Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,304 service calls we have performed 27,897 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/1/17: Brought in service slip for pool from Howard's Pool, see photo below.
8/1/17: Replaced smoke detector battery.
8/1/17: Moisture building in guest bath even though humidity level is acceptable. Put out 3 Damp-Rid containers in that bathroom. Turned AC vent toward door and away from the wall where moisture has been building. Suggest we purchase a dehumidifier. Maybe have it drop shipped to me.
8/1/17: AC filter needs to be replaced 20x20x1
7/31/17: Pavers have weeds growing in the cracks.
7/31/17: Dry spot in front yard, see photo below. Window that was broken by golf ball not yet repaired.
7/31/17: Met Margaret Kennedy an son the flooring rep for measurements.
7/31/17: Stains on ceiling of mater bedroom, they did not appear to be wet, see photos below.
7/31/17: Swept hundreds of dead ants from bathrooms.
7/31/17: Pulled the modem's plug for 30 seconds then plugged back in. Waited until I had 2 solid blue lights.
7/31/17: Water is pooling around AC condensing unit at least an in and two in some areas, soon photo below. The entry door has water above the door sweep, water is slowly coming in the garage, not a great deal but could increase if the storm persists. Cover blown off pool heater could not find areas to secure so I put the cover inside the lanai around the corner protected by the wind. Water pooling in front screened area but away from the front entry door. Water main was on upon arrival, turned off upon departure.
7/31/17: Took photos from inside as it was pouring and blowing very hard. Bush/tree blown over, see photos below.
7/31/17: Swept up several dozen dead centipede like worms throughout the home, most from the tracks of the back slider.
7/27/17: Set upstairs humidistat to 45 to help reduce humidity upstairs.
7/27/17: Humidity levels are very high for a new HVAC system and the thermostat set to 77 degrees.
7/27/17: Set upstairs humidistat to 50 to help reduce humidity.
7/27/17: Started both cars and ran during the inspection.
7/27/17: Replaced Damp-Rid bags in car.
7/27/17: Found mildew forming on the bottom slates to the closet upstairs, see photos below. Cleaned up best I could with limited products. I believe this is an issue partky because the AC vent on the opposite wall is blowing directly on these doors and the high humidity levels in the past I found upstairs.
7/27/17: Hurricane shutter is not working, not going all the way up, see photo below.
7/26/17: Water main was on, ceiling fan was on in master bedroom. Put out trash containers.
7/26/17: Weeds and grass growing in stone areas and drive.
7/26/17: Alarm system went off, called client for direction on how to disarm. Weeds are growing thru the cracks of drive and pool pavers. Ran shutters up and down. Front trellis plant that had fallen over is re-staked.
7/26/17: Home still under construction inside, ran water flushed toilets where possible. Mold growing on concrete pool surrounding, see photo below. Had trouble with same shutter, goes up fine but won't go down without help.
7/25/17: Some weeds in landscaping stones and pavers, see photos. Some very dead weeds from last inspection.
