Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,396 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/24/24: Picked up mail brought to 27441 Hole In One Place
12/27/24: I poured vinegar down the HVAC tube then chased it with water.
12/27/24: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second. The ceiling issue in the garage just inside the door has not changed. Spot on the wall in the office/den has not gotten any worse. There are weeds growing in the landscaping out front, photo below.
12/27/24: The exterior of the building & sidewalks were being pressure washed when I arrived. All ceiling fans are off. Storage room on breezeway is locked.
12/27/24: There was a notice from management concerning pressure washing on the front door when I arrive see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off.
12/27/24: I watered the 5 plants inside. The lawn has a bit of browning, photos below. The water leak sensor under the kitchen sink is beeping/blinking red indicating it needs a new battery. The pool has debris on top and bottom due to the lanai construction.
12/27/24: The microwave has been storm damaged from electrical surges & is currently unplugged. Client is aware. Portable dehumidifier in kitchen read 58. Checked light timer in living room. Lanai screen door is locked.
12/27/24: The lock on the right side living room sliding glass door handle does not appear to be working correctly. The secondary lock is engaged. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is on. Lanai screen door is unlocked. All storm shutter panels are off.
12/27/24: Watered the new palm tree in the backyard as it appeared to need some water. Brought in one piece of mail see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Weeds are starting to build up in the landscape beds again. Client will address. Some of the soffits on the front of the house are slightly damaged. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Clamshell & bahama shutters are closed. Green slip in mailbox.
12/27/24: I poured 4oz of vinegar down the HVAC condensate tube then chased it with 12oz of water. The master bath shower head has very little pressure. I started both SUVs and they idled during the service call.

12/27/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The closer on the bottom of the glass storm door over the front door has quit working & will no longer hold the door open. A new closer may need to be installed. Client is addressing. There is a small section of soffits starting to hang down on the left side of the front door. Client is addressing. All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Monitoring all old water stains on the garage ceiling closely.
12/27/24: Watered the plant on the lanai & made sure to use the right side slider. The lanai is really dirty from the storms & may need to be pressure washed soon. Will water the plant on the lanai every other service call.
12/27/24: The pool pump has started to leak while running see photos below. Weeds are starting to build up in the landscape beds photos below. The battery maintainer connected to the car had the red fault light on again. I unplugged it & plugged it back in removing the fault light for now. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is off. Photo of the pool below.
12/27/24: There are some perishable items inside the refrigerator. I had to remove some of the potatoes from the refrigerator as they were starting to perish. Monitoring all old water stains on the ceilings closely. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Checked all light timers. Permit attached to the pool heater. Pool pump timer is set to run between 9:30am-7:00pm. Watered the plants on the lanai. One of the pool cage screens still has a tear in it. Client will address. All storm shutters are closed except for the shutters along the front of the house.
12/26/24: Drive by. Brought all important mail collected the other day to the post office for forwarding. Photo of the receipt with tracking number below.
12/26/24: I poured vinegar down the HVAC condensate tube and chased with water. The lanai and sliders will need a good cleaning when you arrive. I placed a lock box on the door for the cleaning person.
12/26/24: Punch out list & permit package on front porch. Paint cans in foyer. All ceiling fans inside are on. Checked all damp rids. Storm shutters on lanai are closed. Made sure the new front doors were completely closed & locked when leaving.
12/26/24: The mid guest bedroom smoke alarm is chirping, indicating the battery is low. Large ant pile on lanai next to the pool, reported previously. Leaves are still inside the pool cage from when the screens were damaged. Some have been blown into the pool and are on the bottom. Garage brace still in place on the garage door, the garage opener is unplugged.
12/26/24: Brought in an envelope that was on the front door when I arrived see photo below. The inside of the residence appears to have been cleaned since the last service call. The smoke detector on the foyer ceiling is missing. All of the ac air filters throughout the residence may need to be cleaned or replaced soon. Both ac thermostats have the heat setting turned on. The garage overhead door is temporarily removed. Portable dehumidifier upstairs read 51. Watered all the plants on the lanai. All storm shutters are closed except over the front door. Left the door handle on the front door unlocked when leaving.
12/26/24: The was a package at the front door, photo below. I brought it into the laundry room.
12/26/24: I watered 2 plants outside (1 inside) the hurricane screen out back and the 3 plants out front.
12/26/24: New walls have been installed in the parking garage storage room since the last service call see photos below. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The water heater room was partially submerged during the storm & may need to be inspected by a professional plumber before being turned back on. All ceiling fans are off. All storm shutters are closed.
12/26/24: I poured 4oz of vinegar down the HVAC condensate tube then chased with at least 8oz of water.
12/26/24: Made sure the water heater, range & ice maker were off. Heat setting on ac thermostat is currently on. The parking garage storage room is waiting on some new sections of walls to be installed. The alarm system is temporarily disabled. Client is addressing. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
