Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,999 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/4/18: Brought 7 palm fronds to the road for pick up.
7/4/18: I believe we can move the thermostat up a degree or to, what are your thoughts?
7/4/18: Lanai screen door screen is torn. Brought garbage countainers out to the road. I have a handyman contractor that can repair the screen as well as take a look at all of the hurricane shutter studs that are broken around the house in preparation for possible hurricane shutter needs the summer. If you would like for me to have him come by the price this I will.
7/4/18: Guest bath toilet tank leaking, shut valve off and emptied tank. Poured water in stool to keep trap wet. I can get John Davis to repair this toilet just let me know.
7/4/18: Screens are comin down, debris in pool caused by them coming down. I have my contractor coming by to give a price on repairing and fixing the screen door cylinder as well.
7/4/18: Both the back yard browning and weeds are much better. Ran sprinkler in back yard 2 heads seemed to be reaching all center areas. Back Left head against seawall is not rotating and points to neighbors yard.
7/3/18: I moved the dehumidistat up to 50 based on current humidity readings.
7/3/18: Call Ron appears to have not been mown for sometime see photos below. The AC system will not run as far as the handler I can’t get the fan to go in auto or the on position. However the outside condensing unit is running. Sliding glass door closest to the dining table was not locked. The pool level is at the top of the skimmer Port and should really be drained so the pump and skimmer can work effectively. I turned the water heater off at the breaker. I brought 11 palm fronds a 6 palm shucks to the front for pick up.
7/3/18: I water the two plants on the lanai. I turn the water heater, the dryer, and the range off at the circuit breakers. Thermostat back to 78° as we’ve had it set in the past.
7/3/18: There are several weeds in the lanai pool pavers, side wall pavers and driveway pavers.
7/3/18: Ceiling spot does not appear to be worse.
7/3/18: Sending mail because you received a Juror’s summons see photo below. Picked up 5 half eaten mangos under tree.
7/2/18: Turned the thermostat back to 85 based on current humidity readings and prior settings before the new AC system.
7/2/18: We are in the rainy season now all exterior plants look very good healthy no need to water.
7/2/18: You have what appears to be an armadillo hole in your landscaping right next to the water main shut off valve see photo below.
7/2/18: Sign on the door from pool guy power off to pool pump. Went directly to the electrical panel at all circuits were off with the exception of the four that had a gold sticker. This is exactly opposite of what should have been off/on. The thermostat was still set to 76, I moved it to 80. Items in the refrigerator are no longer edible. There is no real smell to fridge but it has been off a very long time. Many dead ants in the hallway leading to the Garage. The lanai ceiling tape is peeling, cracking and flaking. Master bath right side sink trap is leaking.
7/2/18: Watered 3 trees per written instructions on kitchen counter.
7/2/18: Garbage disposal leaking slowly. Spot on garage ceiling.
6/29/18: Move the car down from the neighbors carport and put the trickle charger to it and covered it.
6/29/18: Moved the car under carport hook to trickle charger locked. Found the front door unlocked, thermostat down to 76 degrees and bedding off bed in the master bedroom, no one around inside or out.
6/29/18: Could not find a lock to lock storage room.
6/29/18: Pouring down rain so humidity level is more than likely because of this.
6/29/18: I turned the dehumidistat down to 50% from 55% to help mitigate the humidity level in your condo.
6/29/18: Wooden gate not locked, I go out the back door each inspection so as not to have to unlock the gate.
6/29/18: The left side fence gate was open I closed it.
