Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,999 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/9/18: Items in the refrigerator are no longer edible. Many dead ants in the hallway leading to the Garage. The lanai ceiling tape is peeling, cracking and flaking. Master bath right side sink trap is leaking.
7/9/18: Watered 3 trees per written instructions on kitchen counter.
7/9/18: Ran water through exterior fridge door.
7/9/18: The pool has debris which looks like sand or dirt in the bottom of it I’ve taken a couple photos I hope you can see it sometimes reflection doesn’t allow it. The circuit breaker’s were all on him you have lights on the circuit breakers which would show they are tripped. I really can’t explain the fire alarm smoke detector or whatever went off that may be a question for the builder. The thermostat was set to 76 and read 76° the dehumidistat was set to on and the fan was set to on as well. You should never set the fan two on it should always be an auto as that’s the most efficient way to run the humidity is up in the home because it was set to on instead of auto even though it’s reading 76°. I sent it back to auto I put the dehumidistat at 60 and I left the setting at 76° as it was before. I’m should call back in line over the next 24 hours as it was prior to your company‘s visit.
7/8/18: test
7/7a/18: Lawn appears to have recently been cut but it was high when done so. There are some dry spots in the front yard it looks as if recently had sod put down but very dry. Back shed door displays so attempted access see photo. Door tie wrapped closed. While the humidity was low inside the home today I suggest a setting on the dehumidistat and 60 or below in order to inshore humidity levels do not rise one on occupied and no one there to realize. I found the front door deadbolt lock not locked, it was locked upon my departure.
7/6/18: Weeds in drive have browned from being treated. Home Defense Invoice in mailbox brought inside.
7/6/18: Ceiling spot in hall is getting worse based on last years photo as opposed to the photo I took todayRan shutters up/down. Front shutter will not come down electricallly, so I hand cranked down. Cranking all the way down by hand is hard and time consuming, in the future I will only run up about 5 ft. Several buckets in landscaping left by stucco workers, see photos below. Stucco work still not painted.
7/6/18: All fixtures in master bath are connected, cabinet doors are missing. Most all of furniture and appliances are back in place
7/6/18: Slow fill valve on guest bathroom toilet, should be replaced.
7/6/18: Watered both plants on lanai. Today I could not get the sliding glass door to the lanai to lock I tried several times.
7/6/18: Humidity level is very good.
7/6/18: Humidity readings are much better during the service.
7/6/18: Checked the attic and found no evidence a leak or moisture all appears normal.
7/5/18: Half bathroom toilet handle tends to stick you must jiggle it in order to get it to shut off. Put cart on charge.
7/5/18: Based on the past two readings in your storage room and the fact that the dehumidifier has more running each time but the minute he so high I would say it’s not working anymore. I checked the evacuation to to see if there’s any moisture in it and it’s dry. I think it may need replaced.
7/5/18: I turned the dehumidistat up to 50% from 45%.
7/5/18: Master bedroom right sink cold water valve leak slightly. Smoke detector at the top of the stairs tripping battery needs replaced.
7/5/18: Water is off at 2004.
7/5/18: Drained water from system after water was turned off.
7/5/18: Replaced upstairs smoke detector battery. Turned thermostat down to 80 degrees to help mitigate humidity.
7/5/18: The attic door was partially open, I closed it.
7/5/18: Upstairs humidity 58.4%and temp 80.1 degrees
7/4/18: Treated weeds in pavers and landscaping.
7/4/18: Lawn needs to be cut but is not excessive. Pool level is at the top of the skimmer port. The lawn company showed up to mow the lawn while I was here. The range dryer and water heater are off at the breaker. As well as the refrigerator which is mismarked in the electrical panel number 26 shut it off but it’s labeled number 28 as refrigerator. I also shut off the water valve for the refrigerator as requested.
