Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,999 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/24/18: Light mildew inside the Mercedes, I wiped down see before and after photos below.
8/24/18: Locked water main valve before departure. Small ceiling discoloration/leak in utility area leading to garage as reported before, see photo below do comparison. Weeds growing in the cracks of the lanai.
8/24/18: Pulled a Stanton Pest Control signed dated 8/19/18 out of the lawn. Went back to home after speaking with the client, no ceiling fans were on inside.
8/24/18: Something is digging a bit in the left side yard, appears to be an armadillo.
8/24/18: I ran the spa for duration of visit, turning off before departure. Removed Turmaster sign from the front yard dated8/22/18
8/23/18: I move the dehumidistat from 50% to 45% based on the higher humidity inside today.
8/23/18: The light mildew in the convertible is the same as last I notated. Smoke detector leading into the master bedroom is chirping battery needs replaced.
8/23/18: I believe the upstairs AC system is not working properly. The dehumidistat is set to on which should mean that the thermostats controlling everything. However it’s set to 78° it’s reading 80° and is blowing air but it is the same temperature as the room air . The humidity is above what I like to see it at I would suggest having the AC company come out look at it.
8/23/18: I did not run water in the sink within the master bedroom that has the trap leak. Many items still in the front den from the closet where the water was. I found the dehumidistat set to 40% I moved it back to the previous settings of 55%.
8/23/18: More dead bees upstairs.
8/23/18: No brown water from any fixture today.

8/23/18: Water is off at 2004. Did not run water in left master bath sink because of trap leak.
8/23/18: Watered the 2 plants on the front lanai.
8/23/18: I found both hall lights on when I arrived, must have been left on by HVAC techs. I shut them off. I cannot get the electric panel door open it is jammed shut.
8/23/18: It is my opinion the upstairs AC system is not working properly. The dehumidistat is On which should be working the system from the thermostat. The thermostat is set at 78° it is reading 80° and the thermostat says it is cooling and has cooling on which means there should be air blowing from the system of some kind. Image of thermostat and dehumidistat below. There is no air blowing from the system whatsoever.
8/22/18: Brown spot in front yard and right side yard no better from last report. Weeds growing on the lanai, I pulled the larger sized ones.
8/22/18: Weeds are very high in the landscaping. Small ceiling spot between dinette and ceiling vent that leaked last year. Main water valve drips once per 3 seconds much like last year, but I am assuming it stops over time as it did last year as well. Soffit water damaged in several spots around the home.
8/22/18: The ant infestation has gotten much worse, you have ants at the base your foundation on 80% of the outside of your home. They are running up and down the sides of the house I can’t see any ant hills. Inside the house along the front door wall and sore inside running up and down the scene where the wall and floor joint I couldn’t see much in the way of the other side of the house however they can be there and I just don’t see them. I believe it’s very very important you get a good pest control company to remedy the situation. If you currently do not have one I have one to recommend give me a call.
8/22/18: The pool level is below the skimmer port. The pool pump does have water circulating within it as I can see it through the sight glass.
8/22/18: Weeds have taken over the landscaping, photo below.
8/22/18: No kitchen appliances other than a new refrigerator. No kitchen sink or cabinets so I couldn’t run the water. In the master bath there is no sink and no tub to run water into. Unplugged garage door opener as requested. Replaced entryway HVAC filter as requested.
8/22/18: Mulch be pushed away from front downspout, see photo below. Some mail looks important, see photos below. All thermostats set to 80 and read 80. Meter readings: Hall thermostat off kitchen 42.2% humidity 82.2 temp; Master bath hall 44.2% and 81.1 temp.
8/22/18: Weeds and bushes need attention as described in the past two reports.
8/22/18: Took several photos sending via email. Picture board fell off wall.
