Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,999 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/1/18: Drove both cars to the gate and back. Contractor’s cleaning lady was inside home cleaning. Pics of car below. Water main was on upon arrival and departure. The lanai has weeds growing from the cracks and will need power washed. Photos below.
9/1/18: The full level is above the skimmer Port I would suggest draining to at least midpoint him for so that the system runs a little more efficiently. I found the humidity be high drive home in the main part of the home at 69% which is 9% above what I like to see it or use two different hygrometers they both were in the 69% or above range. In the secondary AC system area Emily is in the mid 60s which again is not really what I like it. I looked at the shelter because that particular hallway is not as high as the main part of the house and I see that the filter is really dirty and needs to be washed or replaced. It’s my personal experience and I drive had contractors working in my attic that ducting can be damaged/collapsed and not noted which would make your system possibly run Less efficiently. I haven’t any proof of that but it’s just personal experience may be a good idea to have the AC people out just checked the system over. I put the golf cart on charge and will drive it around next inspection.
8/31/18: Some more insect droppings in master bathroom just as reported last service call, I cleaned them up. I moved the dehumidistat down 5% to help mitigate the higher humidity. I found a water hose attached to your water main valve and your water main valve was on when I arrived. The community planted grass upfront and I’m sure they’re using that hose to water. However it was not being used when I got here so I tagged the water valve instructing "The water should be off when not in use". See photos below
8/31/18: I have not been able to get your AC system to come on and run I’m going to leave it in this position for now and check the rest of condos in your community then come back. When I came back the system was running and was down to about 56% both upstairs and downstairs. I set the dehumidistat from 60% to 55% help mitigate that early-morning humidity which was way too high upstairs.
8/31/18: Both toilet fill valves are slow to fill the tanks. Photo below of living room ceiling to compare against last inspection. Unless my eyes are deceiving me I believe it’s gotten a bit worse maybe we should contact property management have them check the unit above you.
8/31/18: I poured bleach down the HVAC line in the air handler closet.
8/31/18: Did not run water in the guest bathroom tub due to items stored inside.
8/31/18: Downstairs temp 81.4° humidity 48.7%. The upstairs kitchen AC system will not run. The humidity is higher up there than the rest of the condo and the temp went up 3° while I was there waiting for it to come on, it never did.
8/31/18: Met JB Henson to look at ceiling mold issue and carpet in the master bedroom.
8/31/18: I ran electric powered shutters up/down. The lanai will need power washed to clean the algae and mold from it.
8/31/18: I suggest we turn the thermostat up at least 3-4°, as the humidity average has been low the past several service calls.
8/30/18: I’m seeing what appears to be spots bleeding back through the paint or possibly mildew stains, see photos below.
8/30/18: Hall toilet handle sticks a bit, need to jiggle handle.
8/30/18: I found light orange mold growing on the ceiling of the master bedroom of all places. I’ve never seen this before. After more investigation I looked down at the rug that’s next to the bed and rolled it back to find orange mold underneath it. I normally don’t move rugs around obviously but the edges were light orange. For some reason there’s moisture building under that rug which probably now causing with the ceiling. As you can see in the pictures below the orange ceiling mold is so light it actually looks as if it’s a shadow until you get right up on it. I believe the ceiling is early enough that we can just have someone clean it, but the rug and carpets I’m not sure about.
8/30/18: I put the golf cart on charge
8/30/18: Water is off at 2004. Did not run water in left master bath sink because of trap leak. Replaced both Damp-Rid bags.
8/30/18: I put the golf cart on charge.
8/30/18: Drained water from system after water was turned off.
8/30/18: Upstairs humidity 59.5% and temp 79.6 degrees.
8/30/18: The lawn is long but not excessively long. Water main is on, I suggest it be off when not occupied. Water heater is on, I suggest it be turned off when home is not occupied. Debris at the bottom of the pool, see photo below.
8/29/18: Back bushes and trees have not yet been cut, see photo below.
8/29/18: Car cover looks good.
8/29/18: Hand pulled weeds around landscaping and lanai as rain began.
8/29/18: Brown spot reported in last report still in front yard.
