Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,304 service calls we have performed 27,897 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/4/17: Watered 3 plants on the lanai.
8/4/17: Workers replacing sprinkler heads have cut holes in your walks see photos below. Thermostat has no display, found it had no batteries. Put batteries in but system is not coming on.
8/4/17: Someone has been in your condo some furniture has been moved off the wall and the humidistat was set to 70%. The humidity is too high I moved humidistat back to 60%.
8/4/17: All sink and shower/tub drains taped closed with the exception of kitchen and master bathroom sinks, ran water in these. Toilets had toilet bowl cleaner as fluid and were covered with saran wrap.
8/4/17: Someone has been in your condo. The half bath and upstairs bath toilets had been used but not flushed/cleaned. The humidistat was set to 70 but the humidity is too high, I moved it back to 60%. Spot in ceiling see photos. Locked main water valve.
8/4/17: Locked water main valve. Moved the humidistat to 55% from 60% to help reduce the humidity level.
8/4/17: Visually checked car. Replaced AC filter as requested.
8/4/17: Visually checked car.
8/4/17: Removed all Damp-Rid bags, they were spent. Found 2 small open Damp-Rid containers and pellets in hall closet. I put these out in each bath.
8/4/17: Lawn is very long see photos below. AC ran and cooled during inspection.
8/3/17: No green light on generator, very faint. North side water valve was on. Safety gate to pool was open. Fridge we had a problem with still has odor but not as strong as 2 weeks ago. Alarm was not activated upon my arrival but activated upon my departure.
8/3/17: The toilet in the guest bath next to the electrical panel continues to run, I shut off water at wall.
8/3/17: Checked cars visually.
8/3/17: Removed Damp-Rid bags from closets couldn't find any others.
8/3/17: Drained water from system after water was turned off.
8/3/17: Fridge and freezer are not cold.
8/3/17: Ceiling in bedroom is drywalled.
8/2/17: Rolled up hose put on Lanai
8/2/17: Car cover is still in the same shape as before.
8/2/17: Artificial arrangement above kitchen sink, fell off wall, see photo below.
8/2/17: Grass and weeds growing in cracks of concrete and landscaping.
8/2/17: Pool cage in tack. Pool has algae growing on sides this can happen quickly in the summer especially after days of rain and no immediate attention to pool chemical levels. Photos below. Based on humidity levels I would turn the thermostat down a degree or two.
8/2/17: Gutter in back still unattached
8/1/17: Hundreds of dead bugs on lanai and some at the front door, see photos below. None of these bugs were found inside.
8/1/17: Bushes need to be cut back as well as weeding needs done.
