on the kitchen counter. All the new landscaping was alive & appeared to be healthy. Green slip in mailbox. Mesh storm shutter on Lanai is closed. All other storm shutters are currently off.
7/17/25: Portable dehumidifier in kitchen read 40. All ceiling fans are on. Checked all damp rids. Wine cooler is off. All storm shutters are closed.
7/17/25: The lock is broken on the living room right side sliding glass door. All storm shutters are closed.
7/17/25: New parking garage storage room door keys do not unlock the door. One of the sun screens on the lanai is damaged. Client will address.
7/17/25: The plastic was dry & I did not see any evidence of water underneath the white covering on the master bedroom ceiling. Master bedroom ceiling has not been repaired yet. Will monitor closely. Portable dehumidifier upstairs read 58. Mini fridge in dining room is off. Watered the plant by the front door per the instructions given & made sure it was dry before watering it. All storm shutters are closed. All storm shutter switches are in the neutral position.
